Great location on the boardwalk, room was average, nice enough for a short stay. Amenities during the summer would be much better than during our trip in the off season.

Pros: private balcony, refrig, microwave, toiletries, comfy/clean towels/sheets/beds, coffee in lobby, oceanfront, on boardwalk. Average: room size/set-up. Nothing extra. Glass and screen doors are reversed, making it a bit awkward, but not a big deal. The woman who checked us in was very slow and quiet. She wasn't rude, but she wasn't friendly. She also checked us out. She said hotels.com charges us for parking in the fine print and we should check our bill, but she would refund it for us. Her statement is untrue. Our booking clearly said "free parking", and when I told her we always check for free parking and have never been charged a penny over the agreed upon rate, she smiled as if to indicate we were conned. As an extremely well educated person who verifies every penny in my finances, I did not appreciate that. Cons: The Dough Roller and the building to the right block long beach views because Park Place is set in a bit. You still have your oceanfront view, but you can't see the longer views that you can in other hotels that are not set in from adjacent buildings. Hotel is supposed to be smoke-free, even balconies, yet it reeked of pot 24 x 7. That was rather disgusting. No table on balcony. Not enough outlets. Outlets near bed are very soft, as if pushing in a cord will push it through the wall. Only 5 hangers. Need more.

We liked Park Place. It has a very beachy theme. The room was clean, the bed was super comfortable, it was right on the beach with access from the lobby. The room Had a great little kitchenette with a fridge, microwave, coffeemaker, dishes and silverware and even dish soap and drainer! I loved that they gave you four big towels and the bathroom had a heat lamp and jetted tub! The furniture seemed updated, the staff was friendly and helpful. We definitely would stay there again!

Everything was great except the pool area was closed during our stay...was supposed to be open thru the end of October.

The room needed some love mold in the showers ceilings look like they have been thru a fight. The beds were very very very firm and uncomfortable so much so my husband and I slept on sofa bed the last night there and got better sleep. The Ocean view was gorgeous and the location of hotel was perfect to go out and be in the middle of everything on the boardwalk.

Some mold on the walls; AC loud; stained towels; broken bathroom fan; resort fee had to pay at check in; beds are hard. TV and view was nice; front desk gave me an extra toothbrush; AC did work; parking pretty good

2nd stay at this Hotel. Nice rooms with nice staff. Great Ocean Views on 6th Floor. Last year was same on 5th. floor. Party included disabled wheel chair user. Facility works well for visiting OC Boardwalk.

Air conditioning stopped working in the middle of the night did not make for a good night sleep

Park Place is always an enjoyable stay.

The front desk staff could be friendlier. Saying good morning and looking up at the guests should be mandatory. The location was good, near everything. Having only one option for food wasn't great, especially when they didn't open till 10am. Not good if you're looking for an early breakfast option. Rooms were clean and well kept.

This hotel was ok, but for the price, I was expecting more. Bring your own pillow.

Nice place to stay, staff was very nice and helpful, hotel is on the boardwalk close to everything. Would suggest the staff tell you that your oceanfront room is just above the outdoor smoking area and offer you a chance to change rooms. The first night the smoke inside our room was pretty heavy, other nights there was virtually no one out smoking and those nights were fine.

We have come to OC multiple times and stayed at various hotels between the pier and the 65th St. For proximity to the pier and boardwalk, this is really nice. The hotel is clean and centrally located. Very easy access to the beach. The rooms are a bit outdated. The door to the balcony would close when the lock was active. My wife and son actually got locked out in the balcony for 30 minutes. I would recommend the hotel overall especially because of its proximity. But be careful with the balcony and don't lock yourself out!

This was our second family summer vacation here and we do truly enjoy staying here. The staff are all wonderful and the common areas (bathrooms, pools, lobby) are in wonderful condition and are kept clean throughout the day and night. The housekeeping staff are wonderful. You cannot beat the location and the views from the 2nd floor common area and bar. All that being said the rooms could use updating, especially the lighting, bathrooms and carpets. We do appreciate the tiled floors in the entry of the rooms to limit sand from tracking in. There was mold or dirt on one lamp shade and same situation in the tub area of the bathroom. The hotel provides beach towels which we love but were told on most days the limit was 2 - for our family of 4. We also called to request two additional bath towels at 8:30am and were told housekeeping starts at 9, meaning we wouldn’t get them until at least then. If those few things were changed it would be 10/10 from me.

Everyone was nice professional very clean easy to get to everything the food was good. The service was excellent. The housekeeper Great did the excellent job and the staff were very nice and on point

Pros: Great views of the ocean from the balcony. Nice little kitchenette available. Easy access to the beach and boardwalk Con: It's stated that there are cookies available. They are not out, you have to ask for them, then was told they're not available until after 3pm. Not enough carts to move luggage in and out of hotel There are 2 elevators for 7 floors, it take a minute or longer at times for the elevator to arrive; to hope that there's room to get on. The stairway has a very strange/weird smell. Didn't feel safe going into the area. No vent in the bathroom. There are holes in the chairs that were on our floor. Noise barrier from the boardwalk/bar is a bare minimum, if you're a light sleeper, do not recommend.

For being beach front on the boardwalk it is not a bad place to stay. Getting two beach chairs with your resort was nice. Overall hotel was outdated. Paying close to $500 a night it would be nice to stay in a nicer place. I understand you are beach front but there is always a time where updates are needed. I’d stay here again.

Great location and nice rooms with kitchenette. When returning from the beech, you can stop by the pool showers on the 2nd floor and rinse off any remaining sand, keeping your room sand free. The staff is friendly and diligent, housekeeping in particular.
