This house is AMAZING! It's so perfect for a large group like us with the huge open living space and comfortable beds. The kitchen made us feel like real gourmets- it's so large and open and perfect for entertaining. The outdoor grill was a lovely touch as well and made for a fun evening of barbequing listening to the sounds of the waves. Everything was so clean and perfect without feeling like a hotel. It was Fire Island living at its finest! Best of all are the private views of the ocean from the second floor deck- without properties to either side, there are sweeping views of the ocean. Our main room had an unbelievable bay window looking over at the ocean that made me never want to leave. We were all so happy at the High Dune Inn and can't wait to stay again. Kevin is the perfect host- very responsive and accommodating. I've stayed in many houses in Fire Island and this is - by far- our absolute favorite. Highly recommended!

The photos listed on this property are old and misleading. The condition of the property is rundown and not well maintained. It was filthy, the kitchen drawers had crumbs and hair in them. It looked as tho it had not been cleaned in months. Also the floors in this home were so dirty that out feet were black. There are multiple missing door knobs and doors that do not close completely. There was one dresser in the entire house, absolutely no hanging space. Most of the windows are bare except for a few sporadic sheer curtains. There were multiple leaks from the bathrooms of waste water leaking to the first floor and the basement .All in all the location is great and I am not one to write a review, however I felt the other reviews on here seem to be so inaccurate that I want to warn others . The host will respond to this with excuses making it seem false , just beware before planning a special family trip at this house.

The one bad review on here is total BS. Kevin was the best host I've ever had and the house was in pristine shape. We had an incredible stay!

This is not direct access to the beach. It looks that way in the pictures. YOu have to walk out the front door, walk down the block, then walk down a walk way.
It does not sleep 14, unless you want 6 of your guests to sleep in a flood damaged, dark basement that reeks of mildew.
Additionally,The outside of this propery is trashed. Old bicycles litter the place which is common in Fire Island, but various construction projects strew about is not. There was generations of old outdoor furniture just piled all over. There were floor tiles, slate, cement blocks and all kinds of junk in front of every door except the front. The outdoor shower was trash. For years, it appears, no one cleans or even organizes any of it. The grounds of the home or organizes the junk. The rest of the upstairs of the house is fine and the owner is a nice guy. The deck leading out to the kitchen is trash. Just piles of multiple generations of worn out outdoor furniture just piled 5 feet high on the deck. And what he asks for in rent per day is outrageous compared to what you get. I staged a company retreat for my employees and I was embarrassed. For that price per night, and some dreamy doctored internet pictures, I truly thought I was going to treat my staff to a luxurius home with "direct beach access" It was just a worn out beach house, not direct at all, with lots of neglect and mildew and mutiple construction collateral littering the property. He offered a free night if I came back and thanks, but no thanks. This is clearly Pandamic condition real estate feasting.

I sent this message to the owner after our stay, but never received a response. It summarizes our experience:
"I’ve been meaning to write you. We did have a great time but there really were lots of problems. Aside from the pictures not accurately representing the current state of the home, some of us had to go two nights with no air conditioning, constantly running up and down the stairs all week to reset the circuit breaker, a broken fridge/freezer that leaked and caused us to toss out food, went three days without functioning carbon monoxide alarms, and had to make coffee in the living room bc outlets didn’t work in the kitchen. The electrician who came said he was at the house last year for the same exact problems and it would take a major upgrade to fix it. This was beyond normal wear and tear, and we collectively felt like it would be very reasonable to request some money back."

This property has an amazing location, right on the beach, with an awesome second story deck with great views. The property manager, Kevin, is extremely responsive and was very helpful with any issues we had during our stay. The house itself could definitely use some work, but you are paying for the location and it had some nice perks like the outdoor shower. Word to the wise, the master bedroom has no curtains, so definitely bring an eye mask!

We rented for 2 weeks to have all of our nieces and nephews and their children along with our adult children and assorted rotating grandparents get together. The house is great for big families and is very kid friendly. It is perfect for quickly coming in and off the beach (1 lot to stairs on one side and a few houses in the other direction to stairs to beach w/I lifeguard station). Well equipped kitchen - satisfactory even for foodies. The master bedroom has a picture window to the ocean and a big deck right next to it - no need to turn on the AC with all the cross ventilation. No matter how hot it was walking from the ferry, when you push through the gate, you feel the strong sea breeze. While large, it is absolutely still a beach house, one meant to be loved and lived in, not fussy or Hampton like, other than in the conveniences. The owner is easy to work with, answering questions right away when we had them, buying helmets when we said we'd have kids riding the bicycles, and providing useful local tips. Great vacation!
To comment on the earlier review, the rooms now have curtains, except for the master with the picture window, and I wouldn't want them there. The light is beautiful. If you need dark, wear airplane eyeshades. The stove is propane tanks I assume. I think it is as good as that gets. You can't expect it to be the same as a natural gas line. The grill worked fine - maybe new? No problem with the freezer. Plenty big, didn't need the extra one in the laundry room.

The pictures are real and the place when you first walk in is amazing as is a stand alone house with no close by neighbors other than the deer who wander around the property. It is very close to the ferry as only a few blocks over from the road that leads there on the opposite side of the very skinny fire island. There is nice wagon to haul stuff back and forth.
Like many rental properties the bedrooms are designed either for a parent to sleep with a kid or a group of people to sleep together as most of the bedrooms have either a queen and twin bed or 2/3 twins. Two have just a queen bed. There are two bathrooms on the top floor and one on the main floor leaving those who are in the bottoms floor to come upstairs. I would recommend the owner invest in some shades as even the main bedroom off the porch has no shade on the door leading out to the patio meaning they have no real privacy and everyone better be a deep sleeper as when the sun comes up every room is awash in light
The kitchen has stainless steel appliances though the stove does not have much heat adjustment and the week we were there the freezer did not close as the seal was not good causing nothing to really freeze. Owner was nice enough to special order a freezer though by that time ice cream had melted and some of the meat we bought that planned to freeze for later in the week needed to be tossed. He was nice enough to reimburse 60 dollars for the food lost. The faulty appliances extended to the grill which had two burners with massive holes causing one to need to change the tank after every use.
The main area is nice as the table sits ten comfortable and when we combined it with table from outside we sat 12 nicely. The house has Directv with all the basic channels and their are tvs in the living room and the bigger upstairs bedroom.
The bikes were in good condition and the upstairs deck prominently displayed in the photos was very nice. The bar was well stocked as previous tenants have left behind a plethora of liquors. I think we ended up drinking more than we left though also went through all the paper towels and toilet paper and needed to restock that so ended up about even.
In conclusion for amount place charges for week almost expect impeccable though understand weekly rental properties take lots of use. If need a large house for group than needs 7 bedrooms one does not have lots of choices on fire island though beware you will not want to look too deep or issues appear
