Resort has everything you need; especially a great bartender. Grounds were nice, pool was great as well as beach access. The condo had everything. Close to 5th street with the shopping & restaurants. Front desk was awesome as well!

Except fot the seaweed and the gas smell of the boats coming in from and going out to Cozumel (which the property is not responsible for), we had a lovely stay. The view from the apartment is spectacular and we would gladly stay here again. Very well located. The cleaning service and the staff at reception are friendly and helpful. We did not find anyone at reception around 11 am just the day we had to go, when we went to the lobby to ask for someone to come pick up our luggage, we ended up having someone come a bit later, which was ok for us as we were not in a hurry since we were not leaving Playa that day.

Beautiful location very close to everything, clean beachfront

We were very pleased with the property. What we did want to recommend to owners, is to provide some complimentary coffee, sugar and powdered creamer until we can get to the grocery store or prepare to bring your own. Also no condiments or aluminum foil, baggies (simple things for the kitchen). We stayed 5 nights and had one cleaning, but they did not replenish our towels.... we tried to contact the manager and never heard back from him. We asked the cleaning ladies what happened to our bathroom and kitchen towels and they said they did not have any available. Later got a message that they only replenish after 10 days of stay. Overall the condo is in a great location, beautiful beach view and stunning pool and staff. Please note that there are a lot of steps to climb.

This condo is excellently located with close proximity to the beautiful Caribbean and overlooking the beautiful pool and bar area. The swim-up pool is a delight -even for the kids who order refreshments while enjoying the poolside atmosphere. It is a short walk to 5th Avenue and all the charming sites. The condo was nice as we were able to make breakfast then walk to the beach or pool area instead of going out to eat.

Overall, it was great. Clean, responsive personnel, calm, and quiet place to relax.

The view is incredible, the location is perfect! Great place to use as a base of operations to take in the many things that Playa has to offer. We would definitely stay there again.

Thank you to the owners for allowing us to stay in this fantastic place. It was a nice escape from the bustle but close enough to walk to shops and food. The only callout I would note is that It’s a lot of up/down short steps if that’s an issue, and it wasn’t for us. Robin, the pool bartender, is wonderful, especially if you like a joke. He LOVES the American football team, KC Chiefs. ;)

we really enjoyed the prooprty and the efficiecny of the staff making sure guests and tenants were safe and no one coming onto property when they shouldnt be! the staff even brought us coconuts off the trees they were cutting for hurricane prep!! the only thing we noticed was there was water under the beds and windows after the hurricane but not sure there is anyone can do about that (it was crazy outside). we do also wish that someone would have informed us of the weather advisory prior to travel and info about how things work in Mexico when something like this happens. we had no idea that all stores and everthing closes at a certian time, so they came to tell us they were closing storm shutters but no indication of getting supplies before they close. but all in all the stay was awesome and the location is perfect, we would most certainly come back!

I would recommend this property to anyone. We loved having the condo cleaned each day, the location could not have been better and one of our favorite parts was the bartender at the swim up bar. He was awesome!

Property was in great location. The only item that kept this stay from being perfect was the amount of seaweed that polluted the local beaches. Mother Nature can’t be controlled. No fault of the resort.

Great place to stay, location, location, location was key for me. Ferry to and from cozumel for Diving. 5ta avenida for drinks, restaurants and clubs/bars. Everything you are looking for you can get it here. The beach front is beautiful and calming with the sound of the waves. Access to the parks is a quick 20 minute drive. Love this place and i higly recommend it. We had 6 people here for our stay and it didnt feel tight.

Overall plenty of room in this 3 bedroom condo. Only complaint is the master bedroom mattress was a bit firm for my liking and kitchen is short on silverware, wine glasses and coffee cups. Shops, restaurants and ferry to Cozumel close by and convenient. No need to cab or drive everywhere. Overall nice complex.

