I've stayed here about 6 times and I think I will stay there again. The house was mordern, spacious and professionally decorated. There is a lot going for for Fallsway Villas. The location is perfect, near most amenities and Lusaka's best shopping mall, Eastpark. The property is one of several in a gated community with 24 hour security. The house itself was specious with 3 bedrooms and two lounges. There is a private swimming pool available but unfortunately water is always cold as it is not heated (heated pools are rare in Zambia). Zambia is currently going through severe powercuts lasting an average of 16 hours a day when there is no electricity. However, during our stay, Fallsway had power all the time. There is also free WIFI which actually works. I was able to catch up with work no problem.

A few signs of wear and tear that need fixing but this should not take away from a great experience.

For the cost, price was very competitive. Host provides daily maid service. Location is perfect, central to all key areas of the city. House is very spacious. Has a swimming pool though this is not heated so couldn’t really use it.

Lived here 8 years ago and going back in 2023, there is a very noticeable reduction in quality due to neglect and lack of maintenance. A few things are broken and it seems these have not been fixed for a while. Some areas of the house have damaged floors, not all the remotes for the heating/cooling system work; appliances are very old, e.g. all the wording on the microwave have disappeared and you have to guess how to use it. Very limited towels are provided by host. Inventory on checking in and out includes spoons, glasses, towels etc. These is insulting to medium to high class guests. Small items that are damaged or lost should just be borne by host; it’s just good customer service. Security is lax as anyone can just say I’m coming in to see so and so and they’d be allowed in.

Mosquitoes!!!!!Terrible i would suggest to be installed in all house compartments mosquitoes killers , not just on sleeping rooms, you can’t be comfortable in the house with quantity of Mosqu

The location and facilities are great. Excellent place to hang out and the staff was friendly!

The DSTV didn’t work, the aircon in 2 of the bedrooms also did not work. The bedding in one of the bedrooms was stained as well. For the amount of money paid we were disappointed.
