Our group of 7 friends made our yearly trip to the Ozarks and Brian’s place was perfect! Very clean and the boat slip being basically right outside the room was very nice. Check in was easy and Brian was quick to respond and communicate. Hope to make this our return spot!

Great location in Osage Beach. 2 pools on the property, one seemed to have more kids but the one on the tip of the peninsula was more adults and fantastic views. Condo is right on the water with it's own stair case down to the lake and walking path. Condo was clean and provided plenty of towels which we all appreciated. Thanks for having us!

This was our first time staying at the Ledges. Wonderful time. The kitchen is fully stocked, we had everything we could possibly ask for, the condo is neat and conveniently located. The boat slip is literally right outside the door. Perfect location and the owner was immediate at getting back with me answering all my questions literally within minutes. This was our 1st visit to the lake and already had an idea of where we wanted to stay given from friends previous visits. The Ledges is so conveniently located to everything we wanted to do over our visit. This condo was excellently located on the 1st floor with easy access by boat and car both. We took advantage of the boat dock to park our rental pontoon. Will definitely be back!!

This is the optimal location to stay! We went to Redheads, Backwater jacks, and party cove all a short boat ride I slip was right outside our 1st floor door! Will be back!

This condo was very clean and nicely updated. The kitchen had everything we needed, including oven mitts! So many condos are without these, so I appreciated that greatly. Being a ground level condo was perfect for us this weekend for boating. After a long day on the water, walking off the dock and right into the condo was perfect! We would love to come back!

Great location with beautiful view. Perfect space for our (5 women) needs. Very clean, comfortable beds and stocked with everything you would need. Easy check-in and instructions when checking out were very easy to follow. Brian was the perfect host and was very quick to respond to any and all questions. He was very courteous and could not have been better. We'll definitely stay again! Would highly recommend staying at this location! You won't be disappointed.

Unit had an unusually well stocked kitchen, comfortable couch and recliner, a big kitchen table that was perfect for games, and a great balcony overlooking the lake. Five minute drive from some great hikes at Lake of the Ozark State Park.

Clean and comfortable condo at the 19 MM at LOTO. Had everything we needed! Comfortable beds, well stocked kitchen and baths. Will definitely keep this as a favorite to review for future trips! Great owners and pride of ownership!

There were many things about this property that we enjoyed. We were on a family vacation with our daughter and son-in-law and three grandchildren. The nice sandy beach at playset was a big asset. This facility has tons of ducks and turtles that the kids enjoyed feeding. The pictures we saw ahead of time accurately portrayed the condition of this condo. We loved the proximity to the boat docks. We were on a lower level and there were minimal steps to walk out on the dock. There was an armed security guard walking the property every evening which made us feel safe. The two pools are pretty basic and not the best for young children. They do not have a very nice shallow and for kids to play it. The water was also cloudy in the pool. That is why the beach was so nice. Our condo had a few things that disappointed us. The refrigerator door had shelves but no bars to hold anything on the shelves. So the door compartment was useless. The kitchen had dish rags but no dish towels or pot holders. The owner was very nice and told us to purchase some and he would reimburse us. The master bedroom king bed should be replaced. It is an older thin mattress that was not very comfortable. The other two queen size beds were firm and okay. We loved the decor of the condo as it was very updated. Do not think the cleaning crew knew anything about how to hang towels on the bars or fold them. The spare towels were sort of tossed under the sinks in each bathroom. The spare linen for the height of bed were wadded up on a shelf in the master closet. We were not sure if they were clean so washed them before we used them. The comforters available for the hide a bed had stains, so I washed one of them as well before we used it. The bedding on the master bedroom bed was faded but seemed okay. The other two bedrooms were perfectly fine. It didn't appear the cleaning crew had wiped the table or cleaned any of the sliding door glass. Those were minor irritations, and I just cleaned those. I was a little concerned about the electric situation in the master bathroom. Every time I used my hair dryer the lights would dim and brighten and the power of my dryer would diminish and then come back. Sometimes I just moved to the other bathroom to feel safer. There was plenty of seating on the deck to enjoy the view which was nice. The owner of the condo is very easy to communicate with and wanted to make our stay enjoyable.

This was an excellent condo to rent at the lake. The location was fantastic, the boat slip was right behind the condo and you can see your boat from the porch. I really appreciated the kind owner who was extremely helpful making recommendations and ensuring everything worked out smoothly. Would absolutely stay here again.

Great location for quick and easy access to the lake for fishing or cruising. The location of the boat slip is very close and you can keep tabs on your boat and belongings from the balcony. Marina with gas and other boating needs located right around the bend. Plenty of other great amenities at the condo as well. We especially enjoyed our time at the beach, but the location is in between both of the pools on site which made it nice and easy to move to and from based on the crowd.

