Not clean, need repairs

This is a wonderful place for a large family. It had plenty of spacious bedrooms and bathrooms. However, it was surfaced cleaned. Someone should dust more often. Some things need to be updated like the bath towels and dish rags. The property was full of flies so bring your electric fly swatter with you. But definitely Bang for your Buck!

This property was nice, but a little run down. The price was excellent though, so if you want a much nicer one, the price will be substantially higher. After we got over things we were unhappy with, we had a great time!

Over the Top was everything we wanted for the family weekend. Everyone slept comfortably, the hot tubs were a great success and the game room was occupied constantly! We hope to return in a couple of years. Thanks to all involved!

From the time we pulled up to the Cabin it was just an amazing vaca. The cabin had plenty of room and the views of creek were awesome. We had no complaints about our stay. We’ll definitely be going back.

This house is fantastic. With each bedroom having its own large bathroom it was great for the whole family (parents, inlaws, brother, and sister-in-law and her family). The game room area is set up great and the back porch overlooking the creek was very relaxing. Check-in was smooth and easy. Location of the cabin is great.

We had 6 couples each having their own King bed and bath. The listing states 8 full baths, but it is 6 full and 1 half bath. It was fine for us, but the listing should be updated. When we got there, maintenance was fixing an issue in the kitchen with the pull out trash cans. It still needs some work (we just pulled the cans out). The place is huge and very nice. The owners were very responsive to our questions using the VRBO site (text or phone would have been preferred). They had bean bags for the corn hole delivered as well as replacement tips for the cue sticks which had seen a lot of wear and tear. We really enjoyed the shuffleboard. Unfortunately, previous guests had destroyed the ladder ball. There were some minor broken items in the hall bathroom and the ice maker/mini fridge in the wet bar did not work. The kitchen was well stocked, but one of the main burners on the stove (electric top) would go in and out, but once we figured it out, we used the other burners with no issue. The island and Fridge/Freezer are huge. No worries for storage and counter space, but it can make it a little narrow getting around when you have a lot of cooks in the kitchen. Don't expect fancy towels for the bathrooms. They were fine. Oh, one of the rooms upstairs had an issue maintaining hot water. It would go from hot to cold, pressure up/down, every minute making it a challenge, but none of the other rooms had any issues. I gave it 4/5 stars for all these little things. Enough with the negative. Both hot tubs worked great. The outdoor living was awesome. We even watched a playoff game outside as it was snowing with the fireplace going overlooking the creek. It was beautiful. I think the cabin could use a few days of downtime to make some repairs which would make it a 5-star location. PS. Follow their directions, not the GPS. Don't try and come in from the back way as the road is closed off about a mile before you reach the cabin and will waste a good deal of time.

Awesome stay at broken bow! The wine fridge was frozen but everything else is working great. Plenty of bathrooms and supplies for the house. Bring your own coffee and firewood. Atmosphere was great and loved all the outdoor seating. Perfect for my husbands 40th birthday getaway.

The cabin was big enough to comfortably sleep all of our guests. The weather wasn't that great during the stay so we ended spending all of our time in the cabin and still had an amazing time. The shuffleboard kept us really occupied! The owners responded very fast as well. I would definitely stay here again. Thank you for the wonderful time!

I will start by saying the house, itself, is great. I'm not one to complain, but when you spend about $1,000/night, the accommodations shouldn't have the numerous problems this house did. Simply put, the house wasn't clean. The floors were filthy. The kid's feet were black with dirt within an hour of arriving and removing their shoes. A couple of the toilets weren't clean, a couple of the bathroom rugs were not only dirty, they were wet and matted down. The master shower door was so misaligned that it banged shut. The hot water in the master bath was spotty when it hadn't been used recently. The pull out trash bin drawer was broken, but had a sign that said a part had been ordered. The main large refrigerator wasn't working (no sign), but there were 2 other refrigerators to use. It appears they were brought in previously because someone else commented about that in a earlier review. The sump pump released foul sewage water into the front yard every morning. The smell was horrific. There was also a foul smell in the laundry room so bad that we had to keep the door closed. Also in the kitchen by the refrigerator that didn't work. One of the hot tubs hadn't been cleaned. The back deck had clumps of food left all over it from the previous guests. However, and more importantly, the most dangerous thing about this house was there is an upstairs balcony off one of the bedrooms. There are 2 spindle bars missing that leave about a 1 foot wide gap that a child could get through and fall to the concrete patio below! A very sweet cleaning lady came out and recleaned. She wouldn't even put her hand in the dirty hot tub because she could see how dirty it was. She drained it and cleaned it. She was incredibly helpful. I will give the management company credit for responding to our many calls. If I could post pictures of the issues, I would because we have some. If I was the owner of this house, I would want to know how bad it is being maintained, that many of our issues with the house were also noted in previous reviews and haven't been remedied and to get the spindles fixed.

It was great overall but we did have a sewage smell while trying to enjoy the outdoor deck, then we noticed the sewer is spewing into the front driveway, but the workers came to repair it after they saw we were in the yard trying to figure out what was going on. We also didnt have enough wash cloths, some rooms didn't have ANY so we had to end up buying some. Overall aside from the minor hickups it is a BEAUTIFUL cabin and was very clean!!

The house was plenty big enough for our large family, we enjoyed the creek, kids loved it and the fire pit for s’mores was a big hit!! We also were able to get out on the lake and we enjoyed that as well! I will reach out to the owners on something that needs attention but overall this house met all of our needs.

We chose this large luxury cabin because of the location and 6 bedrooms— all with their own private bathrooms (a must have). The pictures online were accurate but we did not realize there were 2 hot tubs and ample parking for our trucks and trailers (which hauled our side-by-side, golf cart, and jet ski). Being at the end of the development, we convenient took the side by side and golf cart to explore the dirt roads — and the neighborhoods. We were so pleased with our choice and we all commented that it was appropriately named “Over the Top”. We had a group of 9 adults— and the grandkids—a goldendoodle and a golden). Highly recommended!

First time family getaway for a weekend to spend quality time together. The property was beautiful and well equipped. The house does need some work and felt it would have been done prior to getting into the busy season. Very comfortable, well laid out for a large group. The area is perfect for a family retreat or reunion. It was a nice quiet weekend with lots of needed family time together

Overall this was a great place to stay. It’s beautiful and very private with a stream behind the property. It is cozy inside with plenty of room for a large group. It accommodated us well. A few cons....the hot water in some of the showers was spotty. We had several take cold showers. We weren’t told about the commercial refrigerator being out until a couple of weeks before we stayed. There was a normal size refrigerator brought in (that we filled completely up!) until a new one arrives Also be aware that the road getting to the cabin is full of pot holes so go very slow when driving there.

This cabin was beautiful and cozy! We met our family from Texas there and it was a nice get away. It was clean and had a lot of room inside and out !

The house was pretty perfect and the scenery is better than the pictures online!

We had a fun stay despite rain and heat. There were a few things that need attention...only saying this as a homeowner who would want to know if it were my property. Two burners on stovetop did not heat properly. Cabinet door in Island loose and falling off, sink faucet on right side of master bath loose and needs to be tightened. Shower glass door In Master needs to be realigned. Toilet paper holder in powder bath broken. Cleanliness did not get a five star rating because of following...trundle bed in bunk room had dirty sheets...floors were not clean...kids had black feet at end of first day from not wearing shoes inside. Was surprised that in a “gourmet kitchen” there was no garbage disposal and the trash bins were extremely difficult to empty as the drawer did not adequately pull out. Hope these observations can be taken in the way intended...only to improve and maintain an already beautiful home.
