The room had all the amenities needed. The rooms were bright and clean, the hosts were warm and helpful with area questions. Walk to stores and restaurants, very easy to leave car. Great stay after beach in the morning.

Very enjoyable experience in all ways. Kim was a welcoming and wonderful host and inn keep. Intend on staying here again next time we're in the area. Loved the newly created (early 2000s) but intentionally older looking federal style build and architecture.
The only slightly negative I can think of is you can hear your upstairs/downstairs neighbor walking around or talking in anything higher than a regular volume but they have "quiet hours" and have done all they can to accommodate that issue. As I said, doesn't change my thoughts at all about staying at this B&B in the future.

Kim and Addison were wonderful hosts. Compass Rose has cozy and beautiful indoor and outdoor space. Within walking to the wharf park, lots of shopping and eating places to explore. Central to a lot of New England. Newburyport is a charming town!

Great location, walking distance to everything. Allows us a zero stress gateway with off street parking, three room suites, common areas for socializing and private area with the fireplace. We bring extra duraflame logs.

The innkeeper Kim was as sweet as could be - very accommodating to our needs. Put out treats in the evening and a delicious breakfast in the morning. She is truly an asset to the inn! Our room was clean and very comfortable - we will definitely be back!

The Compass Rose Inn checks most of the boxes. Location is excellent. Rooms are very clean. Inn keeper and staff are friendly, helpful, great people. Unfortunately, the suites are not well isolated from the sounds of the other guests. Foot traffic overhead and muted voices along with plumbing all contribute to a lack of privacy. Surprisingly this house is newer construction and was built for the purpose of a B&B. Perhaps the noise intrusion is part of the B&B experience and should be expected, so my expectations may be skewed. Unfortunately, I probably would not stay here again.

This is our go to place when we stay in Newburyport and have been here several times. The location is ideal and close to everything. Janet was amazing- super friendly and accommodating and a great cook:) looking forward to next time!

Janet, the hostess/innkeeper, was wonderful - efficient, welcoming, charming and delightful. The room was fine, although the room temperature was not able to be controlled by guests. The breakfasts were excellent. We would certainly return and would recommend the inn to friends. It is very conveniently located. But Janet was the best - we really appreciated her assistance and information.

The beautiful lobby, lovely rooms, most with working fireplaces (Duraflame included), great location and the nicest, smartest innkeeper I’ve ever had the pleasure of meeting. We will absolutely be back to Newburyport solely to stay at this marvelous inn.

We loved The Compass Rosé’s historical period details. We also loved how accommodating and friendly the inn keeper, Janet was. Janet’s breakfasts were delicious. I would suggest providing a dark roast coffee option with possibly an organic half & half.

The separate room gave us privacy and the steps provided us with some exercise. We missed breakfast the first morning unfortunately, but we were able to have a delicious breakfast the next morning.

Beautiful, peaceful, and well-appointed suite. Healthy and delicious breakfast, welcoming and friendly innkeeper. Tucked away just off the main street, easy walking to shopping, dining, and the waterfront. Easy drive to Plum Island and the nature preserve as well as several beaches. The perfect vacation.
