River view and delightful host

The host, Leah, was exceptional. Very friendly & nothing too much trouble. Would highly recommend. Parking permit was available.

We loved that Leah was accommodating with us dropping off our luggage in our room before we were scheduled to check in, which allowed us to do some sightseeing without having all of our luggage in the car. She cooked us a made to order breakfast which was tasty and fresh and had many options to choose from. The room was clean and had a wonderful view of the river on one side and the town on the other side. It was bright and cheery with a comfortable bed. The location was perfect for exploring Inverness and close to restaurants and close enough for a short day trip to the Isle of Skye.

Quiet and comfortable, also good value and the hotel owner is very nice.

This is a nice little B&B. Great location. Simple, clean, small, comfortable. Helpful host. We especially liked being able to open windows for a cross breeze and looking over the Ness river in our 3rd floor (walk-up) room. Great local pub down the street.

This is not a a fancy place but it doesn’t present itself that way. Breakfast was 8-9, too early for us.

Very convenient for the rail station. River location was very good. Met at property, was able to check in at 20.30 after the train from London had arrived.

Great location!! Was very clean and well maintained. Parking is on street but with permit provided by host it was very convenient.

Very cute house, near to the city center but quiet and peaceful. Nice view to the river with seagulls. Parking was at the side of the house. Very cozy room, very good internet connection and very nice hostess. She prepared excellent breakfast.

I have stayed in many places on my travels. Leah and her mum Lucy were just so nice friendly the beds were comfy warm room was clean. Breakfast would of been amazing but I had a hangover but my partner really enjoyed hers. Would I go back hell yah it was like a home from home

Very welcoming Hostess..great information..a truly engaging and caring host. Central to everything and well within a short walk to tons of pubs resturants and shopping..I love Inverness and the charm of The Fraser House!

Seagulls making an awful racked very early..part of the experiance of coastal life! Nothing to be done..if Room had a fan so the windows could be shut to cut down on noise, that would help.

Location was excellent with lovely view over the river. The owner was very pleasant and helpful. Very nice breakfast.

Decor was a little old fashioned though spotlessly clean.

Great view of the city from the windows. Very little road traffic so quiet with the windows open. The radiator worked very well, so a warm room.

Thin doors meant people entering/leaving rooms was a bit noisy. Shower was an electric one, either lava or ice, so could use a bit of adjustment.

Lovely stay!! The double room with ensuite was in a separate area of the house from the other rooms and therefore it was totally silent and pitch black at night. Best sleep out of the 9 places we stayed on our holiday. The room was totally spotless and smelled nice. I saw mixed reviews on the older style decor/furniture but we liked it and found it quite charming. Breakfast was good value and the host was very accommodating and helpful.

No view!! (we talked to the host about this already but for anyone booking here, just keep in mind they don’t all have views).. After going back to booking.com and reviewing the available rooms, I now see that some of the rooms say “river view” and ours just said “view”… but what misled us were the photos. There were 4 photos included in the room description and it showed a view of the river from a window. So we were disappointed to not have that. When you go to the actual website of this guest house, it shows this room without a view so I should have looked into it more or simply asked the host in advance. That being said though, I still think those 2 photos should be removed from the room description if possible. Other than that, we loved this place, highly recommend it and would love to return!! Thank you!! :-)

Lots of noise coming from the pipes when water was being used in other rooms. Quite expensive for a B&B, I think that price should include the breakfast especially for a solo traveller.

Fantastic location right by the river with lots of local bars and restaurants close by. Also close to main sights of Inverness. Leah was wonderful and looked after us really well. Breakfast porridge was amazing.

Everything was perfect.
