This property is huge with four good sized bedrooms. There were 8 in our group, 6 adults and two children. The bedrooms each have a king size bed, we checked that there was extra beds for the children - one ages 13 months and one aged nearly 6. There was a baby cot available but not really the standard I would have expected. More suitable for a small baby than a 13 month old Western baby. There was no extra bed for the other child only a couple of floor cushions and no bedding- again these cushions are normal for Asians to sleep on but not Westerners. The downstairs living area is huge so plenty of room for everyone. The kitchen is adequately equipped for short stays. The outside space and pool is a great area. We had Christmas dinner outside next to the pool. Location is great, far enough away from the hustle of town but only 5 minutes to shops, beaches and restaurants. $200 for cleaning fee is way too much in a place like Thailand especially when there is no mid rental clean and/or linen change. Houses in hot humid countries do not fair well when not being used and this house is no different. It would benefit from regular airing and some maintenance.

Loved this Villa. Tuscan style and on an elevated plot with Ocean Views. The pool in the back was another nice touch. We didn't want to leave the Vilka during our stay! Mario next door was very helpful with any questions that we had.

We stayed in the Tuscan Villa July 22 to July 29. The house is large and our group of 8 adults and 3 infants had plenty of room in the first floor gathering places as well as the garden. We also used the sizable pool. The bedrooms are large with in-suite bathrooms whic is excellent for privacy. Kitchen is adequate we used only the cook top , microwave and the grill. We could not use the dishwasher because we could not find the detergents for dishwashers in the local supermarkets We also had some minor problems some of which are totally out of the control of the owner- we had two power failures during our first two days. First night one of the 3 phase wires coming from the main lines to the local transformer shorted out and left us without power for the night. Which would not have been too bad except the power also shuts down the water system ( the house has an on demand pumping system rather than having a constant pressure tank thus no showers, had to bring in water from the pool for flushing the toilets )and without screens on the windows we had to keep them closed to keep the mosquitos away which made it a very hot and sweaty night to sleep. As luck would have it the second day a bird flew into the same transformer wires and shorted them out again. Fortunately this was an easier fix and was fixed in an hour. Our third problem was the failure of one of the water systems which supplied the second floor bedrooms and half of the first floor. Next door neighbor, Mario, was very helpful and got the water system fixed by borrowing material from his own system in about two hours at night!! Other wise the Villa is very nice has good views and responsive caretakers. In the dry season it would be a great place to relax for families.

Our family enjoyed a lot of our three weeks vacation in the 'La Roccia' - villa. The furnishment is high class giving a charming atmosphere. Naturally it was tidy and in good shape. The pool, the jacuzzi and the icemaker made an extra luxury for our stay. It was great to eat the fruit from the garden's banana and papaya trees. The shopping centers; Bluport and Market village were only 6 to 8 minutes from the villa. There is a local taxi company which took us and picked us up where we visited. A part of the family were golfing. The nearest Sea Pine Golf and Banyan Golf courses are only 5-10 minutes by taxi. The surrounding is peaceful and has a magnificent and friendly neighbour. The villa is big and it is though natural that some minor problems occur. The problems were solved instantly and they did not bother us. We have recommended the villa for our friends already. I assure that it is worth of experiencing. Our grown-up children enjoyed the villa and it's luxuriousity as well as our grandchildren.
