This is probably the worst kept property I have stayed in. The house has a amazing view. That misguided be to only good thing I can say about it. The house is weathered. There is carpenters ants. The house had a surface clean at nest. The sheets was not clean. The countertops are misusing on the side. The mattress is stained. The bathroom is missing tile and ants comes thru the cracks.We had to wash the sheets but the washer was in French so difficultly getting completely clean. The pool is not really a pool it is an oversized bathtub. The deck needs to be restrained and fixed. It is very hazardous. The outside furniture on the main deck is weathered and not kept. There was holes in the screens. The lights go out which is not fault of the property but it would have been nice to know so that pre-planning could have been sought. The cleaning lady was not very nice. The person that greets you gave the wrong address and did not respond to text. The booking agent was semi aware of issues. The concierge was properly the only one that followed thru and was helpful for car booking, ferry’s information. But did not book just the numbers to call. I will not suggest to stay here if you have a issue with cleanliness. This was probably mediocre at best. I would suggest to book a resort instead. Very disappointed.

The property was not as pictured - stayed less than 24 hours - I was with my 11 yr. twins - John refused to provide a different place - my kids were crying because we did not feel safe. we slept together in 1 bed. The house is on a dirt lot - not one flower - John Property Manager refused a refund - said if i leave a nice review he will refund 2 days. pictures were changed when i called for a new place - pool was dirty and being filled and not the pool in the pictures - bathroom had peeling paint - front door is steel - back doors had no lock and had to be secured with the hurricane shutters - John said you should have taken travel insurance - he refused to allow me to contact owner - vrbo could not contact owner - we left and stayed at Simpson Bay Resort and Marina which was lovely.

This property is in a great location--easy walk to Maho and Driftwood Bar and Restaurant (highly recommend). It's also far enough away that it's quiet. John and Stacey were very helpful and the house was the perfect size for my daughter and I. Highly recommend.

Our experience at the Cliff House was more than we expected. The view and the location of the villa was fantastic. We were really able to unwind and relax truly feeling like we were in a private setting.

This two-bedroom, two-bath home sits on a low cliff with spectacular views of Simpson Bay from the spacious back decks (2) and equally beautiful ocean views from the front deck. Accenting the property is a small swimming pool perfect for cooling off after a day in the sun. The house is located on a quiet street lined with private residences. It's not far from the airport making it convenient to visit the island's many tourist destinations. We rented a car which allowed us the freedom to venture out on our own, but we also used Sunita Taxi Service (ask for Rog) when we didn't want to deal with the congested island parking. The birds and iguanas were an added treat! The only criticism we have is that we wish the property manager had taken more time to explain the appliances (washer & dryer, cooktop, the capacity of the water heater, and how to sign into the television). On the other hand, John, the owner, went out of his way to communicate with us prior to our arrival. We thoroughly enjoyed our time at The Cliff House and would definitely stay there again.

John's place is in an incredible location so close to everything if you want to venture out. The house is also incredible when you want to stay in. The host and his team are very responsive and helpful with communication. We've already booked another week!

It was a gorgeous property. We loved the iguanas that surround the property. It was very clean and cozy with incredible views. We were very comfortable for the entire week. The hot water issue, is not an issue as far as I’m concerned. Yes it runs out but frankly the normal temp of the water here is very refreshing We had everything we needed and would definitely return!!

I’m hard pressed trying to recall nicer accommodations from all my travel. Yes the airport is close by and the hot water runs out in the shower, but these minor issues were more than compensated by the overall experience.

This property is Awesome! Great ocean view, location, layout, and privacy make it far beyond my expectaions! I would love to move in or at least come back again!

Been staying on the island for years. This property was nice. A couple things need to be addressed. There was a sewage smell that came the first day that was almost unbearable but went away before I contacted the owner. (However this can happen on the island sometimes in some areas, still should not happen) There was an ant problem that needs to be corrected. Small sugar ants and can happen at an island beach house but unacceptable to pay to rent. I feel like the house is almost there but not quite yet and not worth what I paid for the house. The owner is super attentive and would I'm sure help if needed but I didn't want to deal with it on vacation. Complaints of poor hot water are nonsense. It's fine. A couple more steps to address these things and I would come back.

Pros: 1. Great Views 2. Reasonably well furnished inside & outside 3. Privacy is great 4. Host is very responsive and courteous. 5. Ait conditioning is awesome in every room Cons: 1. Very tired on the outside. Needs some aesthetic work 2. Hot water is a big issue. Needed to master the art of taking a shower in 3 minutes or less. then wait 20 minutes for next person to take a shower. If you don't mind cold showers, then it should not be an issue. 4. Airport noise can be intolerable. You can hear planes land and take off as if you are standing on the tarmac. Nature of location. .nothing they can do about it. 5. Kitchen cutlery and glasses can use a refresh. Certain things are unavoidable and inherent to the location. Other things can be fixed, and its simply bad management. If you are on a tight budget, its acceptable. But this is no luxury stay.

