This was our 2nd time at this location and it was perfect for what we needed it for. The beds are very comfortable and the hot water is on point. The gates are a plus and this will be the only place we will stay when we come to Memphis. All messages were responded to within minutes which is a major plus.

We had a group of 14 going to a Grizzlies basketball game. We loved how easy it was to access Fed Ex Forum from here and Beale Street! The place is a little run down, but had everything we needed for a 2 night stay. We had 8 kids with us and there was plenty of entertainment for them

Great for lots of people, we enjoyed it although ping pong table was concave on one side so not able to play. We had a wonderful time, we were all adults so enjoyed the short walk to Beale Street for fun!

Perfect location which made easy walking to Beale and Main Streets as well as good restaurants and museums. The apartment was just like pictures on Vrbo. Liked the gated parking lot.

We had a very enjoyable stay. Any issues were resolved rapidly by the owner's. The gated lot added a good level of securirt, the inside was spacious and served our needs. Thank you from a group of 12 satisfied travelers.

The property is very near the Civil Rights museum and South Main Street. It was large enough for our family group of 5 adults and 4 children with space to run around and play. The neighborhood is in transition from brick warehouses to homes. There were good restaurants with walking distance, but no grocery stores. The kitchen was amply furnished but was missing bowls and glassware.

Stay was exactly what we were looking for. Definitely accommodating for 13 people.. Property was spacious . Great Location to downtown, you can walk to Beale Street. The Host was Amazing!! There were some rugs in the condo that needs attention definitely a trip and fall accident waiting to happen and also some kitchen chairs that needs tighten up other than that IT WAS GREAT~!! Thanks again for allowing my family to say in your property.. My mother truly enjoyed it~!!

My friends and I go away to a college football game each year. We pick a place in the country and go. VRBO is the way to go, since our group is 8 people. Great choices at great prices. The whole experience from booking to enjoying is flawless.

Overall we had a very good experience staying at this property. The owner was very kind and gave quick responses to any questions. The property was pretty cool and the kids loved the space and extra little perks the owner set up for them. Plenty of space for sure.

The location was close to Everything and Enough room for everyone

This was a nice place to stay and is close to restaurants and activities. The gated lot added to feeling more secure. There was tons of space for our group to spread out and enjoy the stay. The game room was a hit with the students. The large dining table was perfect for our family style meals.

Host was great! Huge place with tons of room. Very short walks to Central barbecue, Beale Street, Fedex Forum, Memphis Redbirds, Rendezvous, and so much more. If you have a large group this is your place!!!

Check in process confusing, directs you to lockbox under utilities when all that is needed is door combo. No gate FOB as mentioned in add, must pull partially into street to secure gate when leaving. Material condition lacking, crumbling painted floors with much unattached trimming. I paid a useless cleaning fee, trash on the floor as I entered and please don't look under the beds, spooky. Finding a positive in all things, the place was spacious with good a/c.

Ideal property for a group of friends enjoying the Memphis nightlife. We had plenty of beds for everyone, were able to walk to everything, and were perfectly comfortable. The AC was cold and the showers were hot. Some things (furniture, baseboards, etc.) were a little beat up (not surprising for a large group rental like this), but the space was ultimately clean. Don't book this spot if you're looking for the Ritz Carlton--do book it if you're a regular person. The host was easy to communicate with and was able to accomodate check-in a little earlier than planned.

This is within a couple of blocks of Beale Street and the Peabody. It sleeps a lot of people comfortably. The kitchen is well stocked. The living spaces are quirky and fun. Not the best for young children.

I would definitely stay here if I ever returned to Memphis. We had a wonderful experience

The stay was perfect. My only suggestion would be to spend a day and clean up the outside of the property and keep it clean.

The property was very spacious. It easlily accommadated my family of 20. The children had a great time in game area. Could use some upgrades with the furniture. Several chairs had loose legs or some missing screws when arrived. There was also some chipped paint on walls and floor molding not attached. The space could also use another TV probably in game area. Only had 1 TV in the living room. Could use a grill outside. Manager responded very quickly to questions when emailed. Was unable to hear upstairs occupants as they were unable to hear use as well. Good thing because it may have gotten loud at times. Overall everyone enjoyed themselves and felt very comfortable. I would definately recommend to large groups.

We stayed here for Thanksgiving weekend. The place was big enough to handle 9 adults and 5 kids with room to spare. It is within walking distance to Beale Street and the National Civil Rights museum. My mom who uses a walker even walked to Beale Street. The beds were comfortable too. We all slept well until the kids woke up and became restless. If we had another group function in Memphis we’d probably stay here again. The negatives with the place were that the security gate didn’t work from the outside. You had to walk through to open it from within the compound. The walk in gate has a code but was hinged on an unfastened bolt that you could just pull out. Basically the code was for show. Anyone paying attention could get into the property in a short period. The WiFi was weak if all the adults were using it and we saw a few mice. All said, given the price, location and size compared to the other options, I would choose this place again if we needed a big venue for a Memphis stay.
