First time at St. Simon’s. We are a family of 8. We loved staying at this property. The house is beautiful and functional. The location is terrific. Property is well taken care of and property management was great!

Pool is great though a bit narrow but love that it was heated. Emmons was quick to respond to any needs. On the far end of east beach so does require a bit of a dune walk to get to the beach but this seems to be increasing as the edge of the island changes shape over the last several years due to the tides. Would love to see the addition of a desk somewhere in the house for us virtual workers. Even under the TV in the 2nd TV room would be useful.

Emmons staff was helpful.A couple of suggestions:Ditch the checkout list which sounds like something a nagging mother would leave—strip the beds, take out the trash, start the dishwasher, clean the grill. People are on vacation AND they are paying for a cleaning service to clean the house. All this should be covered.(Don’t move the pool furniture?)There are also fees that are probably never charged, but sound obnoxious—$50 plus postage to return something left at the house and $65 if a reservation is made and cancelled the same day.

Beautiful home. Recently remodeled and it looks great. Perfect setup for families. Our teenagers had their own space to hang out and watch tv. Home was clean. Everyone had a great time!

This property is super run down. Basically falling apart. Pool is nice but also falling apart. This house needs at least $500K in renovations. Location is outstanding. Beach outstanding. Local town outstanding.

We were two families with 4 toddlers/preschoolers between us. While the house was not childproofed, it has a lot of character, plenty of room, great heated pool, and close proximity to the dunes (waterline was a fun hike through the dunes!) The amenities of the house were great...fully stocked kitchen (except for storing leftovers) -- PLENTY of cookware, dinnerware, glasses, utensils, etc! Bathrooms were stocked with nicer toilet paper, soap and plenty of towels. Ample linens throughout. Plenty of space. The pool was perfection. We really enjoyed our short beach visit and stay in this home! And communication with Emmons was terrific and easy!

Having 2 master bedrooms worked very well for our 2 families and the house has so many windows that we often didn't have to turn on lights (which was good since we couldn't figure out half the unlabeled light switches, maybe burned out bulbs?).
All the ceiling fans were great and helped reduce our need for AC a lot!
There were plenty of linens (no beach towels provided) though not nearly enough places to hang up wet towels and swimsuits.
We would definitely stay here again!!

While it was just my wife and I staying, I could see this home as perfect for a large family.

Our only issues: 1) the beach access on 12th Street is a challenge. The trail led through a marsh and we were eaten alive by mosquitoes. We had to walk down to Gould’s Inlet (4 blocks) to get on the beach. 2) The unit was a bit dirty when we arrived.

Emmons Realty was very responsive and attentive and they deserve high marks. We would definitely recommend Tabby on 12th, particularly for large families/groups.
