What a great house and so convenient to the race track.. and not far from downtown.. we had 3 couples and it was perfect! The house is adorable and I loved the fun coffee cups! The owners were so nice. The beds were very comfy and I’m really picky..! I would recommend this house 110%!!

A lot of thought has went into this house! Group of 6 stayed, lots of room. We walked to racetrack in 15-20 minutes and avoided parking/traffic. Almost a mile. Very thick and oversized bathroom towels, cute coffee/drink bar. Love the Keurig upstairs too! Quiet neighborhood and within delivery are for DoorDash. Owner has put a lot of thought into the details and we noticed lots of beautiful decor throughout the weekend. We plan on being back!

This house was perfect for my moms bachelorette party ! So much fun around the fire pit with a glass of wine ! Very close to the casino and downtown! We had a blast!

This property was just as listed. We were 4 adults and 4 children (ages 3, 5, 7 & 9). Everyone had a bed. Our favorite part of this listing was the yard. The kids were able play in the in the fenced in yard with lawn games provided by the homeowner. Our two disc golfers were able to practice in the large side yard. We smoked our Thanksgiving turkey on the covered patio even though it rained. We were able to make a short drive to the mountains to hike. You won’t regret renting this property!

This historical home is very nice and updated. The VRBO was so nice and clean. We loved the homeowners - they left a sweet welcoming note and nice little treat bag upon our arrival. We stayed here because family friends were getting married with a destination wedding at the chapel located at Lake Hamilton. We loved coming home to our place. No complaints just wonderful memories.

Everything about this rental was great. Quiet neighborhood and just a few minutes from anywhere you want to go in Hot Springs. Owners of the property are so quick to respond to any question you might have. No complaints at all!

Had a great long weekend with 4 adults and 2 teens. Lots of great space to relax and unwind. Close driving distance to all of the sights, but far enough away to enjoy the patio(s) and listen to the active birds. Loved how well appointed the house was, the coffee makers on both floors made my day =).

This is our 2nd time staying at Amanda's property. The experience was just as great first time. Easy checkin, quick communication with hostess, fully stocked kitchen, comfortable beds and an awesome outdoor space. We will be repeat guests our next trip to Hot Springs!

We especially enjoyed the two covered porches that are surrounded by flowering plants and an immaculately manicured lawn. The neighborhood is beautiful and close to the attractions of Hot springs. We’ve rented all over the country and in the Caribbean and this is at the top of the list in all categories! We were in hot springs for a sporting event and had ages 8-68 in our group. It was so nice to have space to visit and a kitchen to prepare meals before and after our games. The kitchen is well appointed with lots of cleaning products. No spices but I actually like not having a bunch of cluttered leftovers in a kitchen. It’s definitely clean with new appliances and quality cookware. There’s an awesome coffee bar set up downstairs and upstairs! They really thought of everything. The living space is super comfortable and perfect for groups of 5-6. Some of us played cards in the dining room while the others visited in the living room and we could all talk. Beds were VERY comfortable with nice linens. Five stars for sure! Heating and cooling both worked great. There’s a small backyard where we played cornhole and sat under the covered patio. It was lovely. I never leave long reviews but the owners were so kind and thoughtful that I had to. They go the extra mile and I felt like I should too.

Great house in a perfect location for bath house row, the horse track and casino or a quick trip out to Lake Catherine or Lake Hamilton and the gardens. 100% chance that when we go back we will stay in this house every time.

Dealing with Amanda has been amazing! We were scheduled to stay when both Texas (where we're from) and Ark got hit with a nasty ice storm. Amanda and her husband have been so generous with a reschedule and very communicative and kind!

The house was clean and well taken care of. The hosts were very responsive when we needed something. The beds were comfortable and we had everything we needed for a great stay.

This home had it all! Character & charm, with decor that reflected the era in which it was built. BUT it also has all the modern amenities we mature adults appreciate. Amanda and James strive to provide for every possibility and comfort of their guest. For us, they succeeded!! First, Amanda was very thorough in addressing all possible questions about the property in the detailed description. And the property was just as described. Communication was fast and efficient. Kitchen was very well stocked including a variety of glassware and cups for any occasion. Plenty of fluffy bath towels, a pantry stocked with cleaning supplies of every variety. Very fast Wifi. Beds were very comfortable for all in our party and the pillows didn’t flatten out the minute you put your head down. Best part is the outdoor spaces. From morning coffee on the side porch, to adult beverages in the evening on the covered patio that is attached to the garage. We loved the fire-pit on the patio and used it the night it was chilly during our stay. Hopefully, we will be able to book this property on our next trip to Hot Springs.

The home is absolutely perfect for an adult getaway. The rooms are setup in a way that our mix of couples and singles were easily comfortable. We spent an evening on the porch with a fire, cooked on the grill and were able to get to bathhouse row in minutes. I wish we would have stayed longer and we can’t wait to go back. The hosts were generous and accommodating and made our stay perfect.

We booked 411 Trivista for Thanksgiving week, for our family of 7 (2 grandparents, 2 parents, 2 kids, and 1 uncle). We arrived on a Saturday and left the following Friday. We did a lot of things in the Hot Springs area, but we mostly cooked and ate in the house. If you have kids who don't sleep well in the same room or bed, this house is a dream. Upstairs are two bedrooms with 2 beds in them - 1 larger bed and 1 smaller bed. So we split up our kiddos. They each got the smaller bed and then the adults slept in the bigger bed. Everyone slept better that way. The kitchen is well-stocked with equipment, and we used most of it. Plenty of counter space to spread out if you have a few people in there cooking. There were also a bunch of games which kept our kids busy in the evenings. And a huge side lot where you could play football if you wanted. There's also a park about 3/4 of a mile away, which we walked to to shoot hoops/swing. The neighborhood is very quiet. It was plenty of space for us and easy for our family. My only tip is that if you have kids and put them to bed earlier than the adults, and the adults happen to be loud, bring a white noise machine. We had those upstairs for the kids, as there was a lot of family "discussion" that was rather loud and the sound carries up the stairs.

We booked this property for a few days over fall break. Check in was flawless. We found everything to be as pictured. The whole house was extremely clean. There were lots of great extras that made us feel welcome, including nice shampoo, conditioner and soaps in the bathrooms, coffee, snacks, waters, and a binder to answer any questions we had. The living room had lots of comfortable seating. The kitchen had everything we needed. The bathrooms had plenty of clean, thick towels. All the beds were comfortable and all of us slept well. The location was easy to find, the neighborhood was quiet, felt safe and we were close to everything. We prefer to stay in houses, not hotels, and we've become picky over the years. This house exceeded our expectations. You won't be disappointed.

Beautiful, clean home with everything we needed for the weekend. Host provided a lot of "little things" that made a big impression! (gift bag with treats, coffee pods, local soap, water bottles, Hot Springs recommendations). Home is comfortable, well-decorated, had plenty of towels, and everything we needed in the kitchen. Definitely recommend this property!

My best friends from college had a reunion trip in Hot Springs and got to stay in this adorable cottage. We all loved it! The location was so convenient - minutes from fun shops and restaurants. It was easy to go out and see sights, but it was also so easy to stay in! The beds were so comfortable and soft. Local bar soap was waiting in the bathroom, and local bottled water was set out in the dining room. The coffee bars are such a sweet touch and made the mornings so easy. The back patio was a perfect place to have a drink and visit. There’s plenty of room for eight people to stay and hang out. Hot Springs is such a fun place to visit, and I will definitely be coming back to stay here again!
