Loved the location of this property and the great amenities including hot tub, pool table, and gas stove. There was plenty of room to cook a large dinner with friends and enjoy the lovely views!

This house was awesome! Plenty of amenities, cozy, and GREAT fenced in yard for the pups. Looking out of the bedroom balcony we saw a ton of wild turkey and deer every morning. It was awesome! Close to downtown. Super convenient spot. Beds were VERY comfy and the gas log fireplace was so cozy. 10/10 will stay again.

A nice house that felt cozy and welcoming, with plenty of room for a large group. The deck, backyard and patio are great places for socializing and enjoying the scenery. Great location and easy access to Pagosa’s main street and the Hot Springs.

Although we were unable to access the backyard (gates locked/broken), the house was great for our group.

The reason I gave this listing a 4 star was because of the issues with the fencing, pool table, and the stair banisters. I sent a message to the host prior to the visit to make sure it was adequate to keep our dogs safe. He assured me it was. Upon arrival we had to do adjustments to the bent fencing and zip-tied gates by propping up rocks or wood to cover the holes. There was a HUGE opening on one of the sides that we had to try to fix because our dogs could easily walk outside of it. Neighbors let us know about bears in the area, so that's probably why it was caved in so badly. The gate frames were destroyed. The banisters were definitely in need of repair and scary so don't lean on them in some areas. If you cannot do stairs do not get this property. And a kitchen cabinet was broken. The wood on hand was sparse but there is plenty of natural dead wood behind the house which worked great in the pit. Then the pool table. That was another main reason we got this listing. Is there a pool table, yes. Was the pool table in good condition? I'll say not really. It was in need of repair and the felt needed replacing years ago. And the bumpers were hard and cracked. If you want to play pool just know you will be hitting balls around on the this table for fun and laughs because your balls will move abnormally. It is nestled in a neighborhood that neighbors were EXTREMLY nice, the location was WONDERFUL and we had a FANTASTIC time. A refresh by a handyman and it will get 5 stars!

We loved the close in location, the views, and the floorplan. The only issue we had was the overall cleanliness of the home. We know that Springtime in Pagosa can get dusty and dirty when the snow melts and the winds pick up. It wasn’t very clean inside, and out on the balcony. L@

Cool house in a very close proximity to Pagosa. Would recommend.

Great location. Big house with room to spread out. Pet friendly was a big draw for us, but the fence is in need of some repair which allowed dogs to escape. The property wasn’t as clean as it could be. Anyone that was bare footed or had white socks on, quickly had black feet.

Central location right next to hot springs. Clean, lots of games for family, just an amazing property!

The house was great for my family. Big deck off the front with amazing views. Nice fenced in side yard. House was stocked with everything you need. Beds were comfortable too.

Everything was neat and orderly. Downstairs bathroom hot water wasn't very hot while we were there that one night. other than that, it was prefect

The house was very comfortable. There was enough room for all six of us. We played pool and watched movies in the upstairs tv nook. The fenced in yard made it easy for us to let our dogs loose and feel safe. Saw lots of deer in and around the back yard. We would definitely stay here again.

Property was perfect for a group of 9 (4 adults and 5 preteens). Very well stocked for cooking, great deck for morning/evenings. Nice large garage with 2 different sets of washer/dryers. Pool table was a big hit with kids. Enjoyed floating river in pagosa, great dinners at Marie's and Kip's. Photos and descriptions were accurate, owner very responsive when i texted questions. Would definitely stay here again when visiting Pagosa.

Our family of eleven had a wonderful stay in Joseph’s beautiful home. The large deck gave for a wonderful view and a great place to hang out. The fenced yard was wonderful for the kids along with the dog to play in with no worries. The home layout worked great for our three families to have their own space at night. Lasting memories were made and we would definitely stay again when in the area!!

We really enjoyed this property! Less than 30 minutes to the Wolf Creek ski area, and right in downtown Pagosa. Communication was great, and we really enjoyed the pool table and fire pit!
