The property was in an amazing location and had all the basics. Watched glorious sunsets and woke to wonderful views and sounds. Close enough to restaurants and activities but just far enough to give some peace and quiet in the evenings. Some upkeep was needed as it looked like things were getting a little worn (i.e. faucets stained, carpets dingy, and trim scuffed). All in all would return again hit would recommend a once over by a maintenance team.

Enjoyed our stay, first time using VRBO, had a great experience. Drive a full sized truck, parking was tight but fine, great option for families driving full sized truck or SUV

A lot can be forgiven given the location of the property and hearing the surf at night and waking up to it in the morning. For a house that is constantly bombarded by salt air and sand, it is actually cleaned and maintained very well by the cleaning crew. I was constantly reminded of the sand getting everywhere. Even though pots and pans were mismatched and without lids, there were more than enough cutlery and plates / bowls for our large group. Some issues- areas of the house are lacking WiFi— like most of the upstairs and especially the back of the upstairs. Our kitchen sink disposal did not work and was dripping onto the cabinet inside slowly. The downstairs bathroom sink did not drain well and appeared semi blocked. There was drano already in the house so this may be a recurring issue. The downstairs shower was never remodeled but I would imagine that shower gets a lot of sand down the drain.

It was a great property in all respects- clean, perfectly located near the beach and away from the crowds on mission beach, and well suited for families. The only drawbacks were that the icemaker and modem were broken and pots were missing lids. Once we worked past those problems, we thoroughly enjoyed our stay and we plan to return next summer.

We had an amazing time at a spectacular place. There’s peace and quiet in this part of the oceanfront. Will definitely come back!

Wonderful place to stay and right on the beach! Very clean place! Could use some more working pans and towels and our parking spots were tight, but other than that it was a great time!

There is nothing like staying right on the beach with the boardwalk right there. We had a lovely stay in this house. It was clean and had plenty of that which some places skimp on-towels, kitchen utensils and even had boogie boards and toys. We had neighbors in the other half of the house and all were pleasant. Going to sleep and waking up listening to the ocean is always a good thing! Very relaxing stay!

Right on the boardwalk & steps to the beach! Such a perfect location with 4 fire pits close by. Comfortably fit 3 adults & 2 children with nice bedrooms, large living space & outdoor patio. Kitchen was well equipped for meals at home. Hope to be back soon!!

The unit was really nice and in the perfect spot to people watch and enjoy the beach. Has 2 parking spots but the 2nd spot had no way to have a car parked due to the gas meter and pole in the way but there's a parking lot within a 5 minute walk a t the end of the boardwalk. The parking spots are TIGHT - we have a full size SUV and literally has 2-3" on either side of the car to fit so have your best driver park the car! :) The patio area was where we hung out and our neighbors in the other unit couldn't have been nicer. BBQ, firepit, table and chairs available, the unit was clean and had everything you needed. It was a great time.

Place was a little tight for 8 people that it listed. If you have good weather that shouldn't be a problem. Could use a better set of dishes and utensils.

Overall accommodations were great. Location and property…only feedback would to have more kitchen items (coffee mugs, spoons, forks, garbage bags). They did have plenty of beach toys and chairs to use.

Nice open concept downstairs that goes right out onto patio overlooking the beach. Adequately furnished. Unfortunately, the heater did not work and the space heaters triggered the breaker, so could not use. Wouldn't have been a problem normally, but we were there during a cold spell at Christmas time. Otherwise, comfortable and clean. Would stay there again. Thanks

The property was great. Check in was easy and location was perfect. I highly recommend this place.

We were very fortunate to have perfect weather in November. There were four adults and two girls age 8 and 12. We couldn't keep them out of the water and on the beach. The patio area was special for evening meals. So nice to have parking and laundry. We are looking forward to another visit .

Location of property was great, beach is very nice, shared patio not good we were lucky to have friends staying in the other unit. Termites upstairs owner said it was the time of year. Expensive to cleaning termites 3times a day.

