We had so much fun. All the beachy things are a walk away. Parking was easy. The bikes were not all functional but we walked when they were not available.

Fabulous location. It comes with everything it says it comes with. However, the property (bedding in particular) was unclean. We had to rewash all linen, clean the bathroom and wash the bathroom floor before we could stay. The owner, though well intentioned and polite, experienced difficulty problem solving and maintaining the property. Both he and the property were quite exhausted. Though we loved the location to the beach, we can't stay at this property again due to the lack of cleanliness. We wish the owner all the best.

We were a minute walking distance from the beach, 30 minute drive to Disneyland, which was a plus for us. Wish we could’ve stayed longer! Thanks Dave!

The location was perfect. Across the street from the beach. Owner was very accommodating. We had everything we needed. My only complaint would be the noisy neighbors but that was expected and nothing to do with the property. (Young guys having a party a few doors down.) Overall, you can't beat the price for the location and size and accommodations of the property. I'd stay again!

Clean with great location. So close to so much. Great restaurants, small "dive" food spots that are operated with pride, night life, shopping, and The Beach!! All of your basics can be found @ the large, small place.

The Location was Great! The Property was dirty! The sheets on both beds were dirty! I reached out to the Property Owner and got no response. The Carpet was extremely old and stained. We have stayed at dozens of Properties in this area over the years and have never had this experience. Price was extremely high for this Property!

We loved the location of this property!! It was just a few steps to the beach and the neighborhood was wonderful. It felt safe and was quiet. It had some wonderful amenities such as beach chairs, a grill w/propane, a great patio and laundry available. While we knew from the pictures the property was older and a bit dated, we were surprised at the overall condition. It had very old carpet with various stains (always felt damp and dirty), filthy box fans, broken blinds and stained bedsheets. It could definitely use some TLC. The internet didn't work reliably, and parking was also a bit of an issue. While Dave did share very specific instructions about how to park (very tight quarters), we had one incident where we didn't park as close to the metal pole as we needed to which resulted in him yelling at us from his balcony in front of some incoming renters. We had been at the beach and didn't realize we were not far enough back. This made us very uncomfortable running into him during the rest of our stay.

Although the location, communication and free bicycle usage were awesome, the rental really needs some love. Carpet is pretty worn out and almost crunchy with bare feet. Holes in the walls, needs painting, bedroom door is delaminated, no ceiling fans, exterior holes in soffits/trim. It’s a perfect location and really needs new carpet or laminate, ceiling fans and some other inexpensive fixes that would make the rental far better. I left a day early because I just felt a bit grossed out by the old carpet. Beds are very comfortable.

The house was nicer than we expected. The host was great, the location is amazing. I would love to stay there agian in the future!

Second time at Dave’s place not expensive just great location if u want fancy then you will have to pay a lot more but if you just want place by the beach at great price this is it

The beach is super close by. My kids loved riding the bikes. So many beach toys for everyone. Kitchen had everything you needed to make family size meals. We grilled everyday with no issues. Laundry was a huge help. Dave was super communicative and available. Kids are already asking when we can come back.

If you want to beach, it’s 100 feet away. It has a great open patio to hang out on. Enjoy the weather.

This is our 3rd time staying at Dave’s place. He really worked with us to make it happen for our daughter’s graduation weekend A very relaxing weekend as always. We will be back:)

You really couldn’t ask for a better location. Mere steps from beautiful Newport Beach. The house is spacious too, beds are comfy, and the host has thought of a lot of extras. There was even a pack-n-play for our baby. Downsides: We had some trouble with parking and accessing the room with the boogie boards, beach chairs, and beach toys. Messaged and called the host multiple times with no reply. He only addressed the issues once I ran into him on the property. There were also only three beach towels, which isn’t nearly enough for a beach vacation, especially in a house that can sleep as many as it does. The house could use some updating and repairs here and there, and beware of lots of ants in the kitchen!

