The property was as listed. Kelly the property manager was easy to communicate with and very responsive. This is the perfect family reunion location. Plenty of space, private rooms, each with separate bathrooms. Lage communal areas to socialize and private rooms to escape to. I highly recommend...

It was the best vacation property ever! The views were amazing, the pool wonderful, loved the outdoor showers, the short walk to the beach which would have been perfect if there had been no stairs --but understandable. The elevator was perfect for our 97 year old mother in a wheelchair. Kitchen was awesome, fully stocked to cook anything you wished. Wonderful porches on all levels. Sunrise and sunset views. We lucked out with the weather in mid-April and could swim in the ocean as well as the pool. Just loved, loved, loved it. If it wasn't so pricey we'd likely rent more often, but for us it was a very special family reunion!

This property was everything we hoped it would be....comfortable rooms, huge gathering area on the 3rd floor, well-equipped kitchen and situated right on a gorgeous beach. A bonus was to find games, pool toys and beach chairs in the garage. We used them all! Kelly was great to work with right from the beginning. Every question answered, any problem immediately addressed. Highly recommended!

This was our second vacation to Riley’s Retreat. It really is the perfect place for our family of 15. There was plenty of room for everyone. The kitchen has everything you could possibly need. The swimming pool was a great space to gather and the beach was only steps away. The garage housed every possible outdoor game and plenty of pool floats and beach chairs. The host Kelly was very responsive to any question or need. We are so looking forward to our next visit there!!

The layout of this home is spacious and comfortable. It has an open floor plan with gorgeous views both towards the beach and the Intracoastal Waterway. The house is well stocked with supplies and kitchen tools. It has every amenity for a comfortable stay. The pool was well suited for all our ages and the beach was easy to access. There were plenty of pool and beach toys as well as books and games to entertain the children. We enjoyed every moment of our time spent in this gorgeous rental property.

Our family loved this home! We cannot describe how well this home fit our family and the time we spent there. The rooms for sleeping were fantastic....large showers! We did not know if the third floor kitchen and eating facilities would work but we loved it! The views were awesome...to see the ocean from the balcony were picture perfect. And a well stocked kitchen made eating there a pleasure.....double fridge, double dishwasher...lots of cutlery! Our grandkids lived in the pool! Walks on the beautiful beach enjoyed by all. Overall we had a great family vacation! Thank You!!

My high school friends got together here. We all thought it was a perfect place for a large get together. The view was amazing!!

Our extended family of 13 thoroughly enjoyed this extraordinary rental for 5 days beginning on Christmas Day to celebrate my mother-in-law's 80th birthday. Our group consisted of three generations... seven grandchildren, ages 15-25, five children/in-laws, ages 48-56, and our matriarch. SHE WAS OVERJOYED to be at the beach, surrounded by family. The house is BEAUTIFUL! Having 9 bedrooms with en-suites gave everyone the privacy and comfort they needed. The top floor gathering space with kitchen, dining and living area was the perfect place to enjoy meals, puzzles, games, movies, football games, sunrises, and rocket launches! Even in December, the pool was enjoyed by many. The grandchildren battled it out on the PacMan machine in the game room. (Our 19 year old is the newest high scorer.) We had three rental cars that all fortunately received free-upgrades due to holiday demand, so we enjoyed beach-driving in a Jeep. There is an access road several miles down the road, and it is legal to drive four-wheel drive cars on the beach in a designated path. Super fun! The beach is gorgeous! You can walk for miles! The shells are bountiful and we even found a shark tooth. The sand is so compact that you can ride bikes on it. Rentals are available in the vicinity. We shopped at the nearby Publix for breakfast, lunch and grill items. The kitchen is incredibly well-equipped. Thank you, Kelly, for helping us to create an epic birthday getaway for my M-i-L. St. Augustine is dreamy!

The pictures don’t do this property justice. The top floor looked small for the living room area when it was actually expansive! We had plenty of space for our family Christmas celebration. I was worried that I’d have to pack serving platters, kitchen tools, pots and pans, etc. they had it all! The kitchen is well stocked with everything you would need for preparing and serving a dinner party. Absolutely stunning ocean view! We would definitely rent this in the summer…great location and very clean!

This home is both stunning and functional. From the well equipped chef’s kitchen and main living area with breathtaking ocean views to the 9 large in suite bedrooms. It is the perfect layout for a family gathering or group of couples wanting to gather together and enjoy. The quiet beach is beautiful- we never left the house. Highly recommend this property for your next gathering.

This house is perfect for anyone. This was our 20th family reunion (20 of us from grandparents to adult grandchildren) & this was by far the best house from the west coast to the east coast (I try to book different states) The furnishings were impeccable--there were plenty of towels & kitchen was very well supplied. The garage code made for easy entry (we never used the keys) We did not use the elevator though my son & I tried it once to see how it worked (it worked perfectly). The beach was peaceful (we were there during Thanksgiving week) There is golf & pickleball near the house (we participated daily in both & did not have time to use the great pool) Communication with Kelly was great! Everything was exactly as pictured (I loved the dimmer switch for out dinners) For a remarkable vacation, book this house!!!!

We hosted my company’s Sr Leadership Team here for our annual strategic planning retreat and it was amazing! I will definitely be back, whether it is for another work retreat or a family reunion. Also, we hired a private chef, Chef Josh, owner of Routes Culinary Travels and the food experience was fantastic. And Diana from Madd 4 Massage came and did onsite massages for us. Couldn’t have had a better experience overall. I highly recommend!

