Perfect for our family beach and Mtn biking nearby had a great week

The location of the cottage is ideal as it’s nestled in the dune off of Buzzards Bay. Morning coffee on your private beach, glorious sunsets on your rooftop deck! Hard to beat this gem!

We enjoyed our time at this lovely location in West Falmouth.

The setting is sublime, and the cottage is very well maintained. Solar panels, proximity to bike path and outdoor shower are all a big plus. Can't wait to return.

The cottage in the dunes and on the beach in West Falmouth is wonderfully private yet close enough to Falmouth and shops should you run out of provisions or want to go exploring. I enjoy cooking so we ate in and timed cocktails and dinner for the glorious sunsets over Buzzards Bay. We are repeat guests and enjoy our stay each time. We love exploring Little Island, taking photographs on our walks and of the sunset, and just relaxing on the two porches or on the chaise lounges soaking up the sun, reading, or playing backgammon. The kitchen is well-stocked though I do bring some of my kitchen "toys" like my ice cream maker because I rarely have time at home to experiment with new flavors. Not to mention what that would do to my waistline! The cottage is cozy - works well for a solo guest, two friends, or a couple (all of which I have done over the years). West Falmouth is a perfect getaway from it all location. We're already looking forward to our return trip next year!

We loved our stay! The house is in such a beautiful spot in the dunes that you can really enjoy the ocean relaxing inside or out. Communication was great the entire time getting questions answered, and the house was all set up--including everything we needed in the kitchen, beach chairs, cool books/field guides and binoculars which are fun with all the amazing selection of birds. Easy to park two cars and very private, quiet area--and very quick ride to shopping/supermarket/take-out. Sunset was amazing over the ocean btw!

This cottage is magical. We were transformed by the sand, sea, sunsets and solitude! A beautiful working fireplace and plenty of fire wood! Thank you for sharing this magical venue!

Wonderful stay at charming cottage on Buzzards Bay in West Falmouth.

Amazing location directly on beach. VEry private House is older but charming. Bathroom needs work ...bathtub has some mold and tile needs recaulking. Good WiFi and cell service. Loved this magical house and hope to return soon.

This house is literally in the dunes. The sunsets are spectacular!We were five adults for a long weekend and the house was fine for all of us. We were two for the rest of the week and it was perfect. Sitting on the porch every night watching the sunset was amazing. The beach is private and the water is warmer because it is on the bay. This house would also be perfect if you had young children. You could have your morning coffee on the porch while the kids play in the sand, and if the kids wanted to swim after dinner, you'd say yes! - because it's just down the path to the shore. Because of Covid 19, we brought most of our food and picked up the perishables and the local markets in West Falmouth and Woods Hole. Very private, very beautiful. Peggy was wonderful to work with and extremely responsive.

We're always grateful for a week at this stunning beachside home, but especially so this year, when all is topsy-turvy. The cottage was immaculately clean, the beaches quiet and the sunsets spectacular. We felt safe and very lucky.

This is my fifth year renting this idyllic cottage on Little Island Beach and each year it continues to delight me! For 2020, the cottage is a perfect COVID-19 retreat given how private the cottage and beach is. I felt very comfortable that Peggy took all necessary precautions to sanitize the house between guests. I enjoy cooking so outside of a few quick trips to the market we never left the house/beach. New helpful feature this year is a faucet on the beach-side porch making it easier to wash off sandy feet before coming into the house. My partner and I had a great week reading and relaxing, enjoying morning coffee and fresh fruit for breakfast from the Corn Man on 28A just beyond the Rt. 151 intersection in North Falmouth, timing cocktails and dinner for the glorious sunsets, walking the beach and exploring Little Island. Looking forward to our sixth year!

This property is incredible. It's right on the beach... The sunsets are spectacular to watch from the back porch. The thunderstorms are pretty cool too! And the bird watching is amazing. We had a spectacular week. Thank you Peggy!

