Very helpful communication pre arrival. Easy to access. Clean and has everything needed. Recommend heading to the larder for brunch the next morning.

The walls between rooms are very thin. So woken up everytime the next room went to the toilet, coughed etc. Also there is a fire exit light that remains on all the time. If you are a light sleeper bring ear plugs and a eye mask.

My partner and I are from London and we were attending a wedding in Oakham. We stayed one night at Rutland Rooms. I think there are 3 rooms, which are situated above an opticians. The lady who checked us in was really friendly and when we asked for late check out they said we could leave late as there were no bookings. This was at no extra cost and was really nice of them. It meant we could fully rest up before driving back to London. The room was very nice! Clean, comfortable, beautifully furnished with cute touches with the mugs and breakfast/tea treats (Mrs Crumbles Coconut Rings). We didn't explore locally as we didn't have time but it was a good location to do so. We had a really comfortable stay and would recommend to anyone.

There was no plug socket near the bed. Also there was no shampoo provided.

The location was great, free parking and plenty of places to eat nearby. The room was nicely decorated, very clean and bed was comfortable. Loved the carpet. Nice selection of teas to choose from. Easy access and good communication from property owner about how to get in etc.

Walls were very thin so could hear people coming back from nights out or general conversation from room next door. Emergency light above the door meant that the room was not dark when lights were turned off, impossible to sleep with that glaring. Wish I had taken an eye mask or something. Shower plug hole possibly not been cleared in a long time as water was not draining at all. Otherwise very clean in the room and bathroom.

Noisy fan in 36 degree heat wasn’t great. No soap or shampoo in the shower, no staff to help, email received two days later in reply saying they don’t provide soap!

Location perfect, right in the centre of Oakham but we had no noise at night. Rooms were great and had all we needed. Beds were really comfy.

Parking a bit of a pain as there is no parking with the rooms, so you have to pay in a car park until the free periods overnight. Having said that, the car parks are close by. No hairdryer in the room, would have expected this.
