Great family get together for the holidays. The house is clean and comfortable - we were provided with a freshen up cleaning midway through our 10-day stay( and the garden is lovely to walk around in (we were even able to pick two breadfruits for our and salt fish. A+ location - We were within walking distance from the beach where we could enjoy the beach chairs and have a drink or meal at the charming neighborhood beach club/restaurant. Communication with the property manager was excellent - he was always available to help out and answer questions without being in any way intrusive (which has been my experience in other villas I have stayed at).

description misleading about the pool, it is shared with others rather than the property we rented, the property needs updating especially the kitchen and bathrooms no tea spoons was available, considering it sleeps up to 10 people, that was poor with the amount for the rental they collect they could more than afford to update it.

This was a wonderful wonderful place to stay. Chris went above and beyond to make sure that we were comfortable and had everything we needed. Property grounds are beautiful the decor is beautiful the house with the pool and the Jacuzzi bathtub was wonderful! I would stay here again! And thank you Chris who was our everything while we were there he was just fantastic

The facility itself is beautiful and peaceful. The manager was pleasant and available. Despite not getting hot water initially and hot tub not set up on arrival, he explained how to set it up so that we could have it before we departed. Other than that, it’s a great facility for time with friends and family. One of the highlights is the amount of space it provides for eating and sitting inside and outside. Bathrooms could use newer fixtures

This place has a great ambiance and the care taker Chris was so hospitable. I called his name so many times ,he came running never a hint of frustration, he had us feeling like one of his family members. We rented out the main villa in july 2022 for 5 days, my family and friend loved every bit of the experience. Villa IS close to the main town and beach which was a plus. THANK YOU CHRIS FOR YOUR COURTEOUS AND PROFESSIONALLY FRIENDLY APPROACH.

I would NOT rent this villa again. It's ok if you need a place to rest your head, then venture out for the entire day, but that's about it. The decor and the comfort of the beds were the only things that I would consider satisfactory. Internet was down so we're had no connectivity, and the big TVs they advertise were of no use. I requested chef services. Prop Manager said he would do the cooking as the advertised chef wasn't there anymore. Advertised one price per day, he charged me a higher price for one meal, plus cost of ingredients. The hot tub (which was advertised as an amenity) had no water in it. The lamps in the master bedroom were either broken or not working correctly. The accordion door on the master bath was broken. One of the sinks was backed up. One of the showerheads was taped together. There were no face clothes or hand towels. They advertise for 16 persons dining however they do not have 16 place settings in the kitchen. The worst part, I felt like I was being stalked while I was there. Micro-managing guests is not ok when they paid to stay in your establishment and weren't doing anything unreasonable or unknown. I communicated the plans we had for our stay ahead of time. there was no reason for the constant check-ins, attitude, and scolding from the property manager. I understand that you have a job to do, but knowing my whereabouts at all times, making it seem as if I was supposed to check in with you when I left or came back, and scolding me because we arrived late and/or had people moving in and out (when it had already been communicated to you, and you were aware it would be happening) is uncalled for and unprofessional. like I said... if you want a place for a big group to just rest their heads and/or go for a dip in a pool, this is for you. If you'd like quality hospitality and a place to relax and enjoy accommodations, this is not the place for you.

My family enjoyed our trip

Visiting another country is always stressful especially when you are not familiar with the area you are planning to stay. Patiently Waiting was a dream come true. It was everything i saw on the pictures and reviews plus more. The estate is absolutely beautiful and the caretaker, Chris, is second to none. Everything was clean comfortable and well organized. The pool and hot tub is amazing. Everything was great.

This property was absolutely amazing. Everything was exactly as it was described in the description. Our house manage Chriss was the absolute best. He had outstanding customer service and he was the most accommodating. I felt very comfortable with my stay there and with the gathering we had there. I’m just in awe with everything that this house had. We will be booking this house again next year. I definitely and appreciate Chriss, just the best. I would recommend this house to anyone you definitely won’t be disappointed. Five stars for me.

It was an amazing stay from the executive staff Betty Ann to Chef Chevie with such amazing not to mention the owner Mr. Appleton. The design and art set the stage not to mention the cleanliness of the estate and it’s amazing garden. Extended my staff for 2 weeks and rebooked for Christmas now what does that tell you! Loved the pool as well. Thanks to all.

The house was beautiful the staff was amazing! However the other tenant living on property (family member of the owner)was disrespectful to us and the staff, in the pool with his friends loud and belligerent and we were paying guest. There were times we couldn't get in the pool because that same tenant chose to have his own parties while we were there! Not a good look. The owner was very nice and I loved the property but the tenant living there made it very uncomfortable not only for us but for all the staff there as well.

Nice property that's poorly managed. The chef was fantastic. The meals were all delicious and he uses his initiative. The manager was not aware of our reservation, so basic essentials like toilet paper was not available on arrival, it was provided for us the next day. We had to ask that the pool be cleaned. Several family members got cut in the pool. We suggested that the pool be vacuum which was never done while we were there. There was no hot water in the bathroom for the 8 nights we were there. Getting towels and adequate utensils (dishes) were an issue. We were asked to turn off the A/C every time we leave the bedrooms which was the only place that had A/C and our refuge from the heat. The temperature in Jamaica was above 90 degrees when we were there. There were people loitering on a daily basis that were not workers or guest. This made us feel unsafe. All the issues and concerns were brought to the attention of the manager. It was never addressed. We would not recommend this property

This was a family trip we took this year to gather all together and this rental property was an amazing experience given the fact that we where in another country. The pictures does not give justice to the actual place itself. Everything was as is it and more. The service by Chris was above excellent and he was always there when you needed him. The staff kept the house and grounds extremely clean at all times, the location to the beach and Ocho Rios is absolutely perfect in distance. The ambience was always excellent. We will be definitely coming back right here for our next vacation.