WOW!! Where do I start? We have a large family, and planned a 80th birthday for my mother-in-law. From the beginning discussions with Kelly I knew this was going to be the perfect place! It filled every hope and desire! We had our family in from several states, the house was very professionally and eloquently decorated and set up for everything! We ate most of our meals, breakfast, lunch, and dinner at home on the beach, unbelievable fellowship time game time and family time! If you are looking for a place to stay to make memories, look no further! Kelly, thanks for making our trip fantastic and memorable! We have had the opportunity to spend time with many properties. Your hospitality, professionalism, and over-the-top customer service makes a difference! We will be back!!!

Beautiful location and lovely accommodations for our family. We are very interested in staying here again as the property is located near my mother and is one or the few VRBO properties in the area that sleeps up to 22 people. We used the elevator for grocery transport and followed the instructions closely. It still failed and we called repair. Repair claimed this happens and that we did nothing to cause the failure. Otherwise, perfect stay

Took our family of 18, 8 adults and 10 grandkids for a beach vacation. Can not say enough about the house. Everyone loved the layout. Lots of space to spread out and enjoy the house, pool, and beach. The house was well stocked in the kitchen with everything you need for cooking and serving 18 people. The three washes and dryers were a hit with everyone. Will be back next year

Our family just finished our second dream vacation week at Paradise in this beautiful home. Our grandchildren refer to this home as, “Papa and Mimi’s beach castle! Our family of 20 has found the best vacation retreat ever; the house has everything you might need and a beautiful beach view from almost every room in this 3 story beach house. This home was absolutely gorgeous. There was everything possible included. We have stayed at many homes over the past 8 years and this was by far the absolute best. Whatever we needed was there! We are a family of 21 people and there was no problem with privacy. The pool was the most popular place for everyone. They all said the beach was not even necessary! I would recommend this property 100%

This is the 3rd time we’ve rented this property, it is FABULOUS!! Kelly keeps her properties in excellent condition! Very clean, well stocked, comfy beds, great pool ….everything you need and more!! If you rent you will not be disappointed !!! Already booked for next year!!! Can’t wait!!

This was by far the best property we have ever rented on VRBO. We had a total of 20 people, and having an ensuite FULL bathroom for each of the 9 bedrooms meant everyone was thrilled with their accommodations, and allowed for privacy (a week with 19 family members means sometimes you need privacy). I cannot overstate how wonderful it was to have 1) a hose at the boardwalk gate to rinse the sand before walking across the yard, 2) TWO outdoor showers (with hot & cold!) so you could get ALL the sand out of your suits before hopping into the pool, and 3) a sink and toilet bathroom accessed FROM the pool deck. This meant there was no sand or water tracked into the house and if you've ever vacationed with children, you know the hell I am talking about. The pool area is resort-quality, and that includes the stash of inflatables in the garage. With the lounge chairs, tiki hut table, and outdoor dining, there was seating for EVERYBODY to be together. Although we did not fully use it, there were also beach chairs, umbrellas, and coolers in the garage if you wanted to make a whole camp at the ocean's edge. The top-floor kitchen was a favorite hangout at morning and dinnertime, and again, there was tables and chairs for everyone to be together indoors AND outdoors. (I do suggest bringing some insect protection if you sit outside at sunset, as the Florida mosquitos do not play.) VRBO is limiting my characters so I can't fully describe it all, but our vacation was amazing.

Our stay was great! No complaints! Owner is a great person to work with. There were 13 of us this year and this house was perfect. The pool is wonderful and beach access so easy. Towels, chairs and pool toys all provided. We all lived it and hope to come back here next summer

This is our second time to stay and we had a great experience both times. House was very clean and stocked with everything we needed! Kelly was a great host. Sadly it has become so expensive we wont be able to stay next year, but its perfect for our family reunions.

I found the renting process to be easy. We daily enjoyed the beautiful sunrises and sunsets. We enjoyed the lovely beach many times a day for walks, the water, building sand castles and playing football depending upon age. The kitchen is well equipped and easy for many to work in at the same time. We ended up cooking all of our meals in as it was easy and fun! The ocean views from the third floor entertainment level are splendid as are the same views from most of the bedrooms and their decks. We enjoyed the beautiful pool either swimming in it or lounging around it. Highly recommend this house. We would definitely return again!!

Our group of 8 ranging from age 5-75 truly enjoyed our stay. The house layout was great for our group and the setting and views were amazing on a quiet stretch of beach. The house was close to shopping, restaurants, and golf courses. We hope to have the opportunity to stay at this property again! Really great experience from booking to checkout.

Not enough words to describe how amazing this home is! Every little detail is taken care of and it is the perfect location to admire the vast Atlantic Ocean. The kitchen is well equipped and beds quite comfortable. More than enough space for all of us and the game room was a hit for all ages!

This home was perfect for our large family - spacious, beautiful with plenty of spaces to gather in. The kitchen made large family meal preparation easy and fun, the bedrooms were private and well-appointed, the pool and grounds were amazing, and the beach was quiet and the most beautiful we'd been on. We booked immediately when we got home for next year!!

Exceptionally clean full of thoughtful details with the guests in mind. Well stocked towels and sheets, large spacious bathrooms, soft water, thoughtful kitchen equipment and supplies, fun seperate game room for teens and children, lovely open decks with abundant furniture. Right on the beach . Do not hesititate to rent , owner manager is amazing.

We rented this property for our mother’s 80th birthday/family reunion. It was perfectly situated, beautifully appointed and pristine. For a group of 20, there was ample space and amenities that ensured everyone enjoyed themselves whether aged 10 or 80! The pool and beach really made the experience exceptional. In terms of kitchen, towels, beach gear etc. it was extraordinarily well equipped. It had a design focused feel that made for a very enjoyable stay.

This spacious house was perfectly designed for our extended family gathering. Multiple bedrooms and bathrooms on the 1st and 2nd floors with AMAZING common spaces on the 3rd floor. The 3rd floor has a fantastic view, and the porch expands the entire back of the house for an ideal experience for all.
