The French Kiss is a beautiful home with lots of room for families. We slept 4 households with plenty of room to spare. Great location however beach is not private and is next to public beach access. House was clean and well equipped with everything you need. Would strongly suggest you heat the pool before Memorial Day weekend. It was almost too cold to swim. We will definitely be back again!

We need earlier check in and in the end was able to get in a bit sooner. We immediately noticed the property had been smoked in. We were concerned because we had travelers with asthma. We were unable to use the bottom floor.

Great house - location near big time share/ hotels made it crowded

Of course the home is beautiful but the pool on the deck causes an issue because you need to hit a button to go in and out or else an alarm sounds if you don’t get in and out in time which is about 10 secs before it goes off. Being on the beach was wonderful and all the rooms were very nice for the 15 family members we had stay there who ranged in age of 2-80. Some sheets and towels did have stains and it would have been nice if they left at least one extra roll of paper towels or toilet paper for the amount you pay. The location is good if you like that part of PCB otherwise it’s about a 10-15 min drive to decent restaurants. The property management company nickel and dimes you for everything from having the pool heated to checking in two hours early. They did respond quickly to emails and calls but they have a pretty iron clad agreement. We had 80 year olds with us and asked to move the date due to COVID and it costs us $200 to move the date even though we were 3 months out. The property and location are nice but I don’t think I would rent from that property management company again.

Great location

This was the perfect house for a multi family vacation

House and location are 5 Stars. Property was not a clean as it could have been. Sand in the beds - furniture has a lot of miles on it - especially furniture by the pool. Generally speaking it just felt grubby. Did not use the Grill - but it was in fantastic shape. New bedding, furniture, and living room rug would go a long way.... Property management was VERY helpful with addressing a couple minor issues - excellent communication.

However, the pool alarm was hated by the entire crew. We do understand it is necessary.

This place is awesome! The family loved it. I recommend this place , especially if you have a large number of people. We use to get several condo rentals when family members went . Not any more. More fun with a large house on the beach. Thank you for your accommodations. We will be back

This place was beautiful. Slept 6 families comfortably. Close to alot of attractions and not in a rowdy part it seemed. View from pool deck and top deck were outstanding. We got to see dolphins jumping pretty much every morning and manta Ray's swimming in the surf around us. Pool alarm can be annoying but just put folded paper towel and duct tape over it and makes it not bad at all. But it's an awsome place and I will deffinatly be going back!

We had a great time in the French Kiss home. We had 17 people in this home and had extra beds. Each couple had their own master suite and all the kids enjoyed the bunk rooms. The house is large and very accommodating. We had the pool heat turned on as the weather was not extremely hot during our visit. Holiday Beach Rental Staff went above and beyond during our stay. Loved that you could just walk out to the beach or chose to hang out by the pool. The charcoal grill is an amazing perk. One down side is, in previous stays at other rentals past guests have left coffee filters or seasonings...its always nice when you don't have to buy a whole bottle of something for a one week stay. It would be nice if cleaning staff would leave these small items in the cabinets for future guests.

Great house for 18 of us from 83 to 3! Ample room, was concerned about size of pool, but it worked well for our 7 little ones. Everyone having their own bed and bath was a dream. A few kitchen issues, but we fumbled through. Dishwasher and oven a little tricky to use. And a railing out to beach would have been a plus. Other than those two things we were very pleased.

We had a wonderful long weekend at this property! So much so that we are booking another home from the same company for our family vacation next year. The location was perfect and you really didn’t even need to leave for anything but groceries. I would recommend heating the pool and we will do that next time. Also to note, make sure you get everything at the store including coffee filters, charcoal for the grill and any spices you need. Can’t wait to come next year! My only complaint would be the alarm on the deck door and some sort of rattling with the air ducts at night, other than that it was perfect!

We really enjoyed our stay at French Kiss. The house has a great layout and has a lot of space for people to be together or to do their own thing. If we are back in Panama City Beach, we'd absolutely rent this house again. The only minor criticism I have is that there were a few dusty spots (lamp shades, things on the wall - it's right on the beach, so things get dusty!) and the door pulls/light switches in the common areas needed a bit of a wipe down when we got there. I'm a bit uptight about that sort of stuff and just did it myself when we arrived. The cleaning fee is pretty steep for this house, so I would have expected it to be very clean - and it was other than those two things. Otherwise everything was ready for us when we got there. The property manager was also really nice and responsive. We really enjoyed it!

We chose French Kiss at PCB as our vacation destination for 8 adults and 4 small grandchildren. Everything was straightforward with the reservation and payment process. We arrived to a beautiful beach house that was extremely clean and ready for us ahead of schedule. The property was everything it was advertised to be and very well equipped to meet the needs of our family. I can’t address the maintenance crew as there was nothing we needed to call about. The private pool was small but that was made clear in the pictures and it was fine for the kids. Direct beach access was easy and a short walk. Easy access to plenty of good restaurants and shopping. This one is definitely a keeper and we hope to return.

We loved the beach house we stayed in. Very spacious with an awesome view of the gulf. House has a private walkway right down to the sand. Rooms were great. Bottom floor has spacious sitting area for storage, a restroom, fridge, and ice maker. We had a couple of issues with the cable in the living room, but rental people sent someone out quickly to take care of it. House is right on the beach with quick access to main roads in PCB. If you stay here, you won’t be disappointed.

We LOVED our stay at French Kiss. It is a beautiful home with plenty of space to spread out and enjoy. Our family of 18 stayed here for my parents' 50th wedding anniversary and we could not have been happier. The property owners were helpful and quick to respond to our needs. We would definitely stay here again!!

The property and location are beautiful! The decor of the house was on point! Loved it!!! It was a wonderful place that we would consider visiting again. We just had a couple minor issues. We notified the owner of the lack of cleanliness of the house. Our bare feet were black after just a few hours in the house. The cleaning service came back and wet mopped the floor which helped. The pool alarm on the sliding door is extremely annoying. The button must be pushed every time the door is opened and it will resound after 12 seconds. It cannot be disabled. The walkway to the beach does not have handrails which was a problem for our over 60 year old members of our group. I understand that the handrail may take away from the breathtaking view of the beach, but just something to consider. One thing to keep in mind if you are not an early riser is to NOT sleep in one of the ocean front bedrooms. There are no window coverings and the sunlight may wake you. I loved staying at French Kiss and would highly recommend it for a large group.

Our experience was great. There are a few things that would have made it a bit more convenient. Directions for appliances would help, as we could not get the top dish washer to function properly. The sliding door safety alarm is a bit redundant when there are no children present. Maybe an option to bypass the alarm at the guests discretion. Lastly, it would be beneficial to have curtains in the upstairs bedrooms facing the beach. It is easy to see into the rooms at night from the beach when lights are on. We loved the stay and will definitely use these services again.
