Location good, Emsworth village 5 minutes away Beautiful house, very welcoming, good size room and great view of the garden and could see Chichester harbour. Bed very comfort had great night sleep.

This is an absolutely gorgeous and beautifully maintained property and it was a privilege to be allowed to stay in such a historic building. Hollybank House has been owned by three generations of the Williams family who is very friendly and made us and our two rather unruly dogs feel most welcome and comfortable. The suite we stayed in is spacious and overlooks the extensive garden. We requested a tax invoice from them many months after our stay, and they sent it to us without any delay.

Due to a other person staying at property being allowed to play the piano 🎹 and drink to much on first night , I was tormented till nearly 12 o’clock with someone playing loud awful sounds and drunken singing , and didn’t get much sleep ! He then tried to confront me at breakfast 🍳 about it ( lucky man ) . Shame 😳 as it really did like staying there !

Impossible to find anything unlikeable about Hollybank

I liked how friendly the family were and how comfortable the rooms were. Real home away from home

Lovely atmosphere with warm and friendly hosts. Comfortable bed, soft and fluffy towels. Very homely. We were in the pink room. Lovely and quiet. Old world charm. Breakfasts were delicious with top quality ingredients. All served in the grand dining room seated with other guests who were also delightful company.
