Late check in (4pm) and early check out (10am) were a little inconvenient. Ocean front suite was really ocean view suite. Overall a nice property and enjoyable stay.

We loved the hotel and we will stay there again on our next trip to New Smyrna Beach. Close to everything, very comfortable, excellent facilities and service.

Air conditioner was extremely loud. Remotes for lights & ceiling fans worked in mutilpe rooms, thus someone was turning the lights on & off in our rooms

Was put in a room right next to reception. When asked to upgrade or move, front desk advised not possible when booking through expedia. Never any pool towels available. Front staff was not very knowledgeable about their hotel. The place is beautiful and in the perfect spot but hotel staff just didnt make us feel very welcomed

Room was awesome and so was view of ocean.

This place was an amazing ocean front getaway! 3 blocks from all the red and shopping and their pool overlooks the ocean.

Couldn't get Internet..sliders was dirty..hand and face prints on glass kitchen floor under cabinets had crumbs...

Great place. We will be back.

The hotel location is great but the rooms are very run-down. We were out in the worst location within the property - 1st floor right by the elevator and front desk.

The resort was beautiful and very clean. Rooms were very nice and beds were comfy. The staff were superstars! Loved how friendly and helpful they were. We'll be back very soon!

The door would not shut properly due to rotted door jambs in the bungalow. The coffee maker did not work and the advertisement on expedia listed multiple beds and they do not have linens readily available for the fold out sofa

We love the convenience and beauty at CPBR2. It’s comfortable and quiet! The facilities are nice and affordable. We especially appreciate the helpful staff including a young valet/porter that walked with us to overflow parking and gave up his space on a very crowded memorial weekend night. Over and above!!

Great spot for a short getaway if you’re local! We will be going back!

The staff was friendly and helpful at check in. After that it was down hill. The room did not have a coffee maker…had to ask for one. We stayed 3 nights, our towels were not replaced and we ran out of coffee. That would have been ok if they had told us there was no room service. The A/C unit was very loud and barely kept the room cool (it was a very small room). The room was not very clean (the sink was filthy). We think the cleaning staff break room was next to our room. They were very loud and frequently congregated outside our door, waking us at 6:00 in the morning. Some of the dishes in the room were not clean. The hallway walls showed that had been plaster, but not painted.

The mattress was terrible. The phone in the room didn’t work at all. The Internet access is terrible. I felt like I was in a hotel instead of a resort. It’s not as modern as others that I’ve seen before has been. You don’t have a lot of space. The parking is terrible, I had someone knock on the window like they were banging on it. My Son got scared they banged on my door then we opened it and it was a lady and a guy so we were not happy there at all. I will not visit that place again And I had to keep calling to get service and that’s not good either There was only one person there that was nice in the staff, it was the guy that attended me when I first got there.

When I arrived I was given a room on the first floor with a view of the parking lot. The air conditioner was loud and I had trouble with the lights and ceiling fan. The bathtub needed resurfacing. I stayed one night and asked for a new room. They were very receptive to my concerns and moved me to a bungalow. The bungalow was perfect. Thanks to the staff for saving my trip to New Smyrna Beach, FLorida!

Beautiful views from the 6th floor. Very clean, updated, and comfortable. Staff all friendly and helpful. We have stayed here several times over the years. This was like the first time, which is why we keep coming back!

Honestly I was expecting more , the rooms were decent you can tell they had some problems due to obvious repairs the pool was filled with nothing but drunks for 2 days and bugs , the security guard stayed creeping in the trees at night kicking people out of the pool my daughters Stanley cup was stolen from pool , I had people above me that sounded like they were running a marathon for 2 days . No parking and the boom truck took up all the spaces the only thing that was worth it was the view worst $ I ever spent plus it rained the while time

No bar closed was listed as having. Tub and toilet not cleanest But staff was awesome And beach beautiful

We were part of a large group traveling together. A few had issues with their room but I did not. Great floor plan with a separate bedroom plus kitchen and living area. I upgraded to oceanview and the view was awesome. If you’re looking for a laid back and relaxing place, you’ll be happy here.

Property is at excellent location. Right on the beach and a close walk to Flagler Avenue. We have stayed here several times and this time the cabanas were all ripped and falling apart. There was no upkeep On clearing the walking path from sand each day and parts of it were caving in. The rooms had some updates, but the area rug was stained and dirty. There was no closet or place for hanging clothes. We will look for another location next time due to the poor condition this time.

I booked months ago with a large group and was shown the main facility as what I was booking. I was the only party put 3 buildings down away from everything. We also had power out in both bathrooms one night. Asked the staff where the breaker was as maintenance couldn't get there until the next day. Running around in the dark to the bathroom is a safety hazard and not acceptable. Maintenance arrives, lifts a picture on the wall and flips a switch....we could've easily done that. Our safety was not a concern. The front desk wrote a report and took my cell number for management to call me...I never received the courtesy of a call....definitely not acceptable.

I want to start by saying the suite was beautiful except for the 2nd bathroom cabinets which didn’t work and were rusty and dirty. The view was excellent, the beds were comfortable & it was clean. It was quiet and no one bothered us. However the master bedroom TV did not work nor did the ceiling fan(or the light). The dishwasher leaked all over the floor. The front desk area had ripped up floors and just over all looked to be in disrepair. One of the front desk staff was very nice but did not follow through with sending a link for check out as promised. The buildings and property overall looked old, dirty & decrepit. Metal was rusty & missing in a lot of roof areas, the door to the elevator was falling apart & the air didn’t work in the elevator. The pool looked very dirty when looking down on it from the balcony and was very small. My suite was in the Royal Palms building and there was only 8 parking spaces so we had to park diagonal across the street which was incredibly inconvenient. As I said originally, the suite was beautiful but over all this property was not worth the money.

Parking was tight

The place was great. It needed an ice machine. Great location and walkable to restaurants and bars. I loved the pool and the beach very convenient. Dominick was very accommodating and helpful. Thank you
