Only bad thing was the construction for the addition to the house on the east side A little noisy, with the tools etc.

Beach that is within walking distance is too rocky, had to drive to a better location within Las Conchas. A/C worked well in the bedrooms. Old but clean. Beds need new mattresses. Instructions to property provided by rental company were very confusing. We got lost 2x and had to call for help.

The wind picked up on Sunday and Monday and the temperature went down. Almost used the heat on Sunday night. Everything worked fine, but front door dead bolt was a little tricky getting it to lock sometimes. Had to play with it a for awhile.

I toughed it out using the wall AC unit in the bunk bed room. It was not bad, 80 degrees. This is the second time the central AC unit has gone bad in the last 3 years.Then Tropical Storm Nora hit on 8/31/21 morning. Water came in under the doors and the roof leaked into the upstairs bathroom and water came in thru the closed windows in the bunk bed room. I was leaving that day, so I took the house towels and put them at the doors and in the puddle in the bunk bed room. and left for home. Major leaks in the roof on the porch and on the west side of the house.

Great family trip!

You can see the whole house thru it and anyone going between the bathroom and the bedrooms to get clothes etc. There is a house NOW behind this house (Arena y Sol) and they can see EVERYTHING that goes on inside Arena Y Sol now.

Well, the house is fine, the only drawback is that they have to remodel everything inside, definitely the mattresses, the fridge, the tv, the wifi, you need a toaster anyway and on cleaning the house also felt dirty !!!

The a/c was great after hot days of fishing. The area is constantly patrolled by security for safety. The gate can hold a small truck, definitely a car or suv. The beds are comfortable. Most of the outlets worked to power up yo ur cell Phones etc. the oceano representatives are professionals and helpful providing source materials. I would definitely go back again.

You have to wiggle the key to get it to move. Almost locked my self out of the house for a night. Front door lock needs some teflon sprayed in it.

They have a new iron and wood gate for the driveway and that is easy to open and shut.

Reviewer Comments: The central AC unit gave out on Friday night and could not be fixed on Saturday or Sunday. The wall unit AC unit in the bunk bed room was on and set at 16 Celcius but that did not cool down the downstairs hallway or the other 2 bedrooms. I went to the office and they allowed me to move to a house across the street that had central AC working properly. The AC Unit in Arena y Sol must be fixed by 8/28/20 when I am planning on coming down there again or I will have to move again !!!!!

But the noise from the neighbors just east of this house on Las Conchas Road played rock and roll music until 10 PM on Sunday night. It was so loud you could hear it inside the house with the doors and windows shut. It sounded like a rock concert on the porch of that house. I went to the guard house and complained and they said they already had a few complaints and were working on it. That was at 8 PM. Nothing happened until after 10 PM. They just blasted music all night.

This is a good amount of space in this rental but not up to the standard of many other rocky point stays I’ve had. It’s the most I’ve ever paid but certainly in need of some serious updates. The two queen beds are so soft that only 1 person can sleep on them because they dip so badly in the center. Not great sleep. The bunk beds are covered with a very crunchy plastic with only a thin sheet on top.... Also there is no TV in the living room. Only one in the kids bunk room. So no Netflix or Hulu or Satellite. It was a decently stocked kitchen but the weren’t any large bowls or cookie sheets so if you are cooking this could be disappointing. It’s was surfaced clean but really needs a good deep clean in the kitchen and bathrooms especially. Also all the towels are pretty worn and mismatched which again just doesn’t seem up to standard for the price they are charging. The yard was enclosed which was nice for our kids to play outside. The beach was pretty rocky at the closest place to walk to it. But we just drove to the end of the street and the beach there was great. Oceano seemed like a great company and they were helpful with bringing dish soap when I needed it and a broken front gate handle. If the beds were replaced and they put in a flatscreen and did a deep clean it would go a long way in making this place worth the money. Unfortunately, as is, this property is worth about half of its cost. Unless these issues are addressed I would stay somewhere else.

Reviewer Comments: The house was 93 degrees when I got there on Friday and the AC did not work. But Oceano Rental jumped right on it and got a AC repairman to come over and fix the AC in about 1 hour. Then On Sunday my truck would not start and the Las Conchas Security guards helped me out and found a mechanic who worked on their trucks. After 2.5 hours he got my truck started and it cost me $20 for a sensor and $80 for labor. Best money I ever spent. Hats off to Oceano Rentals and the Las Conchas security guards.

The house was not as clean as it could have been. The house needs serious updating and the gate was falling apart! I tried to contact the owner and he never returned my message. The house was ok for the stay we had but I would not rent here again. House was filthy..
