Honestly can’t say enough good things… this house is amazing, high end luxury home (pictures don’t do justice). Lots of entertainment space and living rooms/kitchen were away from bedrooms so kids can go to bed early and adults can wake up early without disturbing everyone else. They had everything, towels, bedding, comfortable beds, pillows, shower soaps, laundry soaps, in the kitchen, everything you need, amazing gas range, upgraded appliances. Games for kids and adults. The hot tub was amazing, could see the stars, hear the River. We used the grill, it’s worked great. This house was clean- cleaner than our own house. The host was amazing, very responsive and amazing to work with, literally no issues. We will definitely plan another stay here in the future, can’t wait!!

Perfect spot for my family of ten to spend the holiday. House has a great layout with plenty of room for hanging together, cooking and playing games. Also plenty of room to carve out a little space to be alone. Great amenities, especially the family room, kitchen and hot tub. Quiet location, but minutes from town. Also, the property manager was super responsive, which I appreciated as it was Christmas Eve. I highly recommend this beautiful property, which was perfect for our family holiday celebration!

We had the best time staying in your beautiful house. It was well stocked, clean, spacious and easy to get to. The host was very responsive to questions before and during our stay. We couldn’t have asked for a better place for our early family Christmas. The Christmas tree and stockings were just a sweet touch.

We decided to do something different for Thanksgiving, my husband and my two daughters (9 & 11) stayed for the week and were so pleased with this home! The pictures really do not do it justice! The home is in an ideal location and the views are absolutely stunning! There is an abundance of space and plenty of ways to stay entertained. We loved the loft area with the foosball table and checkers. We enjoyed fires on the fireplace every night but our most favorite was listening to the river while sitting in the hot tub. This is a great home. We rarely go back to the same places so we can try new things but this will be on our list of homes to return to!

This was a perfect getaway for our annual girls trip. The pictures do not do this house justice. It was in a perfect location, super clean and had all the amenities we could ask for plus more. We will definitely be staying here again!!

We enjoy This house so much. It was more beautiful in person. There was plenty of space for everyone. We loved the rushing sound of the river behind the house. Well stocked kitchen, comfy furniture, very clean and great location. Thanks for making our trip wonderful!

Great location; had everything we needed for our extended family including 4 grandchildren from 5 years old to 3months old. Karine and Paul are very accessible and responsive to all of our requests. A few problems -- (1) the beds in the two non-master upstairs bedrooms were squeaky and noisy and the one at the end of the hallway was uncomfortably hard to sleep in (2) no garage door opener because the previous guests took it with them (2) no trash cans in the garage so had to use the dumpster in back, which was difficult because it was already full. All in all a very pleasant and fun stay for the whole family -- second year in a row.

The pictures and information about the Riverhouse in Estes Park on the VRBO site made the house seem like a wonderful dream. Once my reservation was confirmed, my family and I were excited to plan our trip. Karine was quick to answer my questions and made the check in quick and easy. The house was much more than we even expected. It was perfect for our family, with plenty of space for family meals and fun time on the deck and hot tub. Plus there was space for the kids to play without being under the adults feet. The location was great for Estes Park activities as well as quick entry to RMNP. My entire family enjoyed our stay and we’re not ready for it to end!

Great property. Comfortable, great kitchen, Fall River is amazing. Watched an Elk give birth right by the river (so be aware of the wildlife)! Only 3 en suite bedrooms so know if you need more than that someone is sleeping in main level bunk room. But overall a great stay and manager solved us running out of propane within an hour.

Nice home in beautiful setting with plenty of room for entire family.

This was an exceptional property for our party of 9 to stay in. Three generations of one family. Plenty of room to spread out. Comfortable and clean. Walking distance to town if you wanted to or about a 1/2 mi trip by car. Nice water view with fabulous hot tub overlooking the River. And just a 5-10 minute drive to two of the RMNP entrances. Great ( cool) weather even tho the forecast was for crappy weather! And the recent snow really accentuated the mountains! Had everything we needed and better than expectations. Would def stay again. Thank you Karine, for offering your home to out of state visitors.

We had a few days free over Spring Break and decided to head up the mountain. This was a great choice for our family! Plenty of space and large areas to gather and enjoy each other's company. Karine is very responsive, and we so appreciate that in an owner. Absolutely loved it!

Great location and a beautiful house! Very well maintained and stocked with kitchen essentials. Deer and turkeys were everywhere!

We spent a long weekend and had a blast! The home had everything we needed and a convenient location to both the park and downtown area. We will be back!

The house was awesome! There are quite a few things that need fixing up. The kitchen faucet is horrible!!! Needs to be replaced. None of the doors to the deck locked easily. The knobs would fall off. But it truly was a great place. Hot tub was great! Location was amazing. We had a great time!

Lots of people and very transient...totally opposite of where we had just come from in Tabernash. But the house is nice...needs some TLC in certain areas...but we were there for such a short time...didnt even want to bother with getting them fixed. Beautiful setting and house.

Everything about this property met, and indeed, exceeded our needs and expectations. The location was perfect, and the size of the house worked perfectly for for our extended family (six adults and 3 grandkids, ranging from 4 years old to 18 months). The owners and staff were responsive and easy to work with as well. All of us agreed we would stay there again, and we are already looking at dates in 2022 for a possible return. A couple of minor suggestions we noticed for your consideration (we discussed all of these with your maintenance people -- (1) the door handle on the door to the outside in the bedroom across from the master needs replacing; (2) the faucet in the kitchen sink is missing a part that will allow a steady stream of water instead of a constant spray that is difficult to control and needs fixing or replacing; (3) the toaster doesn't operate properly and you have to hold the handle down to get it to warm up. We suggest you replace it with a nice toaster oven (Breville is a very good choice), which will be much easier to use and will last a long time. Overall, a wonderful summer vacation for our entire extended family.

We had already stayed in this property about 10 years ago and it was a lovely home then but dated. The new owners have updated the property and it's much nicer. We did have a few problems with the home but the owners tried to rectify the problems as soon as possible. We did not have Direct TV until the fourth day of our stay which was difficult especially with the kiddos. We also had a issue with the dryer. We discovered it was not drying after washing some of our clothes on day 4. Other than that, we enjoyed our stay and the location of the home. We enjoyed the poker table and the foosball table. The new hot tub was also a plus.

Fantastic space for entertaining.we were in town for a wedding and it more than suited our needs. We saw turkey, elk & deer, lots of natural light. Comfortable and clean, lots of extras. Love love loved our stay here. Thank you!!
