With aching backs, we chose this property because of the hot tub they advertised. We had to cut our evening outing short to be able to use the hot tub before it was closed for the night however, when we went to get in, it was cold and would not heat up. The bed was uncomfortable, adding to the back aches and providing a poor night’s rest. The most important thing to me, other than having a comfortable bed and a hot tub was cleanliness and the room was very clean (sans 1 dirty coffee mug). The other negatives about the room were that there was no side table next to the bed to put my phone or water on (there was a night stand on one side only). I had to move a chair next to the bed (which blocked access to my clothes in the closet) to have a make shift table. We noticed the shower setup inconvenient as there was not place to set your toiletries and no towel rack to be able to reach your towel when you got out of the (small) shower. The door to the room was very sticky at the top corner and difficult to open/close…required 2 hands. Other than that, everything else in the room was fine and in good working order. On a positive note, Pamela, who greeted us upon arrival and took care of us during our stay was very helpful and accommodating. She showed us around, made us feel welcome and went above and beyond to make our stay enjoyable. She tried to get the hot tub to work and even stayed late to allow it time to heat up however, it never did. The breakfast was huge & excellent.

Extremely well-appointed facility. Rooms were spotless. All staff very friendly. Big surprise was coffee, tea, pastries, and Port wine waiting for us in the common room at night. Every breakfast item was prepared fresh and scrumptious.

The inn was amazing to stay at. Very comfortable and relaxing. Breakfast was an assortment of 3 courses. And more than we expected. The gardens are amazing and can spend all day in them.

Everything about our stay was top notch. Especially notable were the beautiful room, the hospitality and individual attention, the superb breakfast, and common areas both inside and out. They felt warm and welcoming. We also took advantage of the close proximity to Kingsbrae gardens - lovely and expansive. We most highly recommend a stay at the Kingsbrae Arms.

Staying at Kingsbrae Arms was like visiting a mansion with lovely art and furnishings. There was no sign to direct us to the Inn. If you go, just follow directions to Kingsbrae Gardens, which are right next door.

A vert enjoyable Inn near the heart of St. Andrews. A wonderful stay with a great view of the garden. The staff was friendly and helpful with directions to local dining and sites. The room was very clean and well kept. We had a great breakfast with excellent service.

If you’re a fan of Scottish country homes, this is your cup of tea. All we expected. Courteous, helpful staff, convenient location, wonderfully complete “cooked” breakfast included. Loved the quiet setting c

We recently stayed at th Kingsbrae Inn and where left dissapointed. For a 482$ room it was not very clean. Dirt in corners and spider webbs as well. The towels and face cloths where all stained with a blueish colour. The quality of the room was not as expected. The sitting chairs where made of fake leather that was all scratched and peeling off. The bedding was ok but they could use new pillows. We unfortunately had a vew of a garage door.. The coffee in the rooms where just from Tim Horton's. The breakfast was was pleasant but the dishes where dirty. We had lipstick stains on our glasses and the cutlery was not great. For the Name of that place and reputation, we where expecting alot more especially with the cleanliness of the room. The coffee served with the good breakfast was dissapointing. We wont be planning another visit there concidering the price and what we got.

Unremarkable cottage rooms - too small for a couple. Bathrooms mediocre at best with sinks rizing nearly 4 ft off the floor. Why? The manor house was nice. Breakfast was mediocre at best. The egg shoufle was cold and lacked flavor. Certainly below our expectations

We have traveled the world and this is one of a handful of places that we definitely want to return to. The main house has such a cozy, warm inviting feeling about it. Additionally no one could be more inviting or helpful than were the staff at this marvelous property. If you are stopping in St Andrews there can be only one place to stay.

Wonderful host and location. Place was beautiful. Great breakfast made for us in the morning, and was wonderful to be able to eat it outside in the courtyard.
