You do have neighbors but you don't see them unless you are near the garage or back on the road. Everything was great. House was as expected from the photos. Home was well taken care of and is beautiful with a view. Hot Tub was clean. Kitchen/Dining/Living area all very spacious. Our group included 7 people ranging from ages 6 to 75 and we were all very comfortable. Would most certainly return.

We had a wonderful stay. The property is gorgeous, especially when everything is covered with snow! As others have said, the kitchen and dining room are more than one could ask for. Lots of firewood., plenty of space., and the VIP team was very responsive and helpful

House and location are awesome. Great views from deck, sunsets from the hot tub were amazing. Floor plan of house is very well done. Steam shower in master is very nice before bed. We would definitely recommend this place. Hopefully we can rent it again. Only thing we see to improve is make sure the heater is on and walk way shoveled off before the guest arrives. This house is incredible! Fully stocked kitchen! The views are amazing, especially from the hot tub. We took full advantage of the game room, hiked all around the property, and were able to enjoy our Thanksgiving traditions all from the comfort of this beautiful home. We will definitely be back!

The views of the valley below were breath taking. In the morning, you could watch the fog roll in and envelope the valley. And watch the balloons rise in the sky early morning. And just watch the day unfold before you. The perfect stay in Pagosa.

Wonderful! What an incredible home to share with members of our extended family (adults and child). We had an amazing stay during this past winter. This is a beautiful home with incredible views and after hitting the slopes the hot-tub was magnificent! There are too many upsides to list them all. The only downsides would be 1.) the bedrooms/beds in pictures were slightly inaccurate (2 fulls pictured, 1 queen present), 2.) that the back deck and front entryway were both covered in ice and snow when we arrived (including all of the outdoor furniture and cushions), and 3.) we did not have access to the game room pictured in the listing. Other small things, like figuring out where the wood for the fireplace was located (or an axe/hatchet), we’re not self evident. All-in-all we would definitely stay again, and look forward to doing just that!

We had another excellent experience renting this property. The kitchen is made for cooking!! Everything was clean and ready for us, so all we had to do was enjoy the views, float down the San Juan, explore local breweries and sit in the hottub. It made for a lovely long weekend getaway.also,the mgmt co was amazing,as the hottub temp was locked and we needed their help unlocking it. They were super responsive and had someone over at 9am the morning following checkin. I'd highly recommend the house and the mgmt company !!

Beautifully stocked kitchen, amazing views from back porch, and a huge hot tub that you can sit in and observe a gorgeous sunset or star gaze. Master bedroom is impressive as is the master bathroom. Huge shower & steamer. 10-seat kitchen table. I seriously can go on and on. The price was a little bit higher than we typically search for, and really....it turned out to be a bargain. If available....book it!

My family thoroughly enjoyed our short stay at this home. It's very spacious, and meticulously cleaned. The kitchen is perfect for entertaining and the view from the deck is one of the best features in the house. The kitchen had everything you need to cook plus more. We really enjoyed the hot tub as well. The kids had fun in the game room. This house is fairly close to the main street in Pagosa but feels like you're hidden in the mountains. We hope this home is available to stay in when we're back in Pagosa!

This was our breakout of COVID confinement for our 3 generation family. This house more than satisfied our needs. First of all, we love to have our own space and we love to share space. My husband sat in a comfortable chair and watched his 5 and 3 year olds build LEGOS creations. My son-in-law loved the quiet of the early mornings on the deck, overlooking w beautiful valley. We all loved Happy Hour on the deck as well as cooking in a perfectly equipped kitchen. Oh that Wolf Range - I want one. The configuration of the bedrooms was ideal - we had the MBR on one side of the house and our daughter and family had the two bedrooms and bath on the other side. The nanny lucked out and got the adjoining suite with a separate entrance - as well as a door to the main house. This is our third trip to Pagosa Springs in one year - and we will want to make this an annual trip to this particular house.

The hot tub had so much soap from peoples clothes it was like a bubble bath. The lid to the hot tub was so torn up and heavy it could barley be lifted. It didn't have a helper bar. The fire pit on the deck leaked propane. The washer was so unleveled it walked out in the floor. The property contact person Lori stated I should have called every time I noticed something wrong. If I had done that I would not have gotten to enjoy a uninterrupted 20 year anniversary. I did not want someone coming in and out doing repairs that should have been done prior to the guests arrival. When I did complain she stopped texting and I never heard from her again.

We spent a week at this property on our first family vacation at the end of May and we couldn’t have asked for any better. This is a beautiful home with fabulous views. We had everything we needed and more. We will have a difficult time ever finding anything that compares to this home!

We had an all around excellent experience. The home is super clean and roomy with stellar views. The hot tub and steam shower made it a great place to relax and recharge. Highly recommended!

The property was absolutely beautiful with an amazing view. It was everything that was advertised and more. The house provided everything we needed even with an unexpected foot and a half of snowfall over the weekend. The amenities, to include a game room and hot tub provided extra fun that my family will remember for quite some time.
