Very tasty but on the small side for the cooked breakfast.

Room was very compact and the mattress was very uncomfortable. Food to be available for room after 21.00.

Location, near to Victoria park

No prepared fruit for breakfast, different bread options would be good too. Mattress needed replacing in twin room Needs lifts. I had to haul my bowls up and down several flights.

Enjoyed a hot breakfast and was pleased with the choice including coffees available

Noisy Radiator on full when it was a hot day! Room was boiling on arrival Room was basic Mirror hung too high... so unable to do makeup sat down. Seemed a bit odd.

The room was quite spacious, the bed very comfortable and a reasonably good shower.

A later check-out would have been appreciated but the charge of £25 for each extra hour was just a ridiculous amount, more than 1/3 of the cost of the room for one night.

Booked a single room for two nights for work - the room and bathroom were very clean and the bed comfortable. The room was functional, although it had all I needed and everything worked well. The en suite shower room was also spotless. The staff were professional and friendly. Leamington town centre is a very pleasant twenty minute's walk away

Friendly helpful staff. A good breakfast

It’s an old building with a lot of creaks which was ok but a little noisy if someone is walking around upstairs. Our radiator valve came off and a member of staff fixed it but we couldn’t regulate the temperature in the room. We couldn’t open the window as it’s a sash window and the sash cord was broken.

No obvious lift. we are both able bodied which was good but I’d had an operation on my hand so couldn’t easily carry cases. The bar staff were poor, hardly there and kept going out for a cigarette. The other staff were excellent

Breakfast and location good but the hotel was too minimalistic. Had no soul to it.
