Our experience in Fran's apartment could not have been more perfect. The apartment is spacious with many small, comfortable touches, making us feel right at home. Fran is an exceptional, gracious host who was easy to reach and communicate with. Best of all is the location - close to everything but quiet, with the most spectacular view you could ever want.

This carriage house was the perfect spot. It had stunning views. Fran the host made us feel very welcome. She made sure the apartment had what we needed, she provided a travel cooler, appliances, soft towels, beach towels for the hot tub, motion censored night lights. She greeted us with champagne, homemade soap. The bed was very comfortable and view of the gorgeous Red Rocks can be seen from bed. It was the perfect location for all the hikes and explorations we wanted to do. Fran also supplied us with a binder full of information about restaurants and activities in the area. We highly recommend this property.

A picture- perfect couples retreat with a view from every room. We used the fireplace every morning & evening after doing Sedona, The Grand Canyon, and Jeep tours in the winter off -season. Fran is the perfect host with suggestions for everything Northern AZ. We shall return!

This place was great from the moment we got there. Fran greeted us with a big hug. She is a wonderful host. The place was everything we excepted and more. The views are incredible. It was a quiet oasis. Very convenient to restaurants, hikes and shopping. Fran's place had everything we needed and more. We can't wait to return. If you’re looking for a central location that’s also very quiet, this is it! Amazing views, clean, close to town, hiking, and everything you need. It’s a good sized 1 bedroom garage apartment with amazing views, natural light, nice sized kitchen and dining area. It’s great home. The jacuzzi is shared and you have to turn it on hours before you think you’ll be using it. Great place!

This property gave us a sense of being at home, except it has WAY better views! It was very clean and stocked with good toilet paper and paper towels. We were comfortable coming and going as we pleased. The kitchen and dining spaces are great if you want to grab food and bring it back instead of making dinner reservations (we did several times). After a long morning of hiking, we were able to leave our dusty shoes outside on the deck. The temperature was under our control and worked very well - we needed both AC and heat during our stay. The tub/shower combo has a grab bar if needed to assist in and out of it (which was great after so much hiking!). Washer and dryer were a plus that we used twice without any problems. We stayed in a hotel for two prior trips to Sedona, but never again. We would absolutely book this lovely place for our next visit!

Wonderful, right next to the art district but felt secluded when you were there. Within walking distance of lots of restaurants. Highly recommend Mole. Fran was great ant check in and would definitely come back.

Very quaint, comfortable, clean home. Property owner lives on site & so nice to meet her. We were greeted with welcome sign, informational packet with restaurant & shopping recommendations as well as local activities. The pictures of the home are an absolute accurate representation of the amazing view. We loved our stay and would highly recommend to others!

From the moment we booked until we left, Fran was communicative, courteous, and helpful. The property is an easy drive from PHX and is easy to find. The views from every room are breathtaking. Fran has ample resources and suggestions for activities in the area. There's a lovely hiking trail within walking distance. Fran's sweet dog is a delight. Book this property. It is fantastic. We are already scouting flights to come back.

Where do I start? Check in was flawless, and communication with Fran when we arrived made it even easier. Fran is one of the best hosts we've. We were greeted upon arrival with a walkthrough of all the amenities. Everything is well equipped, clean and a few special surprises from Fran. Amazing views from this top floor patio. If you are a hiker, there is a trail pretty much right out the door with access to Snoopy Rock, and Broken Arrow (and more). Walking distance to a few of our favorites restaurants like The Hudson, Javelina, Creekside, and Tlaquepaque Arts & Shopping Village (shoppes and more Restaurants). Short drive to West Sedona, Village of Oak creek, and Uptown. All around Hiking in Sedona is amazing. Try out Cathedral Rock, and Subway Cave via Boyton Canyon (both very challenging). And use the Shuttles when able. They are new (past 3 years). Many trails like Cathedral and Devils Bridge for example no longer allow parking at trailhead. Not a problem though the shuttles are actually very efficient and free. And with some luck Sophie the dog may visit you daily. We averaged twice a day. Sweet like pup!

We came to Sedona to hike but it was a temptation to just stay and gaze out at the sweeping views from every room. Fran, the property manager is so gracious and made sure we had everything we needed. Bonus is her adorable dog Sophie who came for sunset visits. The space was private and really perfect for a getaway for two. Honestly could not have been happier unless we could have stayed longer!

This rental has amazing views especially from the eating area, living area, and bedroom. The sunsets were fabulous as were the sunrises from behind the rocks. It was quiet and peaceful and well-located to the 179 area and hiking trails. The rental was equipped with everything you could need and more. The bed was extremely comfortable. The kitchen in particular was well equipped but eating out in Sedona was too much of a temptation. There were several restaurants within walking distance. Fran was available if needed but we felt like we had our own place. Sophie, the dog, is the best!