We enjoyed our stay at this property and it’s location to the beach is absolutely perfect! While this rental boasted a new kitchen and bathroom it was obvious upon arrival to not be accurate. This place is in need of updates and the carpet has got to go. With many dings, scratches, broken blinds that fell apart when touched, random screws in the walls, screens not in the windows and missing fire alarms. There was a time we tried to contact the owner by messenger and phone call with no response. Lastly there was not enough utensils for our family if 6 for a property that can hold up to 7 people. For the more economical price with this location; you get what you pay for!

We had a good stay at Dave's property, which is very clean and in a great location. Positives - --VERY good location (would be even better in the summer. We did not use the beach toys as it was pretty cold and windy during our stay) --everything was clean Negatives --Walls are pretty thin. Very noisy the first night as someone (owner?) was doing laundry - it sounded like tennis shoes clunking around in the dryer. --furnishings are a little tired and worn, especially the carpet --internet did not work, which meant that all of the (very nice) TVs were not working for us. --There is room for ONE car to be parked behind the property. While this space is effectively reserved for the renter and easy to get in and out of, any second vehicle is problematic as it needs to be parked on the street, where parking is pretty tight. To be fair, Dave says "parking for ONE car", just be prepared to circle and then parallel park on the tight streets if you have a second car or visitors. TO be clear - this would be the case for ANY rental property in this neighborhood. Just be ready for it. As an aside - we really enjoyed dinner at Mama D's Italian (within walking distance).

There is only 1 house between this rental and the beach. It's on the north side so it's much quieter at night and way fewer people on the beach than the downtown Newport Beach, but still a < 1mi walk to the pier. Also there is a lot of chairs, boogie boards, misc beach stuff to use in the house which is fantastic!

Great location. The property was clean and Dave was a great host, very attentive to our needs. The property was also bigger than I expected so there was plenty of room. The downside for us was lack of internet. It basically would work for a minute and then shut off which also meant that there was no TV in the bedrooms.

Super close to the beach. Awesome to have a outdoor shower. The boogie boards and bikes were great and save a lot of rental money on that. Unfortunately surf board was a little beat up but I'm sure customers don't prioritize taking care of other people's things. Place was clean. I would 100% stay here again and recommend to anyone.

We were overjoyed with how beautiful this home was and with the incredible proximity to the beach. You can hear the ocean waves crashing in while standing on the patio. The host was top notch and very accommodating. I will definetly stay here again next time I’m in the Los Angeles area.

For such a whirlwind weekend, we loved every minute of the beach house! We were walking distance from the beach and there was so much space for family and friends, to join us, if needed!

Very comfortable and roomy

Although the location was perfect for our quiet group (close to beach, quiet neighborhood ,) the property had problems: toaster oven caught on fire due to being dirty shower control was broken - hard not to scald yourself carpet at the beach is not a good idea laundry room was a mess beach chairs were outside - dirty and often wet balcony looked like it was coming apart head of queen bed was loose and banged against the wall fans and lamps did not work bedrooms were unappealing. The owner was friendly but the place needs work. I would love to stay in the neighborhood again but at a different address.

My family stayed here with a big group of kids 2-17y. They all had fun! We had everything we needed for fun beach days. The teens boogie boarded and the kids built and castles. It was a quick walk to the beach you didn't even need to put your shoes on. It was great! I do wish there was a broom in the house. I could not find one and we really needed it to clean up .

You can't beat the location of this property. The property could use some updating, but the location is stellar and the host Dave is very kind and helpful.

Location is perfect and we had a great time. We want to come back with all our kids sometime soon. We really enjoyed the bikes and all the beach equipment.

We had the best time staying at Dave’s place. He was a wonderful host, even installing a portable A/C unit because of the heatwave Check in was flawless and Dave provided recommendations for things to do and places to eat in the area. The home was clean and comfortable and the location to the beach could not be beat!! We loved our stay here!