The check in process was very simple. Zac's communication was great! The location of the property is perfect and all conveniences are within walking distance. The house is very spacious, offers great views from the patio and the master. The property has basic supplies, utensils and beach chairs/umbrellas. Overall everything you need for a vacation! We were a group of five and had a great time. Appreciate Zac's flexibility in letting us check in sooner.

Beautiful Location! We leased both units and enjoyed the large open patio and wide opening sliding doors. Allocated parking was a distinct benefit. The beds were not the greatest, the overall consensus (10 adults) was that they were uncomfortable, but we were only there three nights, so they were adequate. The kitchen was well appointed. All bedrooms are upstairs and the stairs are fairly steep and not very deep. We have a few ladies over 60 yrs, so it was not ideal for us, but we worked it out. The PM is very friendly and responsive. Overall the stay was very enjoyable and we appreciated all the Home had to offer.

Amazing location right on beach. Just far enough from the large beach crowds but still in the middle of action. Beautiful views and close to famous boardwalk near Belmont Park. Lots of cool shops and fun carnival rides/ food right down road. Will definitely do it again. Can't wait to come back. Well cared for property. There is a unit next door that we were lucky enough to have vacant for our stay that might have changed the experience if it was rented but we lucked out.

The property is directly on the beach which was what we wanted. The kitchen was very nice as was the upstairs bathroom. The shower in the downstairs bath is a bit dysfunctional, at least for anyone over about 5’6”. The beds were good and it was great to open the patio doors and left the sun as breeze in. The main downside is that the property is a duplex and you share the patio with the other tenants. There are two bbqs, fire tables and dining tables with chairs so those are not shared, but it is not a large patio so it would be a bit cozy if both properties are rented. We were the only tenants so for us it was great to enjoy the mornings and evenings outside. You are “on the beach” so if you highly value privacy this is not a good choice - on Sat there was a beach VB tourney 50 feet away. I was great with it, but I know that not everyone will be. The other thing to be aware of is getting into the off street parking can be a challenge. We had a RAV4 (small SUV) and it fit with a couple inches between the mirrors and the posts supporting the second story. If you had a larger car, the mirrors would have to be folded in to pull in. As long as you are aware it is fine. The location is great as you are about 15 min or less from everything - Sea World, Mission Bay, Old Town, Balboa Park/Zoo, Gaslamp district, Sealort Village…even Coronado is only 20 min most of the time. There is a great walk-up coffee bar less than a 5 min walk (Lazy Eye Coffee), and a local market which carries most of what you will need is across the street from the coffe bar. Stayed here with friends for a weekend trip and the location couldn’t have been better! Right on the sand, lots of people watching, nice patio with fire pit and grill. Also walking distance to bike rental and shopping and dining. Will definitely stay here again!

We have been coming to this duplex on South Mission Beach since 2007. Zac is the ideal owner and renter and has managed this property since at least 2007! He is easily available for any issues. We had none on this visit, but is responsive to texts and messages. The recent renovations include updated kitchen appliances, big sliding doors and windows that block out noises (if you need that), wood flooring, the softest upstairs carpet we've ever stepped on, immaculate bathrooms, great showers, comfy beds, and a firepit (my favorite!). The two parking spots and the perfect beachfront location are the same as always. South Mission Beach is quieter than the Belmont area, North Mission Beach and Pacific Beach. It is the perfect family location. It's a side by side townhouse style duplex, so no noises above or below you. We had neighbors the whole week we were there, but I never heard a peep from the other side of the building. The shared patio is large and plenty of room for everyone. This has been our go-to beach house for family vacations for many many years and will hopefully be there for many many more. Thanks for the amazing vacation, Zac! Enjoyable stay at a lovely property.

This house was absolutely amazing. Location was just far enough from the crowds and noise Belmont park can be yet just a quick walk there! Well supplied with amenities and necessities. Even when we noticed a tv was broken the owner quickly responded and bought a new tv within hours! Only complaint would be two bedrooms could definitely use some ceiling fans and better beds and being a shared patio we had very rowdy neighbors partying ALL night. Will definitely stay here again!
