This home sits on a lovely location and the views were spectacular. We loved the private beach and found a large amount of beach glass. The owner stopped by as we were leaving and was pleasant to chat with. The property is accurately listed in that it is probably not for everyone. The home has a musty smell, which is probably common for homes so close to the water. We also encountered some ants in the kitchen, however, there was ant spray under the kitchen sink, so we were able to handle the situation. The queen bed and the couch in the livingroom are in need of replacing. Also, be advised that there there is no gas station in Little Compton.

We were blown away by our stay at this beach cottage. The pictures do not do the views justice, it is absolutely stunning. The private beach is a gem and we just couldn't get over the water views, the lighthouse, and the relative privacy of this home. The home description does an excellent job setting expectations - there are some quirks to the house itself (i.e. finicky dishwasher) but nothing that in any way prevented us from having a fabulous trip. Our only regret was that we couldn't stay longer. We would absolutely welcome the opportunity to stay again another time. Thank you for sharing your lovely home with us!

The location was beautiful. The house lacked some basic amenities, such as Kleenex, matches (for fireplace), dish soap, etc. the numbers we were given to contact in case of problems were either turned off, did not call back or were out of service. Heating was intermittent.

Phil’s place had everything our family needed. The beach front and lloyds beach where the highlight of our stay. You will not run out of things to do since it is located an hour away from cape cod for those interested on visiting Martha's vineyard or even providence!

The views of the water are amazing. The house worked perfectly for the two of us.

Enjoyed Lloyd’s beach immensely with my dog. Waterfront was semi contained also for her enjoyment!!!! My family visited periodically during stay, enjoying the brightness of the house, open deck with refreshing breezes and endless fishing, golf, and water view walks. Was also enlightened by the books about the history of Sakonnet. It needs to be preserved! Looking forward to returning!

We have stayed here before absolutely love the house and location. The dogs love the ya d and the View can’t b beat Looking forward to returning.

This was our second stay here. Love the house and open concept, big windows on 3 sides of downstairs LC has become a favorite destination. Will be back to this house in June. 😊👍

Thoroughly enjoyed our stay: the views/sunsets, out-of-the-way location, listening to the surf and the birds, walking the beaches, hiking, kayaking, fresh lobster within walking distance, golfing, fireplace, kitchen, seeing nesting osprey, etc. The owner provided us with golf clubs and a kayak. I would definitely go again. We were the first tenants for the season and ran into a few problems: No internet connectivity the first day and a half, some repainting/repair/maintenance work was not finished, and the water for the laundry machine had to be turned on. We also had a power outage which was resolved by the power company within about 3 hours. Through all this, the property manager was very friendly and helpful.

Certainly a fantastic location - beautiful views from the cottage. Owner is extremely responsive and very nice to work with. Kitchen is well equipped. If you are particular about linens (sheets/towels/pillows) we recommend bringing your own from home. This is a very nice area to explore. We enjoyed our week away!

If you're looking for a no frills, old fashioned New England beach house with a gorgeous view, this is it! You truly can't beat the views this house has to offer. The house is exactly what it claims to be - " a rustic, weather beaten ocean front beach house living with all the nuisance". We really enjoyed our stay here and appreciated all of the binders full of local history and things to do. The weather was beautiful and we spent hours searching for sea glass on the beach and sitting on the deck sipping on some local wine. We cooked up some fresh lobster on our last night and ate while we watched the sun set over the sea. It was a perfect way to wrap up our trip! On top of this being a great location, the owner was very responsive and was kind enough to accommodate our schedule when we were traveling with my disabled mother from over 6 hours away. It was extremely appreciate. Overall, this was a great experience and we would love to go back.

We totally enjoyed staying at this cottage on the water. Bright and cheery downstairs with views on 3 sides . So close to Lloyds beach . the dogs had a great time running on the property and beaches. Beautiful sunsets Fall weather was great and would definitely stay here again.

Our stay only lasted one night due to not having any other place to go. The property has been completely neglected and not maintained. The windows are taped in and gaps filled with what looks to be toilet paper. The floors were not clean and toilet seats dirty. Every corner of the walls and ceiling there are bugs and some on counters. After check in we tried to contact owner and no response. We left the property the next morning as it was filthy. Most windows can not open and in one of the bedrooms a window missing and rain comes in onto the bed. Furniture was damp from moisture. The lawn was all weeds and not mowed and many piles of dog poop. Cigarette butts left in cups and candles out on the deck. Grill tools are rusted sitting in a tin bucket of water with cigarette butts in it. The smoke alarms did not work and several other code violations were noted. We requested a refund after we left the next morning and have not even had a response from owners who obviously don’t care. As long as they get your money! Once they do no responses. The images in the add are definitely from long ago. We will be taking legal action if no consideration of a refund is provided.

The location of this property was fabulous. It was so relaxing to watch the changes of the tides and to smell the ocean!