This is a very comfortable, cozy home in an exquisite setting. You have the surf to yourself, the views are divine, and the owner is easy to work with. For our little family, this is the ultimate cape experience.

Our cottage in the dunes was perfect. Rustic charm with an amazing seculed beach at your footsteps. Whether it was morning coffee in the garden listening to the chatter of the birds or cocktails on the porch watching the glow of the sunset, you are experiencing relaxation at it's best!

Beautiful property extremely well-kept amazing sunsets every day. Fantastic location private and right on the beach. The word amazing keeps coming to mind I can’t say enough about this property and the owners they are amazing and super easy to deal with never been disappointed and hope to come back many times!

We loved the location of this beach house! I would’ve given this place 5 stars had it been clean when we arrived. When you are being charged a $160.00 cleaning fee, it should be clean! It was dusty, with random hairs everywhere, overall just needed a deep clean. Seemed like the cleaning crew just did a quick job. The most disgusting thing was the half used coffee cup inside the cupboard, with a hair on the rim. I contacted the owner, she made no effort to rectify the situation. This is the first bad review I’ve ever left, it was that dirty.

Sunsets were memorable. The decorations and amenities were pleasant. The only problem was that the cable TV was not operational.

A lovely Cottage for getting away and just relaxing, Small and intimate, very well appointed and very private. Would stay again and again and again.....

This was a returned trip for me to the cottage in the dunes. See my previous October 2016 5-star review for details of the cottage. I loved it just as much the second time as I did the first time. The spot couldn't be more private yet close to everything you need including a little market, cafe and ice cream store within walking distance, the bike path, several restaurants a short ride up or down 28A and then of course, Falmouth and Mashpee 10 to 15 minutes away. I honestly barely left the house as I enjoyed the beach and timed cocktails and dinner for the sunsets which are glorious over Buzzards Bay. I just love this cottage in the dunes and look forward to returning next year. Peggy is very easy to work with. If you are looking for a cozy, well equipped, carefree cottage on the beach, private yet accessible to the villages of Falmouth, look no further!

My family vacationed in West Falmouth for years so I have very fond memories of the area. I am so happy to have found this cozy beach cottage nestled in the dunes. The cottage is everything you need for a peaceful, relaxing getaway from it all whether you’re traveling with a small family, another person, or by yourself. The cottage is a wonderful combination of vintage Cape Cod with modern amenities. While compact, the cottage makes great use of space with a combined living and dining room with a stone fireplace for taking the chill off a cool night and amazing westerly views of Little Island and Buzzards Bay. The master bedroom also faces the water and it was wonderful falling asleep to the sounds of the waves against the beach. The kitchen is bright and cheery, and well stocked with kitchen gadgets if want to dine in. Stairs in the kitchen lead up to a roof top deck with two lounge chairs where I enjoyed watching the ever changing light off the ocean, the tides, the clouds floating by, and the most spectacular sunsets. (The morning glow of sunrise is also special.) Step off the back porch off the living area and you are in the dunes where a short path takes you to a private white sugar fine sandy beach. At low tide there are sandbars which make for a family friendly beach. I enjoyed walking the beach at different times of the day looking for shells and exploring Little Island. Located at the end of the crushed shell lane right on the beach, the cottage is incredibly private. But, it’s also conveniently located to the village center which includes West Falmouth Market, an ice cream shop (summer only), a café, the West Falmouth Library and access to the bike path. Several restaurants are nearby in either direction on Rt. 28A and at the Sea Crest Hotel on Old Silver Beach, and of course, Falmouth is a 10 to 15-minute drive away for more activities including the ferry to Martha's Vineyard. Peggy was easy to work with, responded quickly to my emails, and patiently answered my questions about booking through VRBO. I’m looking forward to returning next year!

We had a delightful time at this magical beach cottage. It is entirely private, tastefully decorated, comfortable, and lovingly maintained. We timed our dinners to optimize views of the sunset and had both calm beach waters and whitecaps that reminded me of big lakes in Wisconsin. We hope to return for another quiet, romantic time at the beach.
