The house is fantastic, the staff is wonderful and Michael and his team are incredibly helpful and responsive. Would recommend any time.

Everything about our stay was amazing. The staff was exceptional and helping coordinate everything prior to our stay and then during our stay the on-site staff was fabulous! The property is a short drive to downtown and the views were spectacular, would definitely return.

The property is 100% accurate as advertised. The location is amazing, the view is stunning, and the amenities are incredible. The on-site staff was super friendly, helpful, and accommodating. I did have a few issues that are worth knowing about prior to booking here. There are many rules in Pedregal itself that you likely want to research prior to staying there (i.e. no noise past 9:30 PM). My main issues were with Michael and Rachel prior to booking. I felt as though there were many hidden fees and the $5,000 damage deposit was their opportunity to capitalize on those and many other hidden fees. Michael and Rachel tried to add on an additional security guard and force us to buy the extra 2 bedrooms to have an “all-male” guest list even though it was not a bachelor party. We invited 2 female guests and were able to get out of this after some serious and frankly unnecessary back-and-forth. I felt nickeled and dimed throughout the entire process before we got there and during the initial walkthrough of the property as the on-site staff kept. The extra services they offered (i.e. transportation to the airport, stocking groceries, getting ice, propane for grill, etc.) were all massively overpriced. There are several stores minutes away where you can get all of these things and Uber/taxis are relatively inexpensive here. The property was great, but the experience with Michael and Rachel would make me second guess ever staying there again.

The house is best suited for 1-2 families (with kids in the smaller rooms) as there are really only 2 master bedrooms. The rest of the rooms are much smaller and some with NO VIEW (not disclosed). The house is in need of some TLC, things are a bit worn, pool deck should be redone. Getting activities booked for excursions, reservations, was tedious with many mistakes made, and miscommunications with Rachel and Michael. It all worked out after about 100 emails, but too much effort for not a lot of requests. The house is in a very safe neighborhood, close to many restaurants, beaches, shopping, hiking, marina, everything. The staff is the best part, Rodolfo and team are 10 stars, really top notch. All in all a great property, just not for couples, better for families.

We loved staying at Casa Theodore! There were 16 of us for a Bachelorette Party, and there was more than enough room (we used 9 of the 11 bedrooms). The onsite staff was incredible and very helpful. We needed more groceries toward the end of our stay, so the concierge arranged to have all the items on our list picked up and delivered to the house. We also worked with Michael's team prior to our trip to arrange dinner reservations, a boat rental, and all of our transportation. Everything was wonderful. I'd definitely stay at Casa Theodore again!

Great property, comfortable beds, our group was very pleased with the accommodations.

My husband and I hosted a truly spectacular 60th birthday weekend for him with 18 guests at Casa Theodore, mostly couples. The house itself looks as pictured, in some instances better, and is well-designed for large groups. The pool/jacuzzi and sunbathing deck are gorgeous and the whale watching in February was INSANE. Our master suite was perfect; it is right off the pool, which makes sense, but can also be loud if you are trying to rest while your guests are carousing. Most of the bedrooms are large with en suite bathrooms and gorgeous ocean views; however, there are a couple of bedrooms that were not usable for our guests--one that is on the non-guest side of the house where the staff works (ideal for a nanny or in our case our event planner) and one that is very dark with only one high skinny window. There is also a tiny bedroom on the second level down that can only accommodate a twin bed but has a lovely ocean view. As other reviews mention, the two nicest guest suites are two floors down from the main space and incur a separate per night charge in addition to the VRBO price if you want to use them (which we did). They have a kitchen and living room between them--almost like a separate apartment from the rest of the house. Casa Theodore is a full-service venue as much as it is a house, which I did not fully appreciate until we got into the planning details. It has its own suite of vendors, which guests are required to use, including catering staff (which cook in an industrial kitchen on property separate from the space guests use), spa services, concierge, housecleaning, etc. All of the services were more than adequate and the food, in particular, was excellent. We had delicious breakfast prepared for our group each morning, lunch and/or snacks, and dinner on 2 nights. Everything is locally sourced and fresh and the house-made salsas and avocado crema are sublime. We also truly loved having our bartender throughout the afternoon and evenings. The owner, Michael, was also on hand much of the time to supervise meal service and translate when necessary. The entire experience ended up being quite pricey, but a lot of that is attributed to our choices to utilize everything the house had to offer (catering, on-site spa services, servers, bartender) and to stock up on fine liquors and wines. We would happily return if we have occasion to host another large group in Cabo. Thank you, Michael and everyone at Casa Theodore!

The house and service were both great.