We loved the property and the restaurant staff. We did feel the stay would have been much better if there were dressers in the rooms. We all struggled with having to "live" out of our suitcases for a week. We also had a hard time with the operating the stove. Would we stay there again YES!

We arrived late in the evening and wasn’t sure how to find our condo. Security staff was extremely helpful in helping with luggage and taking us to our unit. Condo is super spacious and has an amazing view and access to the pool and the beach. Couldn’t be better! Loved the air conditioning. Our only disappointment was the third bedroom. Upon arrival, it smelled like moisture and we assumed due to being closed up. When I went to bed after a full day of travel, the roof was leaking on my head in bed. During our stay, it rained 5 out of 7 days so that room was not viable to sleep in. Luckily, there were 2 beds in one room where I could share with my mother. I reported it the next day, along with the coffee maker not working. Coffee maker arrived on day 4 and no change to the roof situation.Helpful hint. Our driver from Happy Shuttle in Cancún could not find the condos. He took us to Playacar 2 on Paseo Xaman Ha which is very different than Xaman Ha condos on Bahia Del Espiritu Santo. This is important as he wasted more than an hour finding our location. I wish we had had the actual address prior to arrival. Our unit had many more stairs than expected for my 80-year old mother. Loved Playa, Tulum, Coba. Please note, be fairly fluent in Spanish. All appliances require the knowledge in order to operate as there are no instructions in English.

Excellent place to stay with a group or family. Been here 3 times. Little more seaweed this year but the property and pool itself is worth it. If you want peaceful and not a lot of people here is the place

The unit was wonderful. Sitting on the balcony in the breeze from the ocean every morning with a coffee was so enjoyable.There was plenty of room for my five grandkids and me. We all had space and privacy with three bedrooms and three bathrooms. The pool was great and Robin the bartender was fun and helpful. Good Times

Our first time staying in Xaman Ha Condo (unit 7123) and we absolutely loved it! We have been traveling to Mexico for over 10 years and PlayaCar is hands down our favorite place with the nicest beaches. The location of these condos can't be beat- easy 2 block walk to everything you could possibly want or need. Rentals Your Way was very easy to work with and allowed us early check-in and late check outs. They were very prompt with reservations and any questions we had before and during our stay. The unit itself was very clean and suited our needs perfectly. The appliances, hot water and air conditioning all worked well. There were a lot of steps but as other reviews state- there is a new enterence with an exterior paved walkway under construction that can eliminate some of the up and down parts of the interior hallway. House cleaning came every other day and were the nicest ladies ever- very sweet! It was kind of strange that we never had washcloths or hand towels provided in the bathrooms- next time I will pack some. There were a ton of beach towels and bath towels. My only suggestion for improvement would be to update the living room furniture and the kitchen bar stools. While comfortable- the couches were a little stained and the wooden bar stools were so worn they looked terrible. When comparing to other units- the furniture here really lacks appeal. We did find the bed in the master bedroom to be very comfy and slept like a rock every night. Overall- the incredible views and the vaulted ceilings outweighed the ugly furniture for us. We would most definitely rent this unit again in a heart beat! Last I would like to mention a few of the owners and regulars that we met and really enjoyed talking with- they gave us great advice on places to go and were just so friendly and welcoming: Robin and Robert, Darrel, Deckland, Terry, Roger and bartender Robin- Thanks for the laughs!

Great unit and location, although we wish the tree (don't know what type but not the palm trees) in front of our condo was not there. If only the palm trees, the view would be outstanding, framed just like a post card. And yes, the up and down of the stairs and walkways are a bit confusing at first and seem like a long way around the bend, so to speak. Weird configuration. Aw well.... The unit is nicely appointed. Two drawbacks: 1) The front door and a few windows (especially in the front larger bedroom) are not sealed properly. They ask that you not run your a/c unit when gone but if they were properly sealed they wouldn't need to worry about expensive electric bills. Plus, the construction from the very large condo units going up next to Xaman Ha would not be so loud. Luckily we were not in the condo much during the day. 2) The pool bar was closed for renovations before the big tourist season and we were not informed of this before arriving. While not a major inconvenience, we came in later on the first night and wanted to grab food and drinks from there, but alas we had to go out to dinner. And we wanted to utilize the pool bar during our stay and could not. Missed revenue on their part. However, the unit is quite nice, the grounds are well kept and the beach and pool are wonderful. We would definitely go back again.

