Our experience staying here was great. We have two teenage sons so having the day bed room in addition to the upstairs loft was a plus! Our favorite part was the location and the beach views and access! Walking right out to the beach and watching sunsets is very important to us. We always felt safe and appreciated the gated entrance. Andrea and Lucas were so helpful and she even found us driving around when we first arrived and got a little lost! They stopped in to also help us with the TV when trying to get some of the football games on the TV. My only concern at first was there were a lot of dogs at the property next door and they barked at night, but closing the window, keeping the bathroom door closed and lowering the hurricane shade helped with this. It would not keep us from staying there again because everything else made up for that one part but I would appreciate knowing this so I’m sharing it. We also loved being able to walk to Mary Boon’s and Karakters. I am very peticular and appreciate thorough reviews so please trust that we would definitely choose this place again!!

We were here for a family wedding. We had the best communication and welcoming from the host. She was always available and in contact should we need anything. Her hospitality was just so wonderful. Highly Recommend and can’t wait to stay again.

From the booking to the departure the visit to Kelly's condo was seamless and very enjoyable. The property is as described. Very well kept, and perfect for a family with two tweens who wanted their own bathroom. Everything was in great working order and very nicely appointed. There were good necessities in the kitchen for cooking and some special treats in the refrigerator. The location is terrific. We didn't rent a car and took taxis when we wanted to go further afield or thought we might be out late. My husband's favorite routine was getting up early and walking to Cafe Atlantico for fresh baguette and pastries. We were able to walk to a number of great restaurants and grocery stores. The restaurants down the beach were an easy place to hangout and great to be able to go to dinner and if the kids wanted to join us they could or they could easily make their way back to the condo. The beach right outside of the condo was beautiful. My son played in the waves for hours every day then would use the pool's shower to de-sand and then do laps in the pool. The condo has all that anyone needs for a perfect and relaxing vacation. The wifi worked well and the air conditioners are really great. We only had the air conditioners on when we were sleeping but they weren't necessary all the time. There are great ceiling fans that keep the condo nice and cool. We spent hours playing games on the terrace. There's a book that gives some terrific suggestions of where to eat and things to do. Kelly was also very helpful in giving information about any restrictions and requirements due to the pandemic. We really can't say enough about how wonderful our visit was. Looking forward to the next visit!

They are made of reinforced cement, and are much stronger than the resorts nearby! The people under us accused us of scraping furniture at 4:30 in the morning! We were sleeping! They were mistaken. Parking was nearby and free. The resort is protected by a fence and number-controlled gates that made us feel very safe! The owner, Kelly, answered all of our questions quickly and honestly! We would go back to this resort at the drop of a hat!

This condo is Island living as it should be. Open the slider and have the breeze blowing calmly to keep you comfortable on hot days. We enjoyed our stay and would return.

We really enjoyed our stay at the Palm Beach Condo. It’s a beautiful place with great access to the beach and a private pool area. We would definitely recommend staying at this property!!

Starting before we even arrived, Kelly was awesome! Gave easy instructions for getting into the property, gave recommendations for things to do as it was our first time there, etc. She stayed in communication throughout the stay and was very responsive. The condo itself was fully equipped with everything you need, was clean and in a terrific location right on the beautiful beach and very brief walking distance to some great beach restaurants/bars (Mary's Boon and Karakter were our favorite!) We rented a car at Kelly's suggestion and are very glad we did- it was so easy to get around this fun island! We loved everything about our visit and will definitely be back!

The condo was well equipped for all our needs and the pool and beach were amazing! We had a very nice vacation and hope to return soon!

We really enjoyed our stay in st martin. This condo is nice! It is very well stocked, we used some things and left some things. It was very roomy and has great access to beach, pool, and close airport to watch the airplanes! Neat location!!

Everything you would ever want! Great host in Kelly and fully equipped. To anyone else interested in this property, you will simply love it.