The villa is beautiful and the view is breathtaking. There was enough room in the living and dining areas (both inside and out) to not feel crowded, even with 21 people gathered together, and absolutely enough room so that when people wanted spread out to their bedrooms it felt like you had the place to yourself. The neighborhood is quiet (except a few hours on a Monday morning when there was some construction noise nearby) and felt very safe. The villa is located a short cab/shuttle ride to most of the places you would want to go in Cabo San Lucas (but it’s not close to San Jose del Cabo, Flora Farms, or the airport with traffic). It is a very short walk to Pedregal Playa which was nearly empty each time we went. The communication was great, Michael Theodore and Rachel Leahy both answered all of my questions. The option to pre-stock the kitchen was convenient because our visit only lasted 3 days, but some of the items were really not what was pictured, and selection is limited. For a longer visit it might make sense to go to Costco and buy items yourself, but for us time was more important. Chef Services were another great option for most of our meals. (We catered 2 dinners and 1 brunch.) Again, due to the short duration of our trip (but also considering the size of our group), not wasting time gathering everyone, taking/waiting for a shuttle, driving to a restaurant, and then repeating the process in reverse order at the end of the meal allowed much more time for us to socialize while the meals were prepared for us in the villa. (Also, we appreciated having the choice to dine while wearing pajamas on our first night in Pedregal.) The food was very good and well presented. We were originally supposed to have 23 guests travelling with us, but 2 people couldn’t make it at the last minute. However, we ended up leaving the Chef Services contract at 23 guests, and the amount of food was perfect for our final group of 21. I estimate that on average our group had a typical American appetite, so you may consider ordering a couple of extra portions so you won’t worry about running out of food. To be fair, portion size is fully disclosed on the website when ordering Chef Services. Concierge Rodolfo was extremely responsive and helpful in arranging (and last minute re-arranging) shuttles, a boat excursion, and coordinating the Chef Services. The daily cleaning crew was fantastic too.

Family and friends came for my birthday. Casa Theodore has easy access to fishing shopping and the beach in a very secure closed community I recommend having full staff to make your stay completely relaxing!

We had a great time at Casa Theodore. The staff was very accommodating from start to finish. We loved how every room had a king sized bed and attached bathroom. The views were definitely the best part. Great backyard and pool. We felt safe in the gated neighborhood and security guard outside the house. We'd love to stay here again. Thank you for everything!

Definitely go back to this property

This house is beautiful and it has a great view of the ocean. Some of the bedrooms are fabulous, some not so good. The owner and "concierge" are efficient but not very nice. Very business-like. They never apologized for not having the pre-stock or the welcome margaritas and snacks when we arrived - even after I showed them the email confirmation regarding the same. My office staff who had been up since 3:30am Kansas time were starving by the time we arrived at the place at 1:30pm, so milling around waiting another two hours resulted in getting off to a rough start. The security guard was nice. And Cabo is fabulous.

The listing is misleading. For the add'l bedrooms, you are required to pay a fee - don't let this catch you off guard when you need all of the bedrooms. Second, we had property stolen from the house. Michael required we get a security guard for the house. I agreed, but asked for background on the security guard b/c I didn't feel comfortable having someone come onto the property while we were away from the Villa. Michael noted that the employee was "provided by an in-house employee, not an outside company." Our 2nd night, we arrived back to the Villa & realized that several AirPods, sunglasses, and a Rolex were taken from the property. We asked the security guard who said nobody went in or out of the house. (although, he did...) The next morning I talked with Michael and he reviewed the security tape. The only person to enter the house was the security guard, and, according to Michael, he entered several times for 2-3 minutes each time. My first question is why is the security guard entering the property while we were away? If you like feeling safe about your items, I would be very concerned on this fact alone. Michael and I discussed further and he even went as far as saying “are you sure your friends didn’t take the items.” Additionally, it seemed he really didn’t want me to file a police report because “it would take up hours of my day.” Further, he threatened to kick us out and noted that he needed to know whether I was filing a police report or not (he said “I need to know by 5pm so you can find somewhere else”). Finally, if you look into the reviews, there are stories of people not getting their deposits back and “review” blackmail by the owner, Michael (saying that if the travelers give him a 5 star review he would waive all damages – how shady). One review even goes as far to mention that the house owner was holding onto personal property until certain fees were paid… I have yet to receive my deposit (we returned 9 days ago), and when I left, there was no damage to the property, which was also noted by the house manager, Rodolfo on the check-out sheet.

We had an amazing time at Casa Theodore! We had 11 couples… everyone had a king bed and private bathroom (10 are ensuites, the 11th is a short walk across the hall)… The pool and hot tub were amazing with views of the ocean. The on-site staff was fantastic… Rodolfo, the concierge was awesome! He and the staff took great care of us. We did dinner twice at the house and breakfast each morning. The food was fantastic! The house was perfect for our group of 22… everyone commented on how quiet each room was and how comfortable the beds are. I would definitely consider staying here again!

Our host was very attentive, personal and helped us with all of our needs. The house far exceeded expectations and was perfect for our large group. We would love to stay at Casa Theodore very soon.

