It is all amazing, great rooms, great views, perfect size for 12 adults. A minor mishap with the cleaning service from the previous tenants but was solved relatively quickly. Would def stay there again!

We spent 5 great days at Hamilton’s house with a large group of friends for our annual ski trip. The house is very spacious and tons of room for everyone including bathroom space. High quality hot tub (admittedly I’m a hot tub snob and this checks the box) and great location near park city and canyons. Awesome views from the living room and hot tub. Parking is very tight - 4 vehicles max can fit in the garage/driveway very tight. Plan accordingly. Would definitely return.

This was an excellent choice for our family, who traveled from all over the country to attend a wedding. Plenty of room for all of us, and private bathrooms for every bedroom were a hit. We had a little trouble with temperatures - some upstairs bedrooms were very hot at night, basement bedroom was cold. We figured out vents and discovered an upstairs thermostat that helped, but the master bedroom stayed cold. Other than that, we had a great time and had everything we needed. Communication with property owner was quick and friendly. We would stay here again.

We love this home and the location - plenty of room for all 12 of us and very nice floor plan. We stayed here a few years ago and look forward to returning. Thank you for such a nice vacation!

I have to agree with recent reviews… the property has a great layout and we loved the location … however the hot tub was never repaired after the previous review, there was broken glass and dirty laundry left at the hot tub and generally the unit was shabby and in disrepair

Lots of space, rooms & beds, but cleanliness was substandard. Beautiful outdoor deck with table and chairs and grills, but table had probably not been cleaned in at least a year. Scrubbed it with cleaner twice and still couldn't get all the grime off. Grills were similar. Big hot tub below, but there was broken glass on the floor next to it. Interior was cleaner, but still a few issues.

The house had a nice layout but the dryer didn't work, the handle on one of the bedrooms was not on, one of our guest was stuck in the bedroom (left there phone downstairs) for a while until someone let them out. There was no handle on the door going to the hot tub in the basement, we did find it and put it on ourselves in order to get outside. The hot tub only one seat of the jets worked. The dishwasher always wanted to fall out of the cabinets everytime you opened it. You could not open the sliding glass door to go out on the deck with out muscling the door shut, there are mouse traps in the unit. Again the house was a nice set up but the place is run ragged,

The location of the home is great. Close to the highway, restaurants, and grocery store. But when we arrive the keypad to the front door was not working and had no access to the property when we arrived which was around 7ish pm. We had to wait for about 1.5 hours and given the fact that we had kids and a baby it did not help the situation, but the owner did communicate and try to get a locksmith and try to do his best As far as the home the cleanliness was not good. The carpet was dirty, all furniture was scratched up and it look old. The bench of the dining table was very loose and we found out by one of our family sat down and the top came off and he fell to the floor. The TV's are old and hardly any channels to watch. The house is plenty of room for big family but the house does need an upgrade

Large house with plenty of room for 5 couples. Great location. Great view from balcony. Loved the old school video games and foosball table in the basement.

The home was nice and in a very convenient location - only 10 minutes from Park City mountain. We skied 3 days there and 1 day in Snowbird, which is ~45 minutes away. The house is very large and has bathrooms for every bedroom which is great. The kitchen and dining room worked well for large extended family meals. Two living areas - one on main level and one downstairs which is more of a gameroom which the teenagers loved. The room with 6 single beds worked very well for our group of 6 kids.

Our stay at this place was amazing. First, the pictures in the listing do not do this place justice. There are so many windows in the living room and kitchen, which allow for a ton of natural light and great views. Our party had a total of 12 adults (4 couples and 4 singles) and there was more than enough space for all of us to sleep, shower, hang out, and unwind without being on top of one another. There was also plenty of silverware, cups, and dishes to handle all of us. The owner was very easy to get in touch with anytime I had questions. We would definitely stay here again!

House was as advertised. Not on slopes but very convenient. Great amenities for kids. Every bedroom has their own bathroom. Bunkroom large enough for a family of 6. Would definitely reserve again.

This was a great property. Each bedroom has its own bathroom. The gathering paces were large and comfy. Our children loved the game room. The arcade games and Wii were so much fun. There was a little disappointment because the photos showed a ping pong table but it had been switched out for a fusbol table. We did try contacting their property manager because the remotes needed new batteries and the bench at the table was broken, unusable. The property manager never answered back. But the owner did respond.

