Food under couches and under furniture. Toilet paper roll broken in one of the bathrooms. Several broken slats on outdoor furniture. Floors sticky and very dirty. Hairs in showers. Pots and Pans are very old, and not enough utensils for 12 people. No mixing bowls - I ended up leaving mine for the next guests. Also too much decor/clutter on tables but that is minor. Honestly, it's a beautiful view from balcony and the kids loved the lazy river and slide. We have stayed at several phoenix locations for years and this is by far an older property and not well maintained. I would not stay at this location again. But we made the best of it and had a great time on the beach and by the pool. I feel like the owners need to go in an do a revamp on furniture and kitchen needs.

Overall great! Only thing was cleanliness of property when we got there. Food was left on living room carpet and past rental items left under furniture.

We fully enjoyed the beach location and the views from every room. Also important is the fact the condo is right across from 3 supermarkets and most of the restaurants in the area. You can walk over. Lazy river and two large hot tubs were great after the beach. Nice dishes and pans for cooking ok but no condiments. I wish I’d brought more basics with me-toilet paper, dishwashing soap etc.

We couldn’t have been any happier. The location is perfect, the condo was as advertised. We will definitely be back!

We’ve stayed in several condos in Orange Beach, and our family believes Phoenix Orange Beach is hands down the best complex on the beach. You get all the great views, lazy river, and indoor pool/hot tub, along with the convenience of having everything you need within walking distance across the road! Grocery stores, several restaurants, Starbucks... all just across the road. This unit made for a wonderful stay. Every unit that we have stayed in through Phoenix Vacation Properties has been awesome.

Everyone in our 8 person party was impressed and loved all the space this condo provided. As two combined families, we needed plenty of space. This corner unit had amazing views and the balcony was so nice to sit and eat breakfast or sip a glass of wine. SOOOO convenient to have a parking spot on the third floor. Would love to come back again!

It would have been nice to have more starter supplies — toilet paper, paper towels, detergent, salt and pepper, etc. We arrived late and tired! The indoor pool, hot tub, and lazy river were perfect for the younger kids to play in for a change of scenery from the beach. The only constructive criticism we can offer the owners is that the floors should be deep cleaned between each stay and some of the nic-naks could be removed from the tables to provide a calmer setting. It seems we broke a lot of "rules" while we were there. We tried to get a parking decal when we arrived but no one was at the desk. The next day around lunch, one of my daughters was stopped at the gate coming in from the beach and was told she needed an armband. First we had heard of that. So she went to the room to get her money for the parking pass and then was told she needed her ID. Another trip to the room. Then my other daughter was stopped and she went to the desk to purchase both of our parking passes and was told she couldn't purchase mine because she didn't have my ID. The next morning we heard a knock at the door and we were asked by the guard to move two small beach wagons from the hallway. The hallway is huge and there was only one other couple on the entire floor. We also put our tent up too close to the water, but that's not on you guys I know. We just had a few laughs about being such rebels, when we are the most boring people in the world. It would be easier to swallow it all if our condo had been clean. The doors on the cabinets, especially in the bathroom were very dirty. The corners in the rooms and baseboards were dirty. The sofa was uncomfortable as were the beds. After folding back the quilt on the bed, which I'm sure isn't washed between visitors, there was only a sheet on the bed. Hard to know when the blankets in the closet were washed last. There are too many choices down there, and I paid a LOT for this condo and I need to be really impressed with the cleanliness, the bedding, and the staff.

Cleaning crew didn’t do a very good job: Dryer lint trap was full , master shower had mold/mildew. Door to balcony was VERY VERY hard to open. A work order had been submitted to building but they haven’t fixed it. Frig was missing a shelf and drawers fell off guide. Won’t rent this one again.

The condo is nice , but needs some repairs. Torn bedskirt, linens did not smell fresh, (especially pillows and the ones in my bedroom were flat), paint issues and some of the upholstery needs repairs, one of the commodes doesn't flush. We liked the amount of seating in the den area and the decor was nice. The children enjoyed the lazy river and pool slide. Chairs around the pool were adequate and we liked the close access to the beach.

Nice condo at a good 3rd floor level. Liked the seamless no check in or out. Charlie was good to work with and we added an extra day which is an advantage in OB vs Destin we've found.

What was not to like!! We had a fantastic time and can't wait to come back!

There were two broken lamps in the bedroom, broken glass underneath both beds in the same room, a shelf pulled off the wall, electric outlets that you could only use the bottom plug, so you couldn’t plug lamps in if you were using bottom plug for something else! The floors had not been mopped, and the baby crawling around on floor had black knees and feet five minutes after we got there! One bed seemed to have not had clean linens on it! When they tell you the cupboards, cabinets, under sinks , etc., are bare, trust me, they were! We enjoyed being on the third floor with parking on same floor! Beautiful views in this condo! We thoroughly enjoyed our stay here in spite of everything that was wrong! Glass sliding doors were very hard to open, but at least the little one’s couldn’t get out! We loved the built in ice maker! It really kept up with our needs! We loved the poly wood patio furniture! Very nice! We felt the price, just under $10,000 for a weeks stay was astronomical, and we will not do that again! We have been coming to Orange Beach for over 8 years, and have always stayed in the same condo year after year, but we waited too late to book for this year, and it was booked, as was the rest of the units, forcing us to go elsewhere! Having said all of this, we would stay here again if our other place was booked! Condos location to restaurants and entertainment is excellent!

The beach is too crowded because of the number of apartments using such a narrow stretch of beach. Renters not renting umbrellas were allowed to put up structures that totally blocked view of the ocean. Lazy river area not sanitary. Overall experience just ok.

We did not have far to go to the beach. The staff was friendly and helpful. Being able to park on the same floor made hauling our bags so much easier. In particular for me there was great noise control, couldn't hear anyone in the hallways at night or above us. Great location, 3rd floor made leaving for the day easy as there was direct access to our vehicle in the parking garage. Short elevator ride one floor to gym and two floors down to beach and pool. I would highly recommend this condo!

Convenient to everything

The condo was very nice. Perfect location on the beach and close to everything. We will go back!

This is a great property for a large group. It was one of a few that had the exact sleeping arrangements our group of 9 needed in order for everyone to be comfortable and not too crowded.

Loved the size of the condo and beds were comfortable. The view of the beach is awesome!

My family gathered from many different cities for this vacation that we had been planning for months. This beautiful unit was big enough to accommodate all of us (9-11) comfortably. Can’t wait to come back!!!
