Great location right on the beach with nicewaves to surf. Property manager/owner Jim was fantastic! Very friendly and accommodating. We will be back

The apt lacks maintenace and proper cleaning. The front door opens with much difficulty. It locks, but it is not secure. The floors were wet and slippery from the ocean spray coming from the opened balcony doors. The kitchen ceiling had two water leaks from the rain. The owner had motion sensored flood lights in all rooms, and it took us sometime to figure out how to turn these off. The couches and decorative cushions are old and had a bad odor from high levels of humidity. The beds, sheets and pillows were humid and had same bad humidity odor. The ceiling fans had a crust of dust build up. Although the owner was pleasant and welcoming upon our arrival, he stopped responding to our requests for assistance or information regarding lights and kitchen utencils. The drinking glasses and available forks and knives needed washing before use. We were suppose to stay for four nights, but due to a late flight into San Juan on Thursdsy, we arrived on the second day on Friday. We stayed only the one night and left Saturday by 10: a.m. Due to the unsatisfactorial conditions of the unit, we are requesting a refund for three nights, Friday, Saturday, and Sunday.

The beach was gorgeous and the penthouse view of the beach was next level. Small caveats are that we mainlanders are spoiled by ac which is not available beyond the bedrooms. That took some acclimation. Additionally, wifi was hit or miss so we ended up tethering to our phones for any significant wifi needs. That said, it’s a gorgeous and relaxing way to spend some time. We don’t surf but enjoyed watching the locals do their thing and listening to the waves crash to shore day and night.

As far as Rincon goes, you can't beat Sandy Beach and this property is right in the middle of it just feet away from the water. The penthouse is rustic beach chic in all the right ways. The kitchen gave us a lot of flexibility w/ dining (esp w/ the kids) but there's also a nice charcoal grill/bbq area in the courtyard that we used a cpl of times for burgers and dogs and a surprising amount of dining options nearby. Courtyard area is great for hanging out and there's an outdoor shower for rinsing off after hitting the beach. Jim- the owner- was great and went above and beyond. All in all, it's a great deal for what you're getting and the perfect place for a chill getaway/hideaway. We'll be back!

The home is great, the backyard is great, the beach is great , Rincon is great. We’ll be back. Super fun experience!

The penthouse was the perfect size and location for our family of 4. There are restaurants and surf rentals within walking distance, as well as a shop for basic supplies (ice, etc) The property is beautiful, the view looked just like the pictures and the other guests staying below us were quiet which made it peaceful at night. The beach out in front was not ever crowded and the sunsets were beautiful! We cooked on the charcoal grill outside which was fun. The penthouse was super clean, spotless actually, the cleaning staff is superb! The apartment itself could use a little update, the master bathroom sink knobs are broken, so no hot water in the sink, but the shower worked just fine. The a/c in the bedrooms was awesome, a saving grace because the rest of the apartment doesn't have a/c, so it was very toasty in the main living area, which again wasnt a huge deal because we were outside all day, but we all gatheredin the master at the end of the day just to get a break from the heat. I liked the location, easy to hit all of the main spots on our list!

We watched sunrise and many sunsets. Waking up to the beach, view and go for a swim just a few feet away was truly amazing. We stayed in the penthouse... would definitely stay there again. Restaurants and shops nearby...very convenient. El flamboyan restaurant has amazing food and drinks with amazing staff that made you feel at home.

Great location right on the beach with all the amenities needed for a peaceful and relaxing stay near Rincon. Property manager was extremely responsive and the beach was only steps away from the property. Make sure to take a walk along the beach to search for sea glass. A nice souvenir to take back with you.

Perfect location to relax and enjoy the beach. The view from the balcony was beautiful. Short drive into town where you can get groceries, eat, shop, etc. Would definitely stay here again.

