14 of us met up from around the country. Great spacious property. Easy walk into town. Several moose sightings!

We just stayed at the cabin for a family reunion/early Thanksgiving and it was 10 adults and 4 kids (ages 4-7). The house has a very interesting layout, but there were so many bedrooms and the separate spaces made it easy for all of us to fit and have some space away from each other. There’s a bedroom on the third floor with a bunch of bunk beds and single beds, so it was nice we could put all the kids up there. But that bedroom is only accessible through a bathroom, and that bathroom door doesn’t lock, so that bathroom wasn’t useful for showing it actually using the toilet. Aside from that, our only other complaint was that the gas fire pit gave off very little heat. We tried to roast marshmallows but unless we let them all light on fire, they weirdly wouldn’t cook! And we were freezing. A wood burning fire pit would have been much more enjoyable! The hot tub was so nice. Very clean and the perfect temp. There’s also an indoor hot tub, but we were told not to use that one. We had a couple sinks that wouldn’t drain, so I contacted the management company and they had it fixed within hours, so that was nice! My dad cooked huge meals for everyone and it was so nice to have so much space and so many cooking/baking accessories in the kitchen. The beds weren’t the most comfortable, and the beds and floors cracked pretty loudly. But everyone seemed to sleep well enough. The trailhead for rainbow lake being right next door was awesome! Overall it was a fun stay!

A group of 14 of us stayed here for the weekend during our wedding and it was honestly awesome. The rooms are grouped together in 4 different groups so different families and friends could spread out and have privacy. It had everything we needed for cooking and had 2 fridges which made for plenty of room for drinks also. It snowed while we were there and someone came and plowed the driveway which was nice. The hot tub and fireplaces were also very nice. It was close to town but also still felt private. There’s a hiking trail to a lake right behind the house which was cool too. We would definitely stay here again!!!

Overall a good stay. Kitchen has a good amount of equipment even for large groups. One shower was leaking into a light in the kitchen so we couldn't use that. Great property location.

This house was perfect for friends and family. The multiple wings gave guests separation and the large dining room, kitchen and outdoor space were perfect to give people some separation to socialize in smaller groups. A little more attention should be paid by property management to remove things like broken outdoor furniture or fixing the BBQ. Overall, I would rent this place again for our large extended family and friends.

The house is in need of maintenance. - Regulator on grill would not allow gas flow inconsistently (250 degree max. Reset the regulator and was able to reach normal temp. Overall the grill is not high quality. - Mold in master bath. Caulk missing and cracked and moldy. Could be a health hazzard. - The guest shower drain clogged with hair. - Some of the blinds wouldn't raise or open.

The property was absolutely phenomenal and really became the center point of our whole vacation / bachelor party. The 8 bedrooms were all good, the property had so much space no one felt crowded, there was entertainment on site (lawn games, fire pit, great hot tub) and everything in town was a 5 minute bike ride away. The house even had all the extra pans / spices / kitchen needs to make make you feel very welcome. I can't recommend the house enough.

To say this home was a great choice is an understatement. The residence offered ample space for our party of 16 to relax and unwind as a group and independently. The living room, kitchen, dining area, and outdoor spaces allowed plenty of room to gather. While the game room and hot tubs created an opportunity to have fun! The property is surrounded by the beautiful Colorado back country and is a short hike to Rainbow Lake or a quick drive to Frisco and Dillon Reservoir. At the end of the day the bedrooms provided plenty of comfort to rest and recharge and the house was spacious and well appointed. We would recommend staying here and would happily choose this residence again in the future!

The house was amazing. Plenty of room for all 20 of us. The game room with ping pong was a hit with the adults and kids. The fire pit at night was awesome. We had a murder mystery night and the huge table was great for that. Not to mention cooking larger meals on the 2 ovens. Communication was great with the property company. Any questions I had I texted and they replied very quickly.

I booked this house for a reunion of my college roommates. We had four families for a total of 16 people, and the house was great! The large kitchen and dining table made meals easy and fun, the kids loved the ping pong, and we all made good use of the back deck and hiking trail out the back yard. Hiking highlight was seeing a moose as we headed up to rainbow lake one evening! There was plenty of parking for our large group, too! The house is a bit odd in its design, but it is functional. It is not glitz and glam, but it is comfortable and you don’t feel like you are in a museum. I would definitely recommend to families, but maybe not with toddlers or younger. As a mom, just trust me on this one.

The house was set up for multiple couples. It was perfect for our vacation.The dining room table was nice for family meals. Got to see Starlink pass over on 2 nights.Rainbow lake a quick hike from property was a big hit.Had a bear visit our first night. Got in 2 cars because they were left unlocked. No damage. Had a moose show up day 2 across the street. We had a great time with lots of memories.

Could use a deep clean. 1 of the 2 hot tubs not working-but didn’t affect our stay. We used the working one. We read prior reviews, so no surprises. The carpet in the family room was smelly, we covered the obvious stain with a throw rug (thanks previous poster for the idea) and used a room freshener we brought from home so we could sit around the coffee table. We brought a tool box and tightened the hardware on the bunk beds (also noted from a previous poster). We were slightly disappointed as we reached out to the agency requesting a deep clean prior to arriving due to previous postings and were assured the place is thoroughly cleaned. We found cob webs, stains in the carpet and smell, trash under beds, and dusty items like lamps, fireplace surround and low use areas like book cases and side tables. High use areas were clean such as refrigerator, kitchen, bathrooms etc. If you like nerf wars, bring your nerf-guns, we found nerf bullets all over the place. 🤣.

