We had tons of room to spread out. The house was clean and tidy top to bottom. We had ONE issue at the house, on our first night, and they were out within an HOUR to correct it! My family LIVED in the beautiful pool for most of the trip. My family wants to come back and stay again SOON, and so do I!! Side note-we were provided a variety of free or reduced price activities to go to around the area. My nephews did the free golf and they had a great time. Just be aware: If you come around Spring Break, the area is loaded with families. The small stores could not handle all the demand for groceries. It was the same for many of the restaurants. Be prepared to either have some groceries with you when you arrive, or to take the 10 minute ride into town to shop there. A small grocery store near us would not have eggs in again for 2 days! We drove into town and the store was LOADED with eggs!! Thank You for a fabulous time!

This place is gorgeous! We loved everything about it - the gorgeous view, private pool, great beds for all, and beautiful furnishings. The free activities were a wonderful bonus. We are already dreaming of when we can come back.

Amazing house and property with everything that is needed. The kids loved being able to go from the pool to the beach and then back and forth again and again. For a house of this size it was amazing how clean and spotless it was. Hats off to the cleaning crew that takes care of this property. I would definitely recommend this property to a friend and would stay again for sure.

The house was amazing and accommodating for thirteen of us…plenty of room! The elevator was a plus, especially since the kitchen is located on the top level. The views were spectacular, and we loved the secluded location…definitely hope to return for another visit soon.

The location is great, away from the hustle and bustle, but only a few minutes drive to all the great restaurants. We had never been to the beach during the winter and were looking for a great place to hang out, play games, and be together. The house is located on the Fort Morgan peninsula, and it was so peaceful. The property is about 15 miles from the main highway in Gulf Shores, but that's exactly what we wanted for our family. There is a Dollar General about four miles away, and there are a couple of restaurants there as well. The walk to the beach is very simple, and there are protected dunes on either side of the walkway. So its beautiful, and gives the feeling of even being more remote than you actually are. The service was fantastic! I was given a number to call or text during my stay. They were always responsive and knew everything about the house. On day three, we lost our pool heat. I contacted them, and men came to discover our heater was out of gas. They came on NEW YEAR's EVE!! I was blown away. They were so friendly, and told us when the pool would be ready and they were exactly right!It had plenty of room for 11 of us. The extra large living and dining areas were what I appreciated most. All 11 of us could be the same room with chairs to spare. It was so nice! I would recommend Viva La Kiva to anyone who has a large family and wants to be together. The space is amazing, up to date, and decorated beautifully. There are six bedrooms and an equal number of bathrooms. We had a wonderful time and hope to come back soon!

The only real downfalls were that the pool wasn't heated when we arrived and took a couple of days to get warm...and not to the 88degrees advertised. The elevator was also hit or miss...needs to be looked at. All in all we love Gulf Shores and the house. Next year we will pick a warmer time of year to enjoy the ocean.

Loved the multiple seating nooks+ the views from the upper floor are wonderful with all the windows. The teenager enjoyed having their own living space on 2nd floor. First of all, the house is amazing! The views incredible and we had excellent weather and we were able to enjoy the beach and the pool. The staff and rental agents were responsive and professional. We will definitely be back!

We loved our stay and rebooked for next year. Especially loved the round dining table that seated 13 perfectly! However we trust that the water filter/dispenser on refrigerator in kitchen will be fixed. (We had to bring in many gallons of water for coffee and drinking as we were told in grocery to not drink the tap water) AND we hope all doors and accesses are properly secure. We had several sliding glass doors that would not lock properly. We look forward to next yr. With an extra day added.

Location is 25 minute drive from town, but worth it if you value privacy and want to treat yourself like the rich and famous for a week ~ If you have the opportunity to spend a week in paradise, I highly recommend Viva La Kiva.

This is our 2nd year at this house and we love it. There were 11 of us and we never feel on top of each other. The view is amazing and the pool is a nice extra. Lots of chairs to borrow from the house.

The towel racks and toilet paper holders were not up yet which was a pain but the inside remodel was great. We enjoyed the private beach and the new kitchen was nice. It could use some additional kitchen gadgets but overall it was well equipped. Some of the doors did not lock but they are all new doors and windows. I just think it wasn’t completely ready for guests yet after the remodel but we enjoyed our stay and would love to come back again someday.

Condition of the property, amenities, location, communication, and service were all excellent. We had 10 adults and 3 small children in our group and all were very comfortable. The only concern I had was after having to book the property 1 year in advance and paying the full price by the 6 month mark, there was no relief for canceling after 6 months or in the case of hurricane, no refund of any kind. A house this big, 6 bedrooms, is for several families who have to make plans a year in advance. Life happens in that period of time and if all the parties can’t make the trip, you have over spent for the size of the property.

Back decks during night had many cockroaches. Dishwasher leaked and flooring and lower ceiling showed water damage/ dry rot

Viva La Kiva was perfect for our large group. There was plenty of room for everyone to gather together. There were a few maintenance issues with the house, but the management company was quick to respond and resolve the issues. Property was clean and as described. We will definitely be back.

The pool is wonderful to have available with younger children in our group. The house is clean and well maintained. If any issue come up maintenance takes care of it quickly, anything from the coffee pot dying to the internet going out because of a lightning strike. But I think one of the best things about this house beach. There are so few people on this area of the beach, you have a very large area to yourself.

We love this place and especially its location on a much less busy section of beautiful beach. The house is special, but it still needs a fair amount of maintenance [several door latches do not work, mold in a couple of the bathrooms, torn screen in the downstairs screen door, and damage to the recently replaced flooring on the top floor] but is still a special house. We would love to be able to continue renting this unit for years to come, but we are taking next year off to explore Yellowstone and thereby are knocked off from being able to automatically reserve in 2024 going forward.

The location was perfect for our family. The house was absolutely beautiful and designed to allow for large gatherings and privacy as desired. We all loved the pool (especially the younger grandchildren ages 2 - 7) and easy walk down to the beach. We were far enough from everyone else to appease my reclusive husband, yet the teenage grandkids could easily drive into Gulf Shores/Orange Beach and do their thing. Our grown children and their families were even able to catch at concert in Orange Beach during our stay. There are many choices for dining within a reasonable driving distance. The Dunes Grill is very close and has great food! The kitchen is well equipped so cooking family meals together is also a great option. We are booked again for next year.
