Here is the spot to stay in Rome. Hotel Abruzi. It is directly across the square from the Pantheon, and walkable to the Spanish Steps, the Trevi Fountain, Piazza Novona and many other sites. In other words it is very centrally located, and has great views and is in the middle of the real Rome.
The rooms were classically smaller as you will find in a old local Roman hotel, however they were clean and very comfortable.
The staff is wonderful, the included breakfast is a sit down and order breakfast at a local restaurant.
We have been in Rome several times now and this is by far the best place we have stayed for convenience and service.
1 warning, there is a flight of stairs that you need to take to what I believe is the slowest elevator in Rome, however we are on vacation and enjoying the real Rome, we were in no hurry.
Make sure to request a room looking over the Pantheon, although I believe they all do.

We had a lovely stay here for our last night in Italy. The location is perfectly central for absolutely everything and the view of the Pantheon from our window was spectacular.

Convenient. Friendly, helpful staff. Elevator is small and slow and you need to walk from ground level to 1st floor to access elevator. Stairs are quicker and convenient.

The view from our hotel room was priceless! The lobby was small and you will have to walk up one flight of stairs to get to the elevator-but they have a wonderful staff that delivered our luggage to our room and they came up to get it on our final day. We did have them store our luggage for several hours when we checked out since we were going to airport for a late flight.
Even though the plaza outside the Pantheon was very crowded and noisy-we didn’t hear anything when the window was closed. The breakfast was delicious and just around the corner from the hotel. We asked the hotel staff for food recommendations and they were all excellent!
Keep in mind the location, crowds and narrow street could make it difficult to have a taxi drop you off at the door-we did have at least a block walk to the hotel.
We would definitely stay at this hotel again and will recommend to our family and friends.

The hotel is unique, with some pluses and minuses. Our rooms were clean and well appointed, the staff was friendly and accommodating, and the location was perfect - this is the 3rd time I've stayed in the Panetheon area. However, we were not prepared for the layout. Our rooms were in a separate building from the lobby. There was a very small elevator, but you had to walk up a set of stairs to get to that elevator. This wasn't a deal breaker for our group, but unanticipated. If I had been travelling with my mother, or if someone had a knee problem or arthritis, it would have been problematic. The hotel provided breakfast, but not in house. Every morning we received coupon for breakfast at a restaurant around the corner. The breakfast provided was lovely - it's just inconvenient particularly when the weather is bad. The hotel itself doesnt have a good gathering spot. They have a small lounge with a computer, but no common space where people travelling together can gather. They gave each room a very nice gift of sparkling wine, but to enjoy the wine together, we had gather in each others rooms. These are old buildings, and they've made interesting use out of the space available. Would I stay there again - yes, but it may not be for everyone.

Location was incredibly convenient and loved the neighborhood. Rooms were clean - busy part of town so expect noise until 1am or so. The staff were great and Antonio at the front desk was super helpful.

Stayed for two nights. First morning, leak coming up through floor in bathroom. Completed flooded. Reported it to front desk. Couldn't shower, flush toilet or even brush our teeth. Had to go on our city tours dirty. Said they'd fix it. Came back to hotel at night. It was not fixed. Mgr came to room and said he didn't have another room for us in that hotel but we could use room in his hotel in other building. It was the same hotel. He said, no, we rented an apt that was not in his hotel. Hotel Abruzzi gives you two options when booking, view or no view. We chose no view. What is he talking about? We had to move our 4 luggages down 2 flights of stairs and move to other building up 3 flights of stairs. This was after midnight. No help. He then proceeded to tell us that he had other guests that were needing the new room first thing in the morning. No concern for us at all, just his incoming guests. We were a problem. He should have refunded our money. Room was unusable all day. Never again.

Really liked how walkable this area is being that it is right across from the pantheon. The area attracts a lot of tourists but rooms are surprisingly quiet. Staff at the hotel are very friendly and helpful.

Hotel was nice and in central location. But, we could not use bathroom due to water coming out of floor drains due to blockage issue. We had to put towels down to keep water from coming out of bathroom to main bedding area and stack all of our belongings on bed to keep everything from getting wet. We had no toilet, shower and we couldn’t brush our teeth. We reported it right away. They said they would fix later in morning but had no one at that time so we had to leave for our planned city tours very dirty and unclean. Came back to hotel later that night and found no one came to fix it. Manager came to room and said there were no more rooms but said we could move to his hotel in the other building but he had other guests arriving in the morning who would need that room. I didn’t understand as it’s the same hotel separated into two buildings but he claimed we rented an apartment that wasn’t his rather than a room in his hotel. I had choice for pantheon view vs non pantheon view when I booked under the Abruzzi hotel page so not sure where he thinks he’s not responsible for both buildings since it’s one hotel. We had to move all our belongings ourselves at 1 am to be able to clean up. No elevators in either building so we had to move all four suitcases and other bags down 2 flights in one building and got up 3 flights in second building. He again reiterated he had other guests coming in that needed the room. He didn’t seem at all concerned about his current guests. Awful

The staff at HA are amazing! The location can’t be beat, room literally overlooking Pantheon. Air conditioned rooms a wonderful plus after a hot day of sightseeing. Easy taxi access just across the square. I highly recommend this hotel

Great location situated right in front of the Pantheon. Walking distance to many sites including Trevi Fountain, Spanish steps, shopping and dining. Staff exceptionally helpful, upgraded us to the top floor overlooking the Pantheon

The staff at HA are amazing! The location can’t be beat, room literally overlooking Pantheon. Air conditioned rooms a wonderful plus after a hot day of sightseeing. Easy taxi access just across the square. I highly recommend this hotel

Staff was extremely friendly and helpful. Area was superb. Worth the money! Super clean and quiet despite being a busy area. Taxis were easy to come by and hotel was wonderful arranging a car for us.

Great location with alot of the main features of ancient Rome in walkable distance. The hotel staff were helpful and all bar one friendly. They made us feel welcome and the rooms were clean and soooo nice and cool in the heat wave that Rome was experiencing. 60 steps up to our room was hard work but great to work off the delicious pasta pizza and gelato 😋