We had a fantastic stay. If you are traveling with a boat, the slip is located right in front of the condo. This was a huge plus since we were traveling with our kids (3 and 5) and it was a very short walk to the boat. The condo was very clean and in great shape. The host was fantastic and communication was top-notch. I would highly recommend staying here.

Overall stay was very nice for my wife and I. A bit miss leading on "ground level". The rear deck is still up at about a normal 2nd story apt. building in terms of height. You can however still walk off the rear deck, but down a very tight spiral staircase, which our dog could not navigate. It's still only a very short walk out the front door and around the building to the dock. Unfortunately there was no DVD player for the rainy day we had, but there is a good channel selection for the TV service. Very nice place to stay.

Everything about this stay was great, and as advertised. The communication before and after we booked was exceptional.

Brian's place was fantastic. He was excellent in his communication. The condo was clean, spacious, and well laid out. We'd stay again for sure!

It was a perfect set-up for 4 adults and 2 children. Easy to park, down just 1 flight of stairs. Had luck fishing off the dock. We prepared simple breakfasts only in the kitchen. If you need anything beyond the basics, bring it along. Also bring trash bags & paper products.

There were 4 adults and 2 dogs. Plenty of room for the whole gang. There's a washer/dryer (both worked well), dishwasher, a full kitchen with all of the dishes, pots and pans, silverware, and anything else you could need. Brian is amazing! One of our pups had a (liquid) accident and he let us know without being angry about it. He was very understanding. We still feel AWFUL, though. He was also really helpful and responsive every time we had questions. What a great guy! We drove a lot around the area, and honestly, the best beach we found was the one right at the condo! We could paddle board, swim, our dogs could swim, and it wasn't crowded because it is for residents and their guests only! The beach was small but clean and I love that the bottom is sandy rather than silty/slimy like some lakes! Other beaches we found had restrictions on what you could do there. Some only allowed people to swim - no paddle boards, no kayaks, no dogs, etc. We also rented a pontoon boat and drove it around the lake. I highly recommend it! We went out on a Monday, so the lake wasn't crowded AT ALL! It was hot, so we stopped a lot along the ride and jumped in the water to cool off. If you have access to military Outdoor Rec rentals, there's a place about a half hour drive away from the condo that's part of Fort Leonard Wood that will rent you a really nice pontoon boat for about half the price of what you'd pay at commercial places around the lake! Useful nuggets of info: -The coffee pot takes the flat bottom filters, not the cone shaped ones. The coffee filters weren't provided, which is the norm for rentals. -There was a hair dryer in the master bathroom, but no shampoo, conditioner, body wash, or lotion, so remember to bring those along with you. -I didn't see any beach towels, so bring those as well. -Walmart is a short drive down the road from the condo, so don't sweat it if you forget to bring something. -Restaurants are all pretty centrally located, and you can find a book in the coffee table drawer at the condo that will show you a map of them. -All of the places are easy to find using GPS.

We had a great time on the lake with our family. Excellent communication with Brian. We loved the condo location to the water.

This rental is basically furnished. We liked it because of the boat dock and staircase directly to the water. Honestly, the unit was not clean, the grease tray in the grill and stove were not clean. Both smoked and caught fire when we used them. I contacted the owner and the maid came and scrapped the grill, no help. Most of the furnishings were skimpy. Paper-thin mattresses, towels, and linens were very worn. The wifi was awful. I would not stay here again. I had a second unit a few buildings down that was much nicer.

We had a wonderful experience with Brian, he was always quick to respond to my questions and was very nice. The condo was very clean, something I’m so grateful for because I try to keep a tidy home, so I always worry but this property was perfect! We’d love to go back this Summer!

Nice getaway from daily routine, quiet - maybe too quiet, but it’s still early in the season. Brian is very responsive, quickly answered my questions, everything we needed was a short drive away (5-10 min).

The place itself was beautiful and so was the view. Our issue was when we got there the place was not clean and the recliner was broke. I got a hold of host and he got hold of cleaning crew who we were told would be there at a certain time and they were late. The beds were not comfortable abd we had some ants in the kitchen. We all were disappointed as this was our 1st condo experience.

It was a wonderful condo for our family vacation this summer. I loved having an end unit with a very large deck. The whole area was beautiful for walking the dogs in the morning and such easy access to the docks and swimming pools. We will be looking to rent Brians condo again next summer!!!

We enjoyed our stay at the Ledges in Brian's condo very much. The property was very clean and comfortable and in a great location. The Wi-Fi was a bit sketchy for those in our group who had to work some and there were a lot of gnats in the unit when we got there and they seemed to multiply during our stay. Nonetheless, we will be back again and appreciated Brian's responsiveness.

We loved the condo, the location, and the beach! I would highly recommend this property to anyone with active kids. We swam in the lake and the pool, fished, and rented a boat. It was a wonderful trip. My kids also loved the wildlife. We saw baby turtles, ducks, and lots of fish. We will definitely be back! The host was very responsive as well.