The villa was everything we hoped it would be. Rodolfo and the cleaning staff were excellent. The chef services were great as well. I will say it should be noted that there is only one master suite. Also, a few of the rooms have small windows w no views and one room has no window at all. Also, One room has no bathroom or closet. Depending on your party size and demographics this could be an issue. But that being said, the villa is spacious and well kept. Even when we had a maintenance problem it was immediately addressed. The views from the villa were spectacular. We had a terrific time!

If I could give Casa Theodore more than 5 stars, I would! The entire staff prior to my trip was very friendly and helpful in booking transportation and chef services. When we arrived, it was even better than what we expected! The house staff was amazing, and was always there if we needed anything. Gorgeous views, clean rooms, great location. Truly couldn’t have asked for a better house for my friend’s bachelorette. Will definitely be staying here again!

We had a wonderful trip.

We had a great time at Casa Theodore. Michael (the host) and Rodolfo (the concierge) were fantastic. The 9 bedrooms perfectly accommodated our group of 21 people (14 adults, 7 kids). The staff cleaned the entire home every day and provided fresh towels for the bathrooms and pool. There was plenty of seating for meals both inside and outside. The grill was great for cooking hamburgers, hotdogs, etc. The Wi-Fi was OK, but slower than in the US. Some of the showers took a while to warm up. Some highlights from the trip included golfing at Cabo Real, walking around the marina, going to Medano Beach (although the vendors were a bit too insistent), watching the cruise ships and whales, going on a camel ride, walking around Pedregal (be ready to hike up and down hills), walking to the beach (the closest beach is not swimmable), eating dinner at Manta, snorkeling at Santa Maria Beach (there were no vendors here), going on a camel ride, taking a private catamaran tour from Big Mike Sea Adventures, and ordering Il Forno for delivery. Every day we got hours of use out of the heated pool and spa. The view from the pool was incredible.

We truly enjoyed our stay at Casa Theodore! The property is amazing, with unbeatable views! We watched whales every morning! The staff is incredible and so helpful! Thank you so much for an incredible time!

We loved this house!

The owner was terrific to work with and always quick to respond to emails and request! Rodolfo the house concierge and primary contact with us while staying at the house was wonderful and couldn’t have done a better job, he personally took care of any request or need the group had! Great time for everyone in our group of 20!

Casa Theodore is the best vacation rental we have ever stayed in, period. Michael (the owner) and Rodolpho (the concierge) worked closely with us before and during our stay to make sure we had the best experience possible. They helped us plan activities -- golf, scuba diving, snorkeling, fishing -- that were both excellent and enjoyable for our entire group and also arranged for transportation for each of the activities as well as to and from the airport. They found a chef who made wonderful breakfasts and dinner each day. They managed a staff that cleaned our rooms, made sure we had clean towels for the pool, coffee in the morning, snacks in the afternoon, etc. The staff observed all Covid protocols, keeping us safe the entire stay, and arranged for our pre-flight Covid tests before our flight back to the USA. Finally, Michael, Rodolpho and staff are able to provide this service in an intimate setting and have perfected the art of being available whenever you need them while at the same time giving our group the space and privacy expected from a five star hotel. We give Casa Theodore the highest recommendation.

Casa Theodore sure lived up to it's description of the house. We had an amazing time. Concierge service was awesome! The cleaning and service every day was also available and awesome. Couldn't find anything negative to say about this house. Will hopefully stay again in the future.

Casa Theodore is the best! We've been to Cabo many times and this was one of our best stays ever. The house easily fit all 22 of us, and the staff was top-notch. The owner is really responsive and the planning was easy. If you have a big group traveling to Cabo, I definitely recommend this house.

This place is all it appears to be and more. The service is incredible. I don't think I saw a single piece of garbage or a dirty dish our entire stay. The staff was incredible and the communication leading up to our stay was also 5 stars. The house is bigger than it even appears to be in the pictures with all rooms offering privacy. We hope to be back soon!

I rented this property for a birthday trip with friends. The staff was top tier, the house was gorgeous, views were breathtaking, and all the services we requested or help we needed, the staff took care of us. We felt safe and had one of the best vacations ever, all thanks to Casa Theodore!! I would stay here again for any trip.

Great staff and property was amazing

We wanted to reward our employees with a retreat in paradise to thank them for all of their hard work and dedication thru the last 14 months. This was absolutely the best place that we could have picked. The look in their eyes when they entered the home and saw the view of the crashing waves of the Pacific was fantastic. We all had plenty of room to spread out - and yet many common areas where we could convene and bond as a company. The location was perfect - allowing us to walk to either the Pedregal beach or the center of Cabo. Working with Michael and his staff prior to our trip was seamless - they were very communicative and did not tire of my many questions and inquiries. And the onsite staff were just as wonderful. The home was kept spotless, Roldolfo was always available to help us set up a taxi or answer our questions and we felt very safe knowing that there was a security guard available during the night. We would definitely look to book this home again in the future. Thank you to the Casa Theodore team!