This is a beautiful property a little hidden gem! The unit was immaculate and had everything we could need. Fran the property manager is great . So helpful and responsive. All the little extra touches she provides are amazing. Her rescue dog sweet Sophie would visit in the morning and evenings for pets and belly rubs. We absolutely love her ! We can't wait to come back .

This place has blown all other vacation rentals out of the water! Fran really knows what she’s doing. Everything we needed was provided, right down to fresh ice and a full Brita in the refrigerator. A drive around the area will prove that this truly is a unique rental. The views are spectacular! It is nicely tucked away from the business of town but also perfectly located for a quick walk for a meal, shopping or exploring. Fran and her friendly little pup do live on the property and we were greeted on arrival for a tour of the house. Hot tub under the stars was a major plus!

This place really has amazing red rock views!!! It’s also right in town within walking distance of restaurants, shopping, and even some trailheads. The owner has included everything you could need, even tons of information on hiking and biking around Sedona. We will definitely stay here again when we come back.

This was our second year staying in Fran’s property. We had a fun and relaxing time. The location is as good as advertised. We were near the shopping, dining and hiking destinations. Thanks for a great week Fran.

The location of this VRBO is fantastic, you're right in the center of town. You can walk to shopping districts, restaurants and you're right at the start of 2 trail heads. Very clean, the kitchen is fully stocked if you choose to cook in. This is a superb unit the views are just gorgeous, it's private and very welcoming, you won't want to leave!

This is a beautiful property furnished with all the amenities you could possibly want or need. It is located right within easy walking distance of several fantastic restaurants and the Tlaquepaque Arts Center. It is also only 100 yards from the Margs Draw Trailhead for some easy hiking with spectacular views. The hot tub was perfect for soothing sore muscles at the end of the day. The views from every room are simply breathtaking. Fran is the perfect host, concierge, ambassador, and friend. Her faithful companion Sophie will steal your heart in about 2 seconds. We have stayed in many vacation rentals all over the US and this is among the top. We highly recommend this property and Fran for the vacation experience of a lifetime.

Thoroughly enjoyed our stay. Fran was fantastic with recommendations and unit instructions well in advance of our arrival. Excellent communication and was able to get us in a little early which worked out perfectly with our arrival from the airport. All the positives of this unit have been outlined in previous reviews. Loved The Hudson restaurant and just a very short walk. Great location and the view is perfect. A perfect stay in a fantastic Sedona location.

This unit and the property in whole was very clean and well laid out. We spent Thanksgiving week there and Franny assured me she had all the items we would need to prepare a full meal and she was right! Franny even loaned us one of her roasting pans for our turkey. We brought our own spices and carving knives but she seemed to have most of that anyway, inc a Keurig. Let’s talk views… Extraordinary! We didn’t even have to leave the place to see the sunrise or sunset & the view from the bathtub was so relaxing. We used the tub every day! The bed was comfortable, the fireplace was soothing and warm, watching the birds at the birdfeeder was really nice. The best part is the location … you’re being able to walk out the front door and end up on a gorgeous trail or walk over to get dinner at a nice restaurant or have a late night drink at local bar and not have to worry about traffic on the 89. A definite stay and her dog, Sophie was a big bonus getting those morning kisses and love and evening lap sits from her. I’d gladly come back and stay.

The pictures do not do this place justice. The views were incredible from every window. When we got back people asked us if we went to see the sunset.. our response was no, we had the perfect view of seeing it from our place. Fran was an amazing hostess, she had great store, hiking, restaurants, etc. recommendations. This location was perfect for our honeymoon. It was quiet and tucked away, but also close enough to all the shops and restaurants.

This stay was one of our favorite VRBO stays ever. Fran and Sophie were great hosts. The views were immaculate, location and was perfect. We kept saying it was so nice to be able to walk everywhere and not suffer the traffic/parking. Fran thought of everything one could need, bed was super comfortable and we even got to see some Javelinas, cardinals, bunnies, and hummingbirds while staying there. Hottub was very clean and the perfect place to watch the sun set and the moon rise. 10/10, would definitely stay again! Thanks Fran! And Sophie cuddles were top notch!!! -Chelsea and Tyler

This is the perfect place for a couple's retreat with breathtaking views from every room in the house. Easy access to hiking for all levels. Many restaurant options nearby. Fran was a gracious host and very attentive to details to ensure her guests have a pleasant stay! We highly recommend this property!!!!

The unit is located within a few minutes walk to shopping, dining and hiking.
