This place is super clean and right behind Bernie’s and L Street Tavern. An awesome location, could not ask for a better rental this weekend! Highly recommended.

The property is very accommodating to a good amount of guests given it’s modest size. It never felt cramped or tight between myself and my three children. It was extremely clean and the kitchen and bathroom featured really nice upgrades. The spacious patio is a great place to have a meal and spend time watching the sun set. The property shares close proximity with other units and there was construction happening across the street which was a bit too noisy at late hours but no fault of the owner. Parking is also not the most convenient but manageable. We would gladly stay again.

Group of friends came to Hampton Beach for a fall wedding weekend. Our stay was very enjoyable and we had so much fun!

My group and I stayed here for our friends 30th and it was exactly what we asked for! Cozy, local, and the owner was very easy to get a hold of (if we had any questions). I highly recommend staying here and looking forward to next season booking with Rob again.

We stayed for 2 nights in October. The place was great recently upgraded. Great location close to everything and anger responded quickly to our questions.

My family stayed at this beautiful condo for a week and it was everything we could have asked for and more! It was so close to everywhere we enjoy going to, it was so clean, recently renovated, had an amazing deck with ample seating. The pantries and bathroom even had extra supplies! The only downside was parking (we had to park one car offsite due to NH’s street parking law which only allows NH residents to park on street). We will definitely be returning!

It had all of the amenities, easy check-in process and an overall great stay. Would book here again.

The condo is located on a nice quiet dead end street , just 2 blocks from beach . Convenient to restaurants and shops . The owner very responsive . Parking for 1 car but there is a lot at the end of the street to park extra cars during day and overnight

First impressions of 18 Perkins is great. Comfortable, inviting and clean. We felt immediately welcome and at home. We really loved the whole atmosphere. Their were some negatives: the air conditioning, non-working laundry machines, no beach chairs or umbrella, and no dishwasher. The first week of our stay, with temperatures in the 90's, the air conditioning was inadequate to cool the rooms. The temperature remained at 86 degrees inside the house. With an open floor plan, high ceilings, and only one bedroom with a window A/C, the main A/C blew cool air but wasn't able to cool the living areas or bedrooms and it was very sticky and uncomfortable, especially for sleeping. The cottage was advertised as having a washer and dryer, but that turned out to be coin-operated machines shared by several units. Additionally, after depositing coins, the machines would not start. Rob immediately tried to get a repairman to come, but one was not available not until the 12th day of our 14 day stay. The shared facilities are inconvenient because when you go to use the machines, oftentimes they are in use. You can't leave your load in the machines, because someone is waiting to use them, so you're tied to the house until you loads have finished. We ended up having to go to the laundry mat 3 times during our 2 week stay. The lack of a dishwasher was also inconvenient causing handwashing or paper plates and lots of trash. The lack of beach chairs/umbrella would not have been a problem, but because parking is extremely limited, we could only bring one car for 5 people. We were too cramped to bring beach chairs and an umbrella so we had to go buy them. Had we been able to bring 2 cars that would not have been an issue. Having those items on site would have been great. Otherwise, we loved the place. Recently renovated inside and out, huge deck, comfortable beds, responsive owner, lots to do for tweens, gorgeous sunrises, many restaurants and shops within a 2 block walk. We went parasailing and horse back riding, visited Odiorime State Park in Rye, listened to free, live music, watched fireworks on the beach, swam in the surf, sunbathed, took long beach walks, watched the sunrise over the ocean, and just enjoyed being together with extended family. A great place for a family vacation and a nice home for gathering at the end of the day.

We did a quick family trip and loved the place. It's walking distance to the beach and all of the restaurants. The off-street parking and deck were a nice plus.

My family stayed 4 nights for a long Memorial Day weekend and with 6 adults and two children, ages 5 and 6...this beautiful condo was just right!! Location is perfect. Quiet dead end street. Very clean and new beds and appliances. Linens, towels and everything you would need in the kitchen was stocked. The cathedral ceilings in the kitchen and living room helped make the condo feel more spacious. Despite not having alot of kitchen seating, there was plenty of nice deck furniture AND a fire pit. The deck is large and the weather was perfect so we were out back alot of the time. I would HIGHLY recommend this rental. Rob was very responsive and his condo is warm and inviting! This condo can sleep a total of eight. The ONLY downside was the parking. It was super tight but he did list this .... room enough for two compact cars. Other than that, we were so lucky to come across this gem!!!!!!!!! Thank you Rob! We will rent again! Marissa C.

Had a great time! Pretty sure we were the first renters as everything was fresh and new. This rental is all about the deck!! Large with patio set for 6 people and and a lovely gas fire table with additional seating. Thanks Rob.

Stayed at the property for three nights with friends while attending some concerts. Great location just off the strip, walking distance to the ballroom and a block away from Wally’s. The rental was clean and had a nice outdoor space. It’s a good size place for 4 adults. We had some issues with the lock entry and the owner was very quick to respond and deal with the problem. Thanks for a fun stay.
