The Xaman Ha Condos are in a great location just close enough to enjoy an evening stroll on 5th Avenue and take your pick of a bunch of restaurants. Then you can head back home for the peace of Playacar. Also, having the beach right out your door...no shoes necessary! Sol was really quick to respond and the staff was very friendly. Can't wait to go back.

We enjoyed our stay at Xaman Ha and have already reserved another room there for next year. Sam was a great host and immediately helped with one small issue we had regarding hot water that was our fault, not his. Xaman Ha is a great location, just a few minutes walk from south end of Playa on a very nice stretch of beach. The permanent residents were very welcoming and helpful and the staff were friendly. In particular we enjoyed our time with Robin (bartender/chef/tour guide) who made our vacation better with his efforts.

Great location especially for the beach it was clean and the seaweed wasn’t too bad really enjoyed the view!

Description was overall very good. Layout of condo was good. Older dated condo, but clean & nice for the price. Loft was smaller than expected. Everything was clean and working well. Property was clean and maintained. Pool & bar was wonderful as the seaweed was overwhelming at the beach. The bar closing at 5pm seems too early. All the other visitors were very friendly and was enjoyable.

We had a fabulous stay in Playa del Carmen and were pleasantly surprised with how convenient the the location (Playacar) was to many attractions. The area of Playacar where Xaman-Ha is located is just a 5 minute walk to restaurants and shopping. There is a little wilderness reserve with small boars on the walk there and it was fun to see what animals we might spy. There are Mayan ruins within a couple minutes walk as well. The grounds were well kept and it was very nice to stay at a place where you did not need to struggle to get a chair by the pool. Robin the bartender/cook at the pool makes great guacamole, Bahamas Mama’s and a mean cheeseburger. The owner Sol was very helpful setting up airport transportation, COVID testing and restaurant recommendations. We would highly recommend this property.

Outstanding property and owners. We had a great time in Playa with our family of five. The location of this property is near to the Cozumel ferry, which means it is a short walk to the central district in Playa Del Carmen. The owners are very responsive and helpful with advice of anything you need. As a family, we travel yearly in Asia and Europe and this is one of the best places we have ever stayed. Thank you to the owners for a great trip!

We loved the location of this condo - on the beach and very close to 5th Ave. and restaurants. Pool was great for adults and our two-year old grandson. Everyone was very friendly. Staff were so accommodating. The condo itself was quite large and gave everyone their space. It accommodates 6 adults very well. We would come back!

We had a wonderful time staying at the condo. It was right next to everything and we didn’t need a vehicle to do anything. Just rented a cab once or twice.

And I expected a lot. Very spacious. Great view. Spotless. Attentive owner (Sam). Great location in secure neighborhood just a short walk from downtown. Great property and staff. You name it... Worst thing I can say is no elevator. Oh, and a few bar stools that have been repaired too many times. Thats digging deep to find fault, folks. Dont miss the Mayan ruins 100M past the building and some fabulous Fase1 homes further down. Sam's site at Fotosproperties has some excellent restaurant recommendations as well. We all enjoyed our stay thoroughly.

We loved staying here. It was the perfect condo for our family. We have four young children and the management was so good to respond to all your questions and needs. There were a few items we were told they would have, but weren't in the condo that we needed (like a pack n play) and the response was immediate and the bed was brought to us very shortly. This happened with a few items. We asked for a few things and they were quick to respond and really tried to do all they could to help. They even helped us find a doctor who came to the condo to give our COVID tests to fly home. The condo is beautiful, and was very clean. The views from the balcony are amazing. The pool is perfect for all ages and the bar serves guac and chips, hamburgers, nachos, drinks, etc. The beach is so beautiful. We felt safe and secure the whole time we were there. I think my only warning would be, when we came, we were told it would fit 10 ppl. We were glad my parents decided not to come and it was just the 6 of us. I think 8 would fit but not 10 unless you had some air mattresses for kids (lots of floor space, really big rooms. The loft has more of a futon bed just FYI. But for our family, this was absolutely perfect. We are definitely wanting to come back and stay at the same place again!

We had a wonderful stay, the view was amazing. Very clean, our host was very attentive, perfect location, the pool and the bar were perfect. The only negative thing that I would say is that the listing says sleeps 10, but in reality there were 3 beds and a futon. It was 10 of us and thankfully 2 of our family members decided to stay somewhere else, so it was perfect. If you have a party of 10 make sure you bring an air mattress.

Perfect location close five minute walk to town restaurants and night life if you want the night life but far enough away if you do not. Spacious with everything you need for cooking meals including a blender for margaritas on the balcony overlooking the turquoise waters.