We had auch a lovely time staying at Pelovan Point. Our view was atunning and sleeping to the qaves crashing was magical. We were in shory walking distamce to great food and drinks, we had everyrhing we needed and Jim was readily available to answer questions. Wr loved everything avout Rincon, especially the people and we ca t wait to come back and would gladly stay here again. It was jist the two of us but this place had plenty of room and sleeping accommodations for more :)

Wow and wow! My girlfriend, myself and two friends had just the best week in Rincon! Jim was a fabulous host got us anything we needed which wasn’t much because this place rocks. All you really need is to be there, the view does it all, the beach excellent, people great I can’t say enough except we’ll be back as soon as possible…and stay longer;). Excellent location and very spacious

Pelican Point was everything we hoped for and more. Spacious accommodations, queen bed in the master suite, with 2 twins, and a bunk bed in the guest room. Air conditioning in the bedrooms was excellent. The courtyard had everything you need. Hammocks, lounge chairs, Adirondack chairs, outdoor kitchen? Covered seating for dining or visiting. Then there’s the beach. We visited many beaches in the area only to find so many of them with rocky conditions. This beach is true to its name…. Sandy Beach! You know it’s good when you have so many locals visiting! Last but not least was the attention Jim gave us. He was so prompt and thorough with his replies. Like we were the only people in the world. He gave us great directions, great food options, and responded to our every need. We look forward to visiting again. Hopefully soon!

We spent a week touring the island and after our stay in Rincon we wished we could have spent more time there. The property was perfect, suited my family well. Everything was clean and comfortable. The view was amazing, the beach was great and the amenities in the outdoor area were thoughtful and fun. Would definitely stay here again.

Pelican Point is amazing. It’s right on the beach. No need to take your own beach chairs they have them for you. The outdoor shower was very useful with the bar being next door. We would surf, quick rinse in the fresh water shower and straight to Tamboo bar. Everyone was so friendly and helpful. We will be back soon. Also the bar closes at 9pm every night so it’s not loud. Across the street is a late night bar if you are looking for a good time beach vibe after 9pm.

We stayed in the Penthouse, which has a wall that opens up to the private balcony overlooking the ocean. It is totally magical! The water is breathtaking. This place is literally beach front. Jim is fantastic. We will be back absolutely.

Everything about Pelican Point is incredible. We cannot WAIT to return!! All of us (all age ranges) fell in love! Jim was the BEST.

My husband and I along with our 4 daughters vacationed here at Pelican Point and had such an amazing experience! Check in was easy and the views were beautiful! You are just steps away from the beach that’s family friendly! We enjoyed watching the beautiful sunsets and searching for sea glass! We couldn’t have asked for a better location, hospitality, and experience! We will definitely be back!

Stayed for a long weekend with some friends in the penthouse. The property is spectacular, right in the middle of sand beach, and equipped with everything we could have wanted. Jim was an excellent host, offering great recommendations and making sure we wanted for nothing. Will definitely be looking him up next time I’m headed to Rincón. Cheers!

Smooth booking, good communication and an excellent location made for a perfect stay. The property owner also went out of his way to help with any issues / questions.

My family came down for a surfing trip for a week. This property is in the perfect location. It has everything you need and was super clean upon check in. It’s not luxurious but it fit our needs perfectly. We spent most of our time on the penthouse apartment balcony which is wide and has a great view. We had a couple minor issues which the property manager, Carlos, took care of immediately. He is a great asset and gave us good local recommendations. There is a nice little point break just to the left of the property and another beach break right in front. There is also a board rental two doors down. This is a short 5 min car ride over the point to the other breaks on Rincón. Sandy Beach has plenty of places to grab a bite and a mini mart within walking distance. I wouldn’t hesitate to stay again especially if we had a large group and could rent all the units.

I’ve been coming to Pelican Point for 12 years and it’s better now than ever. The management is continually improving the house and yard. The new furniture is perfect for a nap after a long day on the beach. I would rate this property 6 stars if it was an option. I will be back.

5 of us went down for a long weekend to relax and surf. The penthouse could not have worked out any better. The location is perfect, next to a beach bar and steps to the surf break. The view from the balcony is unbelievable, spent most of our time sitting there just admiring the view. Easy check in and check out, owner Jim answered all our questions and Tito was around to tell us everything we needed to know. Would highly reccomend. We will be back!

From the very beginning, the owner and operators were more than accommodating as we had an unconfirmed number of guests for a birthday weekend in Rincon. The property was amazing with beach access in the front yard, and a location that can't be beat, just steps from bars, restaurants and one of the most popular beaches in Rincon. The property managers were very friendly and were available to facilitate any/all requests from our guests, from catered dinners to transportation. I will DEFINITELY be headed back to Rincon and would encourage all to check out this property.

Beautiful home in ideal location. We rented the Penthouse suite and it was breathtaking. Jim was responsive and made the logistics easy. And Tito was a phenomenal onsite resource and helper (including grilling and preparing the fish we caught one day!). Highly recommend this location!