I was planning a trip for a big group including a toddler for our yearly ski trip. I came across this property on VRBO and I couldn't believe my eyes. I called the owner immediately to find out booking details. He was so incredibly EASY to work with. Very laid back and always answered his phone. Now the house details. It is Beautiful!!! Truly amazing. It is in Bear Hollow Village, however, it is located on a higher hill than the rest of the homes so our view from the living room was amazing! We were front and center with the mountains at all times. The floor layout with the kitchen was perfect! Upon entering in the first floor - there was a large dining room, large kitchen and kitchen island with bar stools, then the living room with wrap around leather reclining sofa. Again we had a big group and never felt crowded. There was more than ample space for all. The upper floor housed all the bedrooms and everything was so nice. It was nice each bedroom had its own bathroom and multiple king/queen/full beds! We also loved the basement! It had fun arcade games, WII console, Tv, ping pong table, and the hot tub was right outside those doors. It had something for everyone and we thoroughly enjoyed it. The house had everything you could want/ask for including a 14 pair warming boot system in the garage after a day of Skiing! We truly felt pampered in this house and is truly a lovely vacation home. The house is also about 5-10 mins from Deer Valley, Park City, and the Canyons resort. ABout 2-3 mins away is a HUGE shopping/restaurant/grocery store/liquor store area - which made it very convenient for grocery shopping and dining out. If you are staying in that area - I would highly recommend this place. THe owner is so easy to work with and the house is beautiful!!! We will be returning every year!

The house was pretty great in every way. Super spacious, awesome living areas, great kitchen, beds very comfortable. Hot tub was fantastic. Would stay again in an instant!

This property fit our needs wonderfully. I totally recommend it. There was enough room to spread out but still feel all part of one group. Location is great. Close enough to things to have activities away from the house. No snow yet this year but we took the kids to Crater swim in at the Homestead in Midway, went to the movies, and had Cafe Rio in addition to our home cooked meals. Though we would consider renting this place again there are a couple of draw backs: 1. A pingpong table has been added to the downstairs family room which which doesn't show up in the pictures but takes up way too much floor space. If there are only adults or older children in your group it might be ok. Our group had grandchildren who were head high to the corners of the table so it spent the weekend folded up. We could just picture some game of running around the table and having to haul someone in for stitches. I would recommend that the pingpong table be replaced with a foozball table. Just as many people can play at a time and when not in use it could be pushed into the niche for more floor space. 2. The second draw back was only in lack of information. Don't plan on parking more the 4 cars across from the house. As most of us live in the Salt Lake valley having to run down to work wasn't a problem. However it caused parking problems as moms came up with kids. Dads came in separate cars to go back down. We packed the extra parking across from the house full not realizing that while we were not blocking the road to the last house we were taking up the turn around space they use, and for emergency vehicles and garbage collection. There is garage and driveway space to park in. The street behind the house has on street parking and there is cleared off dirt patch at the north end of Upper Luge that can be used. If you don't end up with an insane number of cars you won't have any problem. Live and learn.

We loved this property. The bedrooms all had their own bathrooms which was awesome. Each bedroom was nicely furnished and even the beds were comfortable. The grand kids loved the bunk room as they were able to sleep in the same room as their cousins. The front yard is small, but the kids rode bikes and played ball in the front yard and street because it is a dead end street. The favorite thing was the ping pong table and game room downstairs. The owner was great to work with. We found it clean. We would definitely recommend it to other groups or families.

This home was perfect for our large group. We were comfortable when it was time to sleep, and there was plenty of room for a large gathering in the dining room, kitchen, and family room. Beds were comfortable - nice sheets, good pillows, sturdy mattresses, and the furnishings throughout were top of the line. Kitchen was well stocked for our large group, plenty of seating between dining room table and barstools. Overall, this home was clean and very well maintained. We will definitely stay again. The big advantage of this property is the owner. He answered emails quickly and showed concern for us. The property is in an excellent location so that you are close to everything, but also at the top of a the village so that you have your privacy. The numbers of bedrooms and bathrooms worked especially well for us. We appreciated having a private bathroom attached to each bedroom.

We stayed here for a girls weekend in Park City. The house was beautiful and spacious enough for all of us. For several in our group it was their first time to Utah/Park City and they were in awe of the views from the house.

I'll admit it, I'm not a big fan of Sundance & big crowds. We come on vacation to relax and have a fun time skiing. I was searching for a home away from it all, yet not too far away from it all. Impossible you say? Not at all. Perched at the very top of a peaceful neighborhood, this home delivers in spades. Extremely quiet neighbors, and the only thing across the street is nothing! The first step inside confirmed that I had indeed stumbled upon a gem. The living room area was awash with the stunning views of the area, eclipsed only by a beautiful fire place. The kitchen & dining area had more than enough table & counter space for the 10 of us. Upstairs has 4 bedrooms, which included a luxurious master bedroom and a huge bunk room for 8. The other 2 bedrooms were very cozy & comfortable. There's another bedroom downstairs that seemed like another home altogether. It had it's own sunken living area complete with sofas, fire place,big flat screen, ping pong table, 3 vintage arcade games, and a hot tub just outside. Let's not forget the 2 car garage. Being from Hawaii, even the novelty of chipping ice off your windshield quickly gets old. The garage is a blessing. To top it all off, this home is just minutes, not 20 or 30, but less than 10 minutes away from 3 major ski resorts, restaurants & shopping areas. Like I said..away from it all, but not too far away from it all.

We are a group of eight senior skiers who are looking for comfortable beds, a hot tub, a well stocked kitchen, a large eating area and comfortable place to relax and watch television. Hamilton's place delivered as promised.