Pictures on VRBO are years old. The website shows a beautiful home that is well furnished and tidy. It is anything but that. It has been neglected. It appears not to have been thoroughly cleaned for ages. We arrived on August 4 at 4:30 PM; it was in the 90s outside. The central AC is broken. The window unit in the kitchen was set to 68°. Running constantly, the room was 80°, humid, and stunk like mildew. The bedroom adjacent to the kitchen had a cantilevered window that was open. That room was dank and dark with no AC. No one could have slept in that room unless they were unconscious to start with. The wrought iron deck chairs shown in the VRBO website were not rusty; they are now. The umbrella is gone. There was algae on the deck. The barbecue grills on the patio and the grilling utensils were covered with grease and rust. There were cigarette butts stuffed into the corners of the wrought-iron table. The living room furniture pictured on VRBO has been replaced with gross, stained, dirty chairs. Despite the AC, the air downstairs was still warm and dank an hour after arrival. The pleated seal around the window unit was dry rotted and Scotch taped. Gaps allowed outside air and bugs to come in (there were live and dead bugs in the house). The window next to the AC had a big rip in the screen. Doors and windows were “insulated” with Scotch tape. The downstairs bathroom had half used toiletries, and was dirty. The bathroom vent was yellowed and dirty. Upstairs was hot, humid, and dank. Mold was everywhere. AC was in poor shape; tape AND thumbtacks held the pleats. Bugs were coming through the gaps. AC in the master bedroom was adjacent to the head of the bed, which would make sleeping with AC on challenging. The game room was the grossest. The furniture was old and stained. There were bugs. The adjacent garage had garbage/debris piled up in it. VRBO was called to say we were leaving. The owner did not answer his phone. Per VRBO, we photographed the things we described above and emailed them. They offered to find us another place, but it was 6 pm, sweltering, and we had the dog, so drove back home. We asked the owner for a refund. He has not responded. The house is in flagrant violation of State of Rhode Island Property Maintenance codes 304.6, 304.14 and 309.1. We will report the owner, and go to Small Claims

There is always a wonderful breeze in this home, even on the hottest of days We were hoping for a genuine ocean experience and that is exactly what we had. The home and town are filled with character and history. We enjoyed combing the beachfront for sea glass, firepit on the beach at sunset, kayaks, bikes, morning coffee and evening serenity on the deck, and so much more. The owner is kind and attentive if needed. The home is well equipped and the location is dreamy. Forever grateful for our stay here. It was just what we needed.

The location of this house is breathtaking. We were awarded two days of 50 plus degree days, and then a snowstorm. It couldn't have been more perfect. The house is very clean, linens are clean (and I'm a stickler for bedding!), and so relaxing. My husband and I sat in two chairs perfectly positioned to look at the water, and enjoyed every minute. Our dog loved it, too! The owner is very responsive, and made sure we were comfortable. It is not far from Tiverton Four Corners where we enjoyed breakfast, shopping and ice cream. We hope to be back! Thank you!

A lovely holiday escape and change of scenery. Location and view are so nice. I too looked quickly at map and thought we were closer to Newport vs driving distance but we had a nice day trip there. After reading more reviews I was also grateful to have brought all of our groceries and just settle in. Very relaxed and quiet atmosphere. We really enjoyed it.

We thoroughly enjoyed our stay. The nearby beach was beautiful... and the view from the house was spectacular. The caretaker was very helpful and responsive. The only issue was that there there was a smell in the house on arrival that seemed to come from the basement. We opened the basement doors to the outside and that helped a lot.

We loved the location! Amazing views with the private beach as well as long sandy stretches of beach minutes away. Being able to have our dogs along made it a real "family" getaway. The great room looking out onto the water was well appreciated on the one day of rain. A perfect place to read a book or chat with a fire in the fireplace to chase off the damp. The house is not fancy but comfortable and inviting. We had a great time.

Beautiful views, quiet summertime locale.

My family had a fabulous time at this property and will return if the opportunity presents itself. Having said that, it is important to know that what you get with this home is a spectacular view, access to a private (rocky) beach in your backyard with fire pit, and access to a wonderful private (sandy) beach just down the street. That being said, this is not a luxury rental. The home is worn down a bit but we didn't spend much time inside and what time we did spend inside we felt comfortable. The basement bedroom is not usable as a bedroom in my opinion. I would not have slept down there nor would I have asked anyone else to sleep down there. The board games were all missing several pieces and we had to get creative to play them. We had access to two bicycles and kayaks which was a nice touch. If you can accept that you will be staying in a home that's been lived in (not pristine) and are in it for the view, the beach and enjoying the coastal outdoors, you will not regret renting this home.

We thoroughly enjoyed our trip to little Compton. The house location was spectacular! Beds were comfortable, this is an oceanfront cottage. With it comes the usual outdoor bugs etc. If you are looking for a resort this isn’t it but if you want to just chill with the ocean outside your windows then you found the perfect place!

The house is in a beautiful location. I did not understand how secluded it was, it takes 15 minutes to get to the closest restaurant and 30 minutes to the nearest grocery store. When booking the impreciseness of the site makes it seem like you are 5 miles from Newport, which if you had a boat is probably true, but the roads do not cross the water, so you are more like 28 miles away. I would visit again with the plan to stay at the house the whole time and enjoy the location. The only complaint we had was the cleanliness of the linens. Many of the pillow cases and towels are stained.

If you're looking to get away for the weekend, and close to the area, this is the perfect spot! Especially during these covid times the house/area is well isolated with house itself being right on the shore. You are walking distance from a private beach, which is dog friendly, where you can see the most amazing sunsets! Phil is great and will give great recommendations. People around are nice as well. Hope to make a return trip!

My husband and I wanted to get away for a few days of reflection and peace and needed to be near the ocean. We found this very comfortable cottage with perfect views. I really hope we can come back another time.

Nice beach cottage/house. Great location, short walk to the beach. Also a private lagoon/beach in back yard, with a fire pit! We used the kayaks and bikes at house. Awesome view overlooking ocean, perfect deck to watch sun sets and grill out. Nice and friendly owner, responsive to any requests. If you want views, beach, and relaxation this is the place!
