The property was very clean and comfy. We were very tired because of the long ride and we definetely found our rest in these rooms. The staff was also very kind and answered all the questions we had.

The check-in was a little bit complicated as you need someone to come to the door for them to open it for you (no 24/7 open reception or door code to enter), contradictory information about the check-in time in different places (the app, the email, the website) some saying at 15.00, some 15.30 and other 16.00. No fridge inside the room either. The biggest setback for myself was either the lack of communication or just misfortune as on my date of departure there was no running water in the shower, toilet, sink etc. When I asked about this via WhatsApp (which is the way of communication with the owner) she told me that they have cut the water between 10–15. If this was known in advance it would have been good to inform the client; if not, then at least a message through the WhatsApp could have worked on that day - as this was the preferred way of communication by the owner. And if this is something that happens every day then it definitely should be told to the customer in advance!

Great location opposite the train station, easy to find, comfy bed, clean and large room, good bathroom. Not too noisy, despite the central location. Xativa is a lovely historic town and I was there on a Sunday so I was able to get the shuttle bus up to the beautiful castle. Great place for a 1 night stay.

A bit too much emphasis on house rules, which are how I would expect any guest to behave anyway.

Everything was pleasant, good room, very clean, comfortable beds, close to railway station and to the centre. Good relation price and quality. When we arrived the girl at the reception desk was very professional, warm and clear.

We were a bit surprised by the tone of the hosts. In the room there was a card with a long list of things that the guest was not allowed to do, and the fine when for each rule that would be broken. Not a lot of trust in the people staying here... And one gets ideas from such a list, such as smashing all the furniture in the room to bits and pieces, or setting it on fire... ;-) When we entered we had to sign a 'contract', with all the rules in small print, which is normal, and that should be enough, not a long list with with commandments and prohibitions in the room as well, except perhaps the non-smoking sign. When we left, there was nobody in the house. We still wanted to visit some sites, so left two really small bags behind the reception desk (with a small explanatory note and my phone number on it), so the room was empty and could be cleaned in time. We kept the key cards so we could get in when we wanted to collect the bags (and could then leave the key cards in the designated post box). Around the set check-out time I received a phone call that was super unpleasant: the woman on the phone was addressing us as if we were naughty kids that had broken the boarding school rules (my partner and I are over 60...). She was repeating that she needed the key cards (apparently they did not have any extra...), and that there was a contract and that nobody had given us permission to put the bags there. Her tone was so unfair and so much out of line that it spoiled the rest of our afternoon. We have travelled a lot and a bit of flexibility and a forthcoming attitude always help a lot to feel welcome.

David was waiting for us at the hotel, and supplied us with lots of information to enjoy Xativa, a town he clearly loves! The room was large, quiet and comfortable. The location close to the train station was ideal for us. We enjoyed exploring the old town.
