Alternative room provided was unclean, no aircon/heater. It was super cold in the night and not enough blanket was provided. No enough info was also provided on how to access through the building.

Our experience at the "Amazing Sea Views Luxury House" fell short of expectations in several key areas. The accommodations were not well-maintained, with faulty amenities, lack of hot water, and inadequate lighting in the pool area. The overall cleanliness was subpar and not suitable for a comfortable stay, particularly with young children. Furthermore, the absence of proper safety measures around the pool area posed a serious risk, leading to a concerning incident where my young daughter accidentally walked into the pool due to poor visibility. It's worth noting that the establishment is not in compliance with Pool Fencing Laws & Regulations in Tasmania (TAS), which we discovered upon further investigation. Additionally, our booking experience was disrupted when the original apartment we had reserved for five people was not ready upon our arrival. The host suggested multiple alternative properties before settling on this one, causing inconvenience and adding to the discomfort of our stay. The safety hazards presented by poorly secured windows and the absence of essential amenities such as air conditioning and toiletries only heightened our concerns. This experience left us feeling extremely uneasy and anxious, and we cannot in good conscience recommend this place, especially for families with young children.

Obviously the panoramic views from this guest house were excellent as advertised. The double bed was comfortable and there was a good view of Hobart Bay through the window of Bedroom 1. The bathrooms were clean and modern.

The guest house is at the top of a very steep mountain in Sandy Bay and guests without transport would have a tiring walk to reach the property. I managed to do this walk in around 40 minutes with several stops to catch my breath. A car is really essential if booking this accommodation and I do not think it is suitable for people with limited mobility as there is no lift available. I also thought the kitchen facilities were limited in terms of cutlery especially if the guest house is full. There was limited tea bags etc in my room so I had to supplement these.

No rails on the stairs going to the rooms, fell a couple of times. Hole in the door in the room, that door banged all the time, no air conditioning. Left in the rain on arrival as was not advised of our pin code for the key, took over 1hr to contact landlord/property manager

Le logement était très sale, avec des draps de partout. Notamment à l’étage un lit abandonné. Notre chambre minuscule, ce n’était pas agréable. Nous n’avions pas de moyen d’accès, nous avons dû attendre devant la porte. Heureusement que nous avions la possibilité d’appeler sinon nous serions rester dehors.

We did not end up staying and are in the process of getting a refund. We are not getting any correspondence from Booking.com and require assistance please.

On arrival the place was not what we had booked. We called the owner who was understanding but we have not received our money back and we had paid.

Aucun personnel, nous avons du atteindre dehors pendant un long moment avant de recevoir un code pour ouvrir le boitier contenant les cles.

The view is quite good and I also like the location, close to the city and restaurants.

The furniture needs further investment. We should have been told that we are going to share the utilities (bathroom and kitchen, etc.) with others when we booked the rooms.

Too noisy… bathroom and kitchen wasn’t clean. The house was so smelly that we couldn’t stand it and left in less than an hour (didn’t spend the night at all). Waste of money.

The view was fantastic, the room was great, clean and comfortable.

There were no tea towels or handtowels. Some pots were not suited for induction stove, why leave them then ? Also wifi didn't work, and because it was in someone's room it took a while to fix (maybe place it somewhere different).

Excellent place to stay, clean, tidy, convenient. I have recommended to friends from the first time I stayed there & will continue to do so.

The view is definitely the selling point. This is a converted house which has been done reasonably well.

Cleanliness is lacking. It really needs a deep clean. Also there was no toilet paper which made going to the toilet early in the morning interesting. They did replace it as soon as I messaged them.

It was nice and clean with a great view. All basic facilities were provided and ofcourse the bed was comfy😃

There was only 1 fork for the whole of the property so if you’re looking to eat maybe bring your own cutlery. Food was stolen from other guests whilst there and other guests were extremely disrespectful screaming, shouting and running around slamming doors till very early hours of the morning.