This unit is very well stocked, if you forgot something I wouldn't worry about because they should have it. We will be returning next year

We had a wonderful week at Kelly and EJs condo...it is spacious, bright and inviting. The condo has a fully equipped kitchen, beach towels, two lovely balconies , two bedrooms and the pool area is lovely with flowering shrubs and trees. Check in was easy...Kelly also has a basket of information of activities etc in the area It was very easy to work with Kelly and she was prompt in answering questions. The beach out front is amazing....and if you walk left you will come to Karacters...great for drinks, food and music. We also tried other restaurants nearby ...one being The Palms...which we enjoyed so much we returned on the last night...try Gregs drunken ribs....the best! Jo his fiancé makes great drinks... We also went to Toppers for Thursday night Karaoke , Guys Boat bar for moyitos and pizz and to watch the planes arrive. There are bakeries in the area...Z Best , Atlantico for breakfast or lunch... We went to Marigot market Wednesday morning for spices, hot sucks and vanilla etc and had a bite at Sarafina This was our first time at this condo and we hope to return A great time....also other owners were very friendly that we met there

This condo is right by the airport. We rented a car and were there in five minutes. A car is a must for the island you'll want to rent one to go out and explore! The condo is right on the beach. It has two great balconies to enjoy the view of both pool and beach. The condo is very nicely accommodated and fully stocked. Their vacation condo pans and dishes are nicer than my everyday pans! You can walk to a local store to get groceries. Walk to a french bakery for amazingly delicious and cheap food. Check in was easy and smooth as was checkout. Kelly was great to work with. This was our first time here. And we will be back!! Loved it!

We spent a week and it was beautiful. Close to everything and directly on the beach. We will be returning.

Our family of 4, (Mom, Dad, 2 teenagers) stayed here for 2 weeks for our family vacation and we just couldn't have asked for a better setup. I'll start with a bit about the condo itself: The condo is perfect for a family like ours, with a master suite downstairs (privacy!), and 2 bedrooms upstairs, (1 large, one smaller) with a full bath on the 2nd floor. It also has a half bath off the living room for convenience. The balconies on both floors offer great views of the ocean, and our kids really enjoyed sitting outside and watching the yachts go by, and in the distance occasionally a cruise ship on its way to Phillipsburg. Pretty cool. The kitchen is well-stocked with everything you need for a quick breakfast, as well as the kitchen tools you'd need to make a full-on meal, (which we did on a couple of nights). The condo has wi-fi, (which all of us really appreciated) as well as a DVD player, Bose dock and all the comforts of home. Everything was exceptionally clean and we really appreciated the little touches like abundant baskets of beach towels and brochures of local restaurants and activities. Now for the location: AMAZING!!! Simpson Bay Beach is a real gem. It seems to be primarily a locals beach, as it is quiet and mostly used by the folks that live or rent along it, this gives it a real relaxing and fun vibe... The beach is just a few steps from the condo, just past the beautiful pool and through the privacy gate. The sand is white, and the beach is about 2 miles long... perfect for a walk in the morning or as a perfect vantage point for taking in the incredible sunsets. (We did this most nights!) Just down the beach to the right is a fantastic beach bar/restaurant called Karakter, which you really shouldn't miss. We spent a LOT of time there, and our teens really liked strolling down there on their own to meet up with new friends and grab a bite. It was a fan favorite all around, they have a tapas and jazz night every friday which my wife and I really enjoyed. We had a wonderful time at this condo and hope to stay here again on our next trip to St. Maarten. It was everything we needed, and much more than we expected! Two thumbs up!

On our 3rd trip to St. Maarten, my husband and I decided to break free from the typical hotel experience, we booked a week at this condo on Simpson Bay Beach... and I'm so glad we did! The condo itself is well appointed, with everything you could possibly need. Washer/Dryer, wi-fi, cable, grill on the patio, dishwasher (who wants to do dishes on vacation, right?), even a speaker system for our iPod... so we were well taken care of from a practical perspective. But let me tell you, the condo itself is just beautiful... completely modern, beautifully decorated, with an open concept with 3 patios to choose from... two overlooking the oceanfront pool. Most days we would open all of the doors and just let the tropical air breeze through the condo... sit back and listen to the waves with a glass of wine... and it's just heavenly. The location is just awesome... close to everything, but located on (in my opinion) the most beautiful beach on the island... great for exploring... great waves... and really pretty quiet thanks to the private residences along the beach. If you're looking for people, head down the beach to Karakters, a great beach bar built in a renovated school bus right on the south end of the beach... great food and lots of fun. We tried quite a few of the restaurants Bob & Sue recommended and they were all really cool. What we liked best was that they recommended places that were casual and fun! We probably wouldn't have found some of them on our own, so we appreciated that personal touch. Bob was great throughout our booking process and even helped us secure our rental car through Angela on the island. They're nice folks and really went out of their way to make sure my husband and I had a good experience. We plan to come back and stay again, as soon as we can! Highly recommend this property!
