There is truly nothing negative I can say about this beach house or our week vacation there! My entire family had a blast from the moment we walked in. The home comfortably held all of us and we are a big family!! Dan the homeowner was quick to respond to any questions we had or fix any repairs. The private pool and outside shower was the icing on the cake!! I recommend this home 100%

This is an amazing property. Dan is a great host. The house is a little older but it had features that make it special. Bathrooms Bedrooms Kitchen were great! The house was clean but stuffy and stale when we arrived so If you are staying for a while, open everything up to get air flow, get some air freshener, and change the air filter on the HVAC. We had a great time here!

The place was clean(totally doesn’t look like the pictures) place is smaller than it looks like, neighborhood is great and near the beach, overall I would not recommend to book with this property manager “Dan” his online accuracy is not what he says. It’s not correctly placed. TV fell off the wall while the kids were sleeping since it was not placed on the wood. Tried charging for cleaning while you already pay for cleaning service when booking. It says 6 bedrooms had to pay the “separate one” at the bottom since when booking it “I didn’t pay for it” which it doesn’t give you the option on there to put it on or off, so i payed everything in full thinking it was already payed for. Apparently not though i had to pay him through ZELLE for the 6th room they day i got there and he gave me the pin till the next day. If there’s more options, this wouldn’t be my first again.

Our original plan was to have a beach wedding and then a reception at the beach house. When we arrived late on Thursday PM, the pool was dark, slimy green. We contacted Dan Ball, the pm and he immediately took action. By Friday morning the pool cleaner arrived and by Saturday morning the pool was beautifully refreshed and able to be used. Dan also returned a portion of our price to us since the pool was unusable for a portion of our stay. The sand surrounding the pool looks great for boys who like to dig, but beware , one of our children were cut by a piece of broken glass. Also found in sand are roof nails, metal chards, and many other things that can cut and puncture. We had planned to use the grill, and bought a new propane tank, but the grill lid was not in tact, with the window being broken out. I gave up and found a griddle in the house and made that work and cooked several breakfasts and dinner inside this pretty house. The house is pretty and the beds are clean and comfortable. The shower outside and in are excellent and I heard that the bathtub was quite wonderful and big and relaxing! Dan, the homeowner, was fun to get to know and to deal with and even though our wedding and reception plans had already happened in April, here in our hometown, we went ahead and came to Pensacola beach for our first fam vaca in years, and I'm glad we did. It offered my family time a way, together, and we loved it but were glad we didn't have a reception since the pool and yard area would not have worked for that at all. Also, there is only a tiny beach view from this house due to large homes and a new build that are between the house and the beach. To get to the beach use access 22 instead of 21. Twenty one has too much build trash, stickers, and many obstacles on the path.

Perfect house with a very short walk to the beach. The beach was perfect not crowded at all. The house was great, no major issues. It could have been cleaned better before check in but it wasn't anything terrible. The hall bathroom ended up having a clog in the sink/tub. Dan was super fast to get it fixed though. Overall great experience. Thanks!

Nice house with a lot of room for all of us to spread out. The room downstairs was an extra bonus, perfect for Papa when he needed some quiet time. The location is perfect if you can't be right on the beach this house is the next best thing. You can still see and hear the ocean and a very short walk to get there. Dan was a super nice host very easy to communicate and work with. If our family ever vacations in Pensacola beach again we would definitely stay at one of his 3 properties.

The only thing I think really needs care for is the yard. Weeds everywhere. Not pretty. The house was over priced I’m comparing to what we have rented in the past. We were comfortable and really enjoyed.

Overall the property is nice however, it could definitely use some love. The owner was great to communicate with and was overall quick to respond. Unfortunately when we arrived for checkin the property was not ready and with 6 kids under the age of 6 who had been in a car all day was definitely not ideal. Cleaners had been running behind so we would of appreciated the heads up so we could of planned accordingly. Once we were able to get in the property the clean job was subpar at best. We spent additional time cleaning because we had lots of little kids and ones who also crawl. After we mopped the floors they were pitch black. There was dust on everything in the house. The pool had also not been cleaned and was full of sand. There were also dirty utensils with food still on them in the drawers. Neighbors were very nice and again location was great!

Everyone's standards are different, and our baseline for cleanliness is the Hilton family of hotels, so we were a little disappointed at that. Reviews are accurate, and Description, Communication, and Location all were spot on and Pensacola Beach is a great place to visit.
