Great times at this space!

Great weekend.

Waking distance to downtown, lots of space for group to spread out in house, and nice large kitchen to organize meals. Still enjoyed our weekend, even with less than ideal conditions for skiing.

This is a unique property with lots of different gathering options--outside, in the game room, in the living room, etc. Plenty of space for 7 unrelated adults to hang out together and have our own rooms!

The place was pretty neat. Had an old time feel to it but was great. It was nice having the industrial range in the kitchen to cook on. Especially with 15 people to feed. Was pretty cool having all the rooms with mini suits in them. Just an opinion but i think a mini fridge in each would be perfect. But all in all. Great stay.

It was a great place to stay. Every family had their own private suite. David was alway quick to answer our questions. A little problem with the heat in one of the areas but the space heater met our needs.

Stayed for a weekend with some friends. This place is huge. Lots of space and bedrooms. Perfect for what we needed.

Group of 16 down for a weekend of golf. David was a great host and we can’t wait to come back next year.

Unique house located near a very interesting downtown. Everyone enjoyed the heated pool and hot tub. Kids really liked the ping pong under the pavilion and we all enjoyed fire pit at night. Coffee in the morning on the porch was a great way to start the day. We had a few hiccups but David (the owner) made them right in the end.

Great property. Great stay. Everything was perfect! So close to town for walks to get coffee or drinks. Pool was warm and wonderful!

My family rents VRBO properties each summer for our annual reunion, and this one was the best by far! The privacy of each couple or family having their own bathroom and bedroom was a godsend! There is also SO much to do—swim, hot tub, ping-pong, air hockey, darts, bike rides, firepit night, walks to town—even the middle schoolers weren’t acting bored. ;) The house was very clean when we arrived, and the owners were very friendly, communicative and also addressed some issues (smoke alarm malfunction & lighting) right away so we could fully enjoy our stay. The kitchen is also AMAZING for cooking family meals, which is something we’ve had a hard time finding in other rental homes in the past. The only suggestion I would make is to label the light switches on all the floors. There are 32 switches in the dining room and kitchen alone, so it was a constant mystery trying to figure out how to turn lights on and off. We enjoyed this property so much that we are booking our stay again for next summer!

Our family of five siblings and spouses with each of their own families stayed together in this home. The Commons spaces were large enough for us all to be together while we were also all able to retreat to our own spaces for the evenings to sleep. The location was within walking distance of downtown. Which was awesome due to the local food festival we happened upon. The hot tub was excellent and the pool was fantastic. We didn’t realize the pool had a heater and next time would definitely utilize that! The kitchen was well appointed with everything you could need. Grocery and liquor store nearby. Those of us that were hikers and runners enjoyed the proximity to the mountain. We would definitely recommend!

So much space, the pool area and game room made the weekend perfect.

We stayed here with 6 couples as a family reunion weekend. It was great to have our own space for each couple since some of us have kids. We used the pool a lot and very convenient to get to holiday valley and down town. Would recommend.

We had a group of 18 guys that got together for a golf outing and this was place was the perfect host. The amenities matched the description, directions for every item was provided, and the place was spotless and meticulously cleaned when we arrived. There was plenty of space for everyone, 10 out of 10 and we would all absolutely stay again.

The house was perfect for our weekend celebrating my daughter's 30th Birthday party. Having the game room and pool was perfect for our celebration.

Very Good. Each family had their own bedroom suite and we all enjoyed time in a large common kitchen and dining room, and outside back porch. The pool which we could heat to a comfortable temperature was used every day and had a campfire each night.

This was such a great stay! Definitely recommend for a large group of people! We had a group of women for my bachelorette and that house had everything we needed! Would come back again!

Multiple separate rooms allowed for privacy of different groups. Good location, as we walked to town for dinner. Would go back again!

The property had a lot of old house charm and a great layout, plenty of space for all. Large kitchen with plenty of storage and space for groceries. Back suite area with bunk room for all the kids was great. The game room and hot tub was also a nice perk and space to hang out. The location was amazing between town and Holiday Valley.

great getting 6 bedrooms

Our experience was flawed by our inability to use one of the bedrooms due to a gas leak, and by the intermittent pipe banging that went on all night long. When that is happening, the boiler needs attention, and should have received it prior to our arrival. We were forced to relocate to a hotel, which interrupted our holiday weekend. Not happy about it.

Four family group with kids from high school through college, group skied, Friday, Saturday and Sunday. Great place to get warm and make meals. Easily slept a large group. Plenty of bathrooms hot tub was great at the end of the night. Game room was a bonus gave the kids some place to be in the evenings will most likely rent again for next year trip.

Great location and lots of room. We loved the location, close to both Holiday Valley and restaurants and shopping in Ellicottville. Parking was easy. Would definitely recommend staying here.

The property was fantastic. It’s a short walk to the ski resort and town. We were there to spend time with our son who is being deployed and what started out with 8 of us quickly turned into 20. All of his cousins showed up and we had space for every one of them. The place was perfect! I highly recommend this place.

The family enjoyed our stay for the thanksgiving holiday. We hope to return again for another visit.

This property is halfway between our family in Indiana and Boston…. The location is wonderful ….walk to the great town of Ellicottville with many good restaurants…near golf and many other outdoor activities … The house is great…we were 12 Adults and two little ones…plenty of sleeping space…great kitchen…wonderful big porch, we ate out every nite….big play area outside with games and inside game room…hot tub.. The best part was the Pool…we spent lots of family time together every afternoon in and around the lovely pool… All and all a great vacation house…we intend to return next year with a couple more family members… Highly recommend!!!

This property was one of the most unique set ups we have ever booked and it was perfect for our multi-family vacation. Each room was more like it’s own private suite which provided privacy and alone time when you needed it, but the common areas of the house were set up nicely to allow everyone to get together too. The amenities, pool, game room, hot tub, yard, fire pits etc… allowed for a lot of days of just being at the house. The kitchen was huge and had all the cooking equipment we needed, complete with 2 sinks and 2 dishwashers which was key with so many people. The location was just a short walk into town for ice cream or drinks, and there was abundant hiking and mountain activities too. But honestly our vacation was mostly spent at the house because there was so much to do and it really catered to our needs. We really enjoyed our vacation here and would book again should we ever head out this way again. The owners were responsive to questions and have done a great job creating a real fun and welcoming rental.

The main reason we booked this property were the outdoor pool and hot tub which were well worth it. The pool was heated on our arrival and warm enough for the kids to swim in even though it was only in the high 60s to low 70s outside. It also retained heat well overnight. The hot tub was excellent and easy to use. Also heated quickly. The plethora of towels for daily use was a nice surprise. There are tons of games, DVDs, and another awesome feature was the air conditioned garage game room. The fridge in this space was not cleaned and pretty dirty on the inside but thankfully we didn’t need to use it. A few cons are the outdated decor and odd lighting placement but that’s not unexpected in a Victorian home. All the rooms had window AC units so we were comfortable. A couple areas for improvement: the main stairs are fairly unstable and not supported properly. Bumble bees have also tunneled into the wood of the covered porch and wasps have made a home in the outdoor electric outlets. The ovens also do not get to temp quickly (takes 30 minutes or so to preheat) and we could not figure out how to get the ice maker in the freezer to work but that wasn’t a huge deal to us. Overall a very enjoyable experience and the kids ranging from age 2 to 14 had tons of fun. We would recommend this for families for sure.