The house is perched on a cliff with stunning views of Simpson's Bay. The location of the property is very convenient to Maho Beach and exploring the French side of the Island. The airport is very close and is not a distraction. The property could use some TLC but is overall in good condition.

Property location was beautiful and allowed us to relax. The inside of the home was spotless and John was super responsive with us and worked with us. We would definitely stay here again if we were to return!

We loved our stay on the island, the house needs some updating and maintenance. I would like to see that not only this property, but others would update their pictures more often. The deck area is nothing like the pictures show, it is run down and needs a lot of work. The pool had a leak in it so we had a water hose running in it the whole time we were there, and water was very cold, we did know that there was no heater so not sure if it would have gotten warm enough if an outside water source was not a constant need. There is an issue with the drainage system in the bathrooms, we had a poop smell the entire time we were there. The north side of the building by the roof is deteriorating as well. Like I said about the deck area the entire place needs some TLC. On the plus side the beds were comfortable, and we felt safe the entire time we were there. We also had plenty of towels and bedding and toiletries.

It's a nice place with great views both for sunrise and sunset. Spent a lot of time watching the Heineken Regatta sailboats crossing the finish line, awesome experience! Location is really convenient, just driving past the Maho beach is a bit dangerous since a lot of people walking at the Maho beach watching the planes take-off and landing. The management company is very good and responsive. The kitchen is well-stocked. Lovely overall, will rent it again if needed.

We had such a lovely time at this property. Gwen, the property manager was very responsive and we appreciated all the little touches (some snacks and drinks for our arrival, beach chairs and cooler, etc.). We really like the Beacon Hill area. It's close to Simpson Bay and Maho and has such a nice view. The bed in the room we stayed in was so comfortable and the pool was great. It was just a really great home base for exploring the island and we would absolutely stay here again.

The accommodations were exactly as described and we would definitely stay here again. You really couldn't ask for more unless you wanted beach access right from your room - the ocean is right there but it's a cliff, but the beach was literally one minute drive. Coming back soon!

This was a fantastic property to stay at. We came as a family of five (two adults, two teenagers and one child) and we were very comfortable. Teenagers described the view and accommodations as "Instagram-worthy". We had a great time. Gwen was very nice and helpful. We will come again!

Excellent view of Simpson Bay. The airport is close so you can watch the planes if that is your thing. You will need a car staying at this villa , as most places of interest, restaurants, bars, and markets are a long walk away

The Cliff House was exactly what my wife and I were looking for to celebrate our anniversary. It is very private and peaceful. I just can’t say enough about the views as they are breathtaking. I made a point to watch the sun rise every morning from the back deck and the sun set from the front porch. Very calming and peaceful location. I highly recommend renting a car. The island has so many beautiful sights and The Cliff House is pretty much in the center of it all. Gwen and John were lovely hosts and very helpful. It was our first visit to the island and we are planning to go back again next year and plan to stay at The Cliff house again...it’s perfect.

As a person who has been on the island of St. Maarten on/off for the last 24yrs, and seen the various hotels and resorts on the island I believe my assessment would be extremely fair. It's a European style house (alot of white) but very nice, just as you see in the pictures, and the views off the back deck are spectacular. Location is perfect (I prefer the Dutch side of the island so we were right in the perfect place to pop into Maho or Simpson Bay). The pool needed to be refilled and cleaned a few times during our week long stay (random iguanas like to stop by from time to time-no they're not dangerous nor are they invasive, enjoy nature and it's beautiful creatures). Yes it gets a little windy at night but...you're on a cliffside...what do you expect? Between Gwen and our housekeepers, each person associated with the house that we encountered were extremely sweet and helpful anytime we needed anything. The only issues we had were extremely minimal and almost insignificant, the dish washer, washer and dryer were all in a foreign language so it took some trial and error to figure out what we needed. And like I said the pool needed to be filled and cleaned multiple times. The pool boy came one day in the very beginning of the trip and honestly we did not specifically ask for him to return, had we asked, I'm sure John would've sent him to clean it again so that partially is our fault. Overall we had a great experience and I would definitely consider renting this house or another from the same owner during my next stay on the island. I would rate this house much higher then several resorts I've stayed at, we also enjoyed having space and freedom that comes with having a private house.

After weeks of endless searching, I accidently stumbled onto this beautiful property. The pictures and reviews did not come close to how wonderful the house was. I have traveled all over the world and stayed at countless hotels, B&Bs, vacation homes ect.. but I have never been so taken care of like I was with Gwen and John, the property managers of the Cliff house. Their attention to detail was unparalleled. If I ever visit Sint Maarten again, I wouldn't dream of staying anywhere else.

The property managers, Gwen and John, were intimately involved in the planning and coordination of the trip before we arrived. The pictures on the website looked stunning and when we walked into Cliff house, what appeared was even more spectacular than the pictures.
