Pros: Amazing location, right on the beach. Plentiful indoor/outdoor seating, for eating/watching sunrise/sunset, great amenities (kayaks, paddle boards, boogie boards, hammock, beach chairs, grills with gas included, lots of kitchen supplies. Drink fridge downstairs is very convenient. Majority of rooms have beach views. Great spot for walks on beach or sidewalk, 3 restaurants within walking distance. Cons: Property is advertised as 8 bedrooms plus a loft, but I only ever found 7 bedrooms plus a loft. Still had adequate beds. Somewhat confusing floor plan; We figured it out quick enough but after a week still couldn’t figure out which light switches went with what, and how to turn off certain lights. One bedroom hurricane shutter would not open so the bedroom was blackout dark the entire time (wasn’t a beach view so no real problem and actually helped kids sleep longer). Other reviews mention roaches - I never saw one inside the house (alive) but after dark they definitely show up on the deck (especially lower level). I’m from the south and have seen plenty of roaches and these are right up there with the largest roaches I’ve seen. Again, never saw them get in the house and not sure what could be done to get rid of them without damaging the ecosystem since the deck is literally built right on a sand dune where there’s probably a lot of other critters that just stay in the sand. I would have enjoyed the outdoor deck after dark much more if there weren’t so many bugs, during the day it was great.

We checked in on Saturday with manager explaining they were going to replace the grills. We asked them to do this ASAP because we had meals planned. They never got back to us. We picked the cleaner of the two grills. It ended in a grill fire that required a fire extinguisher. Meat was completely ruined. Instead of them coming & getting us a grill, my husband had to go purchase one with propane after speaking to 3 different managers. Microwave was filthy, food & dirt under the couches, dryer had to be replaced but wasn't replaced until Wednesday of the vacation, each sliding glass door was off track & not working, AC broke, vent from ceiling fell open in the master bedroom, screws were sticking out on the deck that we had to screw into the boards to avoid injury, black mold in the place (we have 61 pictures for proof), doors broken on kitchen cabinets, kitchen was not stocked for a group of 20, cockroaches & they didn't come spray, & several other issues. Property manager reimbursed for the grill & propane after we got home from our stay AFTER I CALLED THEM!!! I demanded compensation for the terrible rental & requested off-season rates for all the issues we had with the rental which they did not give me this. They gave me the lowest price of high season rates. This place is terrible & has potential but needs serious fixing. Owners refuse to not rent it to do it. I have never had a more terrible rental from VRBO. We spoke to 4 property managers before action was taken.

This property was the best! Spacious inside and out! My family of 22 never felt like we were too crowded anywhere in the property. The two kitchens made it so convenient when heating up food since we all didn’t have to crown at one kitchen. The property is right on the beach so all we had to do was take about 10 steps from the back porch and we were right on the sand. The fact that it was a private beach made it so much better since we could see how packed and crowded the public beaches were! Will definitely be returning to this property!

Larger than expected, plenty of beds, loved the plethera of bathrooms! Large kitchen, especially appreciated the multiple refridgerators. Best part: direct access to a private gorgeous beach!!! Can't be beat. The sand and clear water are to die for.