We had a wonderful time at Xaman-Ha over New Years. The unit was comfortable, plenty of space for our family of 5. The view was incredible, and the property grounds were very well maintained a super clean. The pool was perfect for a quick dip and the swim up bar served up delicious drinks and food. The beach was the best along this strip of condos/hotels/houses, in my opinion. Nice and wide, soft sand and the staff keeps it very clean. It is not a private beach, however, so it did fill up quickly with locals and tourists. There are some lounge chairs, which require you to have the wrist band on to utilize, so that was a plus. (We watched the Xaman-Ha security kick some people off of the lounges for not having bracelets on.) We enjoyed the five minute walk to 5th avenue, including Starbucks for our morning coffee. We felt very safe the entire time. The unit could use a little TLC but overall met our needs. Some major pros: Beds were comfortable, AC worked great, water in shower was always hot and had great water pressure., plenty of space in the kitchen, lots of water toys available, great communication with homeowner. Cons: The countertop in the master bath is on it's last breath. We were a bit concerned that a piece would fall off, so avoided that one sink as best as possible. All in all, we had a great time visiting Cozumel (walk to ferry), going to Xel-Ha (highly recommend), and walking along 5th avenue at night. Love this location, highly recommend, and we will definitely be back. Thanks!

We had a great time. Third stay at xaman ha and hope to be back. Great condo and location. Only negatives would be nicer chairs on the patio and more kitchen amenities. Lots of cupboard space but lots of empty space, however we did have what we needed. Just more containers and pots would be nice.

Perfect location, great pool & swim up bar. Condo needs a little updating.

We had a fantastic stay. The property is right on the beach so it was perfect. The pool also was in the middle courtyard and a stair climb from the beach. Made it easy to go back and forth. It was also right next to the Playacar Palace. So if you were looking to to take advantage of a 5 star resort's amenities you could and we did. Downtown was also less than a five minute walk and we took full advantage of that also. The condo itself was great. It had everything you wanted. Just enough plates cookware cups glasses Etc. The washing machine and dryer also worked Richmond used. It was also on the third floor so we had a perfect view of the ocean and the pool. The Loft ever shown in the pictures it's smaller than it appears. But my six-year-old ended up playing up there with his toys. It was perfect for him. I would definitely stay here again and my wife and I have said we would. John was also a great host / owner. He provided us with many recommendations. He also was very responsive to any questions I had. I also believe he lives on the property. Again we had a wonderful time and would stay here again. We will also stay in 7211 again.

The property itself is amazing. My family loves the pool, grounds, and location close to 5th Ave. This condo is very open and spacious; everything stocked that you need. Jon was quick to respond when I had a question. We will rent again!

We had a great time staying at Xaman-Ha! Perfect location just a few min walk to 5th Ave, where you find a variety of retailers, from Old Navy store to small local vendors and restaurants & entertainment and the Ferry to Cozumel. Walmart is about a mile away. We enjoyed walking to Walmart and getting off the beaten path to experience local food and shopping. The park vendors food was delish! Xaman-Ha itself is a beautiful resort, beautiful view, other then the seaweed, which is no fault of the property. Hopefully it will clear out before we plan another trip. The pool was perfect! The swim up bar was fun! Robin, the bartender at the pool bar was the best!! The unit.. It was the perfect size for 8! Could use a little TLC. Could definitely use some different beds in the loft and master suite. Not very comfortable, but that didn't stop us from having a good vacation. We will definitely recommend and stay at Xaman-Ha again!

The condo gave my family ample space to relax and stretch out. We made full use of the pool and full bar service. Only a few minutes from 5th ave so the location could not be better.

Xaman Ha 7211 was a great place for our family stay. Outstanding pool area, great snack bar, maticulously kept landscaping and right on the beach. The unit itself met all of our needs. Great view off the balcony. Bedrooms were large and the loft area was a great hideaway for our grandson and also served as a sleeping area. Kitchen is well equipped. Foto, the owner, was accessible almost daily at the pool. Sol, the local property manager, was always available and she went out of her way to assist us each day of our stay. 😎� She responded immediately to our questions and needs and went way beyond her call of duty by retrieving a medical device lost while using the local taxi service. The Phase I location is very close to downtown Playa for restaurants and shopping. Highly Recommend!

A wonderful unit with great amenities and layout. Super attentive staff, Sol (unit manager) is incredibly helpful. Had a wonderful 2 week stay.....can’t wait to come back.

A favor: El apartamento es amplio (nosotros erámos 5), luminoso, y con muy buena vista. Está bien equipado a nivel de elementos de cocina, toallas y sábanas. Cuenta con lavavajilla, lavaropa y secaropa!! Tiene aire acondicionado en todos los ambientes!! El lugar para aparcar el vehículo es al lado de la entrada del condominio. La atención de la persona que gestiona la propiedad excelente. Puede llegar a contratarse aparte el servicio de limpieza (que no está incluido). En contra: Es un apartamento que le faltaría una modernización de los baños y una pintura general. Podrían "invertir" en tener un juego de vasos uniforme para 12 personas. Está en un segundo piso y no hay elevadores, lo que le podría dificultar el acceso a ciertas personas. De todos formas nosotros pasamos 10 puntos!!!!