We booked this beachfront, 3-bedroom condo thru Rentals Your Way for the week of Sep 25 - Sep 30. The booking process and all communications with Sarai were so easy and stress free. Unit 7123 is at the end of a second floor hallway. it is the end closest to the beach so our view was amazing. The terrace can be accessed from the master bedroom as well as from the living room and looks out onto the pool and beach. The place is super clean, spacious, and beautifully decorated. It has everything we needed for a family of 6 adults and 2 toddlers. towels, tp, paper towels, dish and laundry detergent, washer and dryer, iron with board, full kitchen, shampoo and conditioner, even board games and pool and beach toys. The AC worked wonderfully and there was always plenty of hot water. Everything is walking distance from the condo complex. So many restaurants and bars, banks and money exchange places, the ferry to Cozumel, and the main little plaza where you can see Mayan dancers and los Voladores de Papantla every night. Also the Mayan Portal is there. But you are still away from the hustle and bustle and noise of the city. We slept soundly every night. there is construction going on next door at the Playacar Palace during the day. the noise never woke us or even bothered us when we hung out at the pool. Speaking of the pool area, it was always clean and the water was perfect temperature. It is low season, so there were always plenty of loungers available, but the pool bar was closed. Our condo was cleaned twice and fresh towels provided during our week stay. All in all, it was a wonderful week. I will definitely book at Xaman Ha again. I highly recommend it.

Great 3 bedroom condo with veranda right above the beach and pool. Very clean condo and friendly staff. Perfect location for walks to town and a ferry to Cozumel. The beach is white soft sand with turquoise colored water. Post card picture perfect. The pool is great as is Robin the bartender/chef. Its also right on the beach. Not crowded like the all inclusives so it is very family friendly. Would recommend to anyone going to Playa Del Carmen that likes a kitchen to prepare their own food with short walks to town for meals and entertainment and is not looking for a crowded all inclusive resort. Great place. Our best vacation ever according to my wife and kids.

My family (total of 7) stayed at this unit in May 2017 and overall we were VERY satisfied with our stay. We loved the location (very close to 5th Ave, yet in a less populated beach), as well as the property. As mentioned in previous reviews, the bottled water connected through a filter and delivered into the sink was impressive (had never seen this before). There were a couple maintenance items (i.e. remotes missing batteries, microwave has probably seen better days, a little leak of the washing machine), but they were reported and I'm sure they will take care of them. The location of the air conditioners (at the bottom) in the bedrooms is probably not optimal as heat rises and cool air goes down. This leads to more usage of A/C which could be avoided if they were placed differently. The one item that bothered us the most was the design of the stairs to access the unit; I have never seen a staircase that required you to go up one floor and down one floor to get to the hallway that led to the unit, instead of just a few steps to go to the hallway. Can't understand what the architects of the complex were thinking when they designed it this way. That said, I would still go back to the property as it is VERY comfortable and made us feel very happy.

My husband and I with another couple stayed in this unit for a week in February and loved it. The unit was spacious, clean and well decorated. The filtered water built into the sink was a HUGE plus. The views form the porch were stunning and I enjoyed having my coffee out there every morning. Rene, the manager, checked in with us frequently to ensure we were enjoying our stay. Xaman Ha in general was fantastic as always. The pool and beach are beautiful. The swim up bar is a great feature and Robin is always attentive and has a great personality. The proximity to 5th ave is perfect and we are already planning to rebook for next year.