But here are some things that could be improved upon:-Lots of broken things. The loft bed was broken and was being held up by a mattress under the bed. When we removed the 'trundle' mattress, one of the kids sat on the bed and it fell apart. Broken Chairs, Beds, Hot Tub.. The 'hot tub room' shower broke when we got there. The knob flew off and water was spraying. The management company sent someone over pretty quickly though-The living room carpet and couch smells strongly of vomit. (if you don't smell it at first, turn the heat on) We moved some hallway rugs over the area where the smell seemed to come from but it for sure needs a deep cleaning.-Lots of hidden trash and dirt. Seems like the cleaning was a very 'surface' cleaning. Things like under/behind furniture and the master shower floor were gross. Lots of little random pieces of trash laying around. -Tons of STUFF. It's a rental house so I get it, but there was just a lot of junk around in closets, drawers, the garage, cabinets (old food, dirty dishes), etc.BUT the house itself very roomy, had lots of beds, and was perfect for a ski camp and we would rent it again :)

This property was perfect for large groups. Privacy in different parts of the home made it cozy. Hiking trails outside the door were perfect for the kids and dogs. We will definitely return.

The layout of the house made it perfect for the number of guests we had, allowing for time together and time to relax in separate areas. The property was gorgeous!

The cabin was incredibly spacious and located at the perfect location in Frisco, CO. The back yard was lush with aspen and pine trees. There were biking and walking pathways leading up to Rainbow Lake behind the property. The renting experience was easy and the communication through texting and emails was prompt. We had a total of 19 people and I never once felt overcrowded.

Loved location! Kitchen/dining room perfect spot for gathering...we cooked 6 out of 7 nights. Great being on walking/ biking trail and easy walk to town. More than enough space for all 14 of us! The house has a homey Colorado feel...not fancy dancey but totally livable. Jan

Reviewer Comments: Overall we had a great stay - the house is huge, with plenty of separate areas for smaller groups to have their privacy and wake up / retire on their own schedule. The location directly off of a hiking trail and the spacious patio and pergola made it easy to spend time outdoors regardless of the weather. We also loved the long dining room table that allowed us to all share meals together instead of splitting up. On the downside, a lot of the doors, windows, and amenities in the house could use repairs related to to a lack of screens, broken door handles, and a ping pong table that was on the verge of collapse. One of the two hot tubs was completely inoperable. Most disappointingly, the propane tanks on the grill and fire pit were empty on arrival, so we couldn't enjoy them the first night and then had to buy two full tanks the next morning. Several bathrooms lacked soap and there were a few other odd omissions.All in all it was an enjoyable weekend that could have been improved with some minor upgrades. I will consider staying with Summit Mountain Rentals again in the future, but I would probably ask a lot more questions about the house to confirm that it lives up to the advertising.

Check in was very easy, the house was plenty big for 16 people, which included a great bunk room for kids, the layout was great in that we all had dinner together every night on the very large tables and the common areas had lots of space for large groups. Two dishwashers and two sinks and two ovens was so handy. The house is a little worn down, but it’s a rental and that is understandable. Great recreation space, great area of the city, plenty of parking, easy access to trails. The convenience of it and accommodating so many of us just couldn’t be beat. Everyone had a great time! We used the grills and fire pit every night. We had a few maintenance issues but called the rental office and they had people out very quickly. Lovely views, peaceful, easy access to Breck, Frisco has a super cute downtown that is about a mile away. Overall a wonderful stay!

This property has plenty of space for a large group to spread out. It is however in need of maintenance. The sofa sleeper is not usable for seating. There were broken chairs inside and outside. The beverage refrigerator did not work. There was a low drawer in the kitchen which would not stay closed and it was a trip hazard. There were areas on the outside deck which you could fall through. We placed tables over them to avoid falling through. The doors in the upper loft could not be closed due to the carpeting. A CO monitor began chirping in the middle of the night due to a low battery. The list goes on. All of these issues are fixable and avoidable if the property was checked and maintained prior to guests arriving ie: change batteries in monitors which are required by law to be in the unit every 6 months. The management company was responsive when they were notified of issues. However if done right, the property would be guest ready before the paying guests arrive. The management company should inspect appliances and furniture etc to be sure all are in working order prior to each guest. The management company wanted to have repairs done on the deck while we were staying there. We declined, we did not pay this much money to have construction interfere with our long awaited family reunion.

Location was excellent. Walkable to downtown Frisco and short hike to Rainbow Lake and connecting trails. House spacious but has been added on to multiple times so not the best layout for bedroom/sleeping arrangements for family with all ages. Kitchen and dining areas large enough to accommodate a crowd. Living room good for gatherings. Enjoyed the fire pit for s'mores. Horseshoe area and ping pong table nice amenities, but needed to be better kept up. Overall, needs some TLC, including house/furniture repairs and maintenance and general upkeep - but provided us with a good locale for our family reunion in Frisco.

Excellent location close to grocery stores, hiking, bike paths etc

This house was perfect for my group! There was plenty of space for everyone to sleep comfortably and the huge kitchen was a big plus! It was extremely easy to get to the mountains each day for skiing and there is plenty to do around Frisco as well. Couldn’t recommend this place more for a large group!
