great location. near bang tao beach. friendly and accommodating staff. clean and cozy. rooms and common areas decorated to a high standard. fully kitted kitchen on the balcony was a real treat.

Location is very convenient, clean and cozy spacious rooms with private kitchen on the balkony, nice environment, amazingly helpful staff and 3 lovely cats that we are still missing so much!

The reception when we arrived was so welcoming. Room was big, great bathroom had everything if you wanted to do your own cooking Breakfast at the pool side was excellent. Nice pool and easy access to shop restaurants and beach. Would stay here again as it was one of our best places we stayed at in Thailand an we did some travelling 👍👍

Nil complaints

It was low season and we were more or less that only guests at Baan Rosa. If felt as though we had the place to ourselves which was a bonus. Rooms were immaculately clean and comfortable. We stayed in the two bedroom apartment and enjoyed the convenience of being able to cook for ourselves and our child when we felt like it. I hired a scooter and my wife and I were able to go into the near by town Choeng Thale for real Thai food and real Thai (non beach) prices. Bang Toa is great if you want a quiet alternative to the busy beaches but in low season..... that is really quiet.

No complaints. Great Value. There were sea lice in the water at the beach closest to Bann Rosa (5 minutes walk away). We just walked up the beach a bit (north) where the water was moving and there was no lice. There were red flags (no swimming) at the beach for the whole week we were there. If you understand tides, rips and currents there was no danger. We ignored the flags.