Our stay at Villa Patiently Waiting was amazing. Only complaint is that we should have booked a longer stay. The property is very spacious and you dont run into any other guess, it's like we had the entire place to our self. It is indeed true to the website, clean and well kept. The staff was top class and checked in daily to make sure all is well. It was fun and relaxing all at the same time. Going at our own pace is exactly what we were looking for, and we got it. Thank you to Mr. Appleton, who checked in with phone calls to ensure we were pleased with the place. The staff was so much like very close friends. Chris who oversees the property is a tireless worker, always on the go, a joy to know and very accommodating. O'Neil, simple the best. Whatever we needed, O'Neil made it happen. Cleavy, the chef. Thank you for an amazing Sunday dinner. Junior, thank you for all you do. This will definitely be our first option when booking a return trip to Jamaica

I recently rented this property for a girls trip and It was great! Chris the property manager was very knowledgeable, kind and made sure we had everything we needed. He was able to help book us a horseback riding tour, visit a local craft market and more. Cleavy the chef was also AMAZING! The meals he prepared was delicious: brown stew chicken, cabbage and rice and peas. For breakfast, he prepared Jamaican and American food: Calaloo, saltfish and fry dumpling, chicken sausage, bacon, eggs and toast. He was so kind and humble and even helped ice, steam and wrap my ankle when i took a slight fall. I highly recommend this property. The home was clean & spacious, close to the local excursions, great pool and access to a private beach and with Chris and Cleavy you won’t be disappointed.

The pictures didn't do this luxurious villa any justice. It was way more beautiful in person. From the modern furniture, to the spacious rooms to the relaxing ambiance, it was truly worthwhile. Way

This was one of the best accommodation services I have ever experienced. From before my trip started, The Owner Alvin was very helpful with any queries I had without hesitation. Very lovely person and easy to contact if needed. On arrival of the villa we were greeted by the Caretaker Chris, Who was very polite and gave all the necessary information about the duration of our stay. Throughout our stay Chris was an absolute star, he gave 10/10 service. He went above and beyond to ensure all our needs and wants were meet to the best of his ability and always with a smile on his face.  We also had the pleasure of using the service of the Chef Cleavey. Such a lovely man, very welcoming also and his standard of cooking was excellent. He was happy to prepare what you wanted upon request.  The villa itself was superb, and at a very high standard, what you see in the pictures is exactly what you get. I had such a lovely time and cannot wait to book my next visit here again....  So Big Thank You to Alvin, Chris and all the staff at Villa patiently waiting.

My friends and I booked this Villa for my birthday celebration in Jamaica. It was our very first time visiting this beautiful island and we really enjoyed our stay at the villa. The staff onsite at the Villa were so accommodating and we felt at home during our 5 day stay. Chris, the caretaker was attentive to our every need and my stay was really remarkable. During our daily stay, Chef Cleavey prepared the most authentic Jamaican cuisine from Oxtails, Fresh Fish, Festival and Ackee and Saltfish. I would highly recommend using the services of the Chef which is more affordable than dining out. The location of the villa in Ochos Rios is within 15-20 minutes from major attractions such as Mystic Mountain, Dunn's River and local nightlife/shopping. A private beach which is accessible to the guests of Villa Patiently Waiting is located within 3-5 minutes of walking distance and is such a great way to relax and unwind. My friends and I will definitely book again with the wonderful staff of this villa and will visit Jamaica again very soon.

Staying in this villa for a few weeks with close family and a couple of friends was one of the most rewarding experiences of my life. The beauty, service, serenity and company was all I'd hoped for and could've wished for. I long to go back and will do as soon as time and finances allow. It was amazing.

So not long been back in the uk from a 3 week stay in the most beautiful villa ever! Honestly the pics do no justice, the location was perfect and we can not honestly speak more highly for the caretaker. The property was amazing. The pool was fantastic. I took my family on this vacation and the children could not stay out the pool when we were on site. We tried the hot tub and it was so relaxing. We have completely enjoyed our stay at Villa Patiently Waiting. The house is very spacious, nicely decorated and clean. The children enjoyed the pool and the ground. Chris the caretaker, the housekeeper and the chef were all friendly and nice. Would definitely use this facility again. Kereen

We stayed at this villa for our wedding in Ocho Rios. The accommodation in the villa together with the studio, cottage and s/c double bedrooms was easily able to host all our guests in the one location. The villa was spacious, clean and well equipped. The staff were polite, friendly, efficient and couldn't do enough for us. Tip: engage the services of chef Cleavie. He will come in and cook a hot Jamaican breakfast for you every morning and will even get the barbecue going to serve up his delicious famous jerk-chicken. The swimming pool and sun-terrace was the place for our family and friends to hang out. We also made trips down to Mammee bay beach which is five minutes walk away. Ocho Rios town is accessible by a short car journey with local attractions Dunns River Falls and Dolphin Cove on the way. This luxurious villa will definitely be the destination of our wedding anniversaries in the future. We have some special fond memories of this place. We can't wait to go back.
