the house was clean, good space, well decorated, comfortable, great location, beautiful features, great space for the amount of people staying.

just that it was a small oven for the amount of people that can stay there.

whilst clean- many areas missed- all lights very dusty(living room, bedside lamps), stairs had bits of tissue on and top bathroom had some shaving hair left behind. kitchen needs re stocking. knife couldn’t cut a lime and only one rack in the oven was odd.

Location was great very close to the town centre

Two observations 1). Concerns with the shower controls in the en-suite on the top floor. Unable to regulate the water temperature. The shower unit is dangerous and requires urgent attention …. scalding risk ! 2). The scaffolding over the front door needs checking and adjusting there is one cross member that is in the eye line of anybody over 6ft walking out of the door.

Perfect location to explore the local area. Stayed parked up all weekend and walked for miles in the autumn breeze. House is big enough for a comfortable family stay with plenty touches of luxury.

Lovely house. Brilliant location. Clean and tidy. Saltburn is a great place to visit. We had a great visit!

The street parking was a bit of a pain.

Kitchen layout is wrong it doesn't flow and island is to big. Tumble dryer would be a great addition and parking was an pain.

As others have noted, the kitchen can be a bit cramped with 4 adults and 2 babies. The shower in the upstairs bedroom has only one temperature - far too hot to be used.

The location was perfect. Everything was within walking distance. The decor, comfort and cleanliness were spot on.

The design of the kitchen could have been better for the amount of guests. There was too much empty cupboard space and not enough dining space.

The location was great and the house was lovely. Everything was very clean and everything we needed was there. Communication was also very good; someone got back to us straight away when we messaged with a query. We will definitely be recommending Simba House to friends and family.

The decor is fab, very in keeping with the property. 3 w.c.'s, with an especially handy one on ground floor. Lovely comfy sofas in lounge area, and massive tv. Plent of plug sockets everywhere. Kitchen very well stocked (just bring extra tea towls). Bedrooms were really luxurious, as were the bathrooms- waterfall showers are lovely!! Very comfy beds, and quality bedding.

Simba House is an overall wow, just a couple of things that prevent it from being 5* for me. The kitchen, whilst being very well kitted out, loads of crockery/cutlery/storage, is also the only dining area, and this is around an island. There were 5 of us, all adults, and serving meals out was difficult, as the island is also the only work bench, and then eating around our cooking debris wasn't ideal. Parking isn't ideal, plenty of on road, but busy; just a matter of responding quickly when we saw spaces outside the property! Outside are is nice, with ample seating, just not sunny

Lovely house, well appointed, modern and comfortable. Everything you could need is there. Also a brilliant location - minutes from the beach!

The kitchen is a bit of a design disaster due to the large island but I understand that they were trying to provide seating for six people.

A perfect place to stay. Simba House is a good size and well equipped. We will definitely stay here next time we're visiting family. Thank you! :))

Absolutely wonderful stay, we didn’t want to leave. Terrible weather outside but the house was warm and cosy with massive rooms (we took a bedroom each!) We felt in complete luxury and the house had everything we needed to cook and bake and make ourselves completely comfortable for the weekend. The bathrooms are like being in a spa, gorgeous deep plunge bath and rain showers , such a treat! The courtyard was an absolute godsend and access directly from the street meant we could have family rug themselves up and pop by for cups of tea outside while still complying with Covid restrictions! We normally stay with family when we visit Saltburn-By-The-Sea but couldn’t this time due to Covid - however now that we have been spoilt at Simba House we just want to stay here every time from now on!

Absolutely nothing it was perfect, prefer it to my actual house! 😆👌
