Paolo was an exceptional host who made us feel very welcome and assisted us with dinner reservations and providing information on local attractions. Nothing was too much trouble. Our room was meticulously clean, comfortable and well appointed. The breakfast was delicious with a wide range of options sweet and savoury - the highlight being the cakes baked by Paolo’s wife! We were sad to leave and hope to return again in future. We can not speak highly enough of our experience.

The B&B is a little bit outside of Modena. But you are (by car) in a few minutes in the old city. Paolo is a great host. Very nice, helpful, a warm welcome. Very very kind. He offers a great breakfast. Safe car park at the house. We’ll come again! And thank you for all your good ideas for Modena and Bologna!

Paolo was a very attentive and nice host. It is a lovely B&B in a converted former farmhouse and the room was very nice.

Paolo was a wonderful host. He was there to open the gate, greet us and walk us about his B & B. His B&B is well located and is a gated property, very comfortable and attractive. Parking is secure and easy. The breakfast was wonderful as were Paolo and his wife. Paolo was very informative and suggested places to tour and we enjoyed all his suggestions.

This is a quaint B&B. It is well appointed. The beds are comfortable. The linens are amazing. The setting is incredible. This was my favorite place to stay in all of Italy. The breakfast was so delicious and included Paolos fantastic balsamic vinegar. In addition everything was fresh and from the region. Paolo was also available to help with Taxis, tours and other suggestions of things to do in Modena. He ensured we were having an enjoyable stay. I will most definitely be returning!

It was fantastic, the rooms are beautiful, the breakfast was delicious (especially the ricotta cake), and Paulo was wonderful. Will definitely stay there again.

Wonderful hospitality. Our lovely host went above and beyond to accommodate us. He even made us a booking to a local restaurant which turned out amazing. The breakfast was great with great cakes and his own family balsamic vinegar!

Paulo and his family are friendly, helpful and are always trying to ensure your stay and holiday are positive. Lots of useful information regarding restaurants and places to visit which were always welcome. We highly recommend this property. The accommodation is lovely, clean and the breakfast is delicious ( Paulo is a good host and cook). They have a cute dog called Whisky as well as the cat and beautiful granddaughter. We enjoyed spending time in the beautiful garden and loved Modena too

the most welcoming, friendly and helpful host, Paolo. The property is clean, charming and comfortable. the best breakfast we had during our 3-week trip, including the samples of aged balsamic vinegar and nice cheese and cold cut. Also observed the most strict food hygiene here. if you drive car this is the perfect option. Paolo suggested a few food tour options which are excellent.

Breakfast was very good. The most important feature was the gracious host Paolo. He helped us with many things from restaurant recommendations and bookings to assisting with a rental car problem

Extremely quiet and peaceful retreat at a beautiful property north of the city. Paolo was a terrifically attentive and gracious host. We loved our stay!

We cannot rate this B&B highly enough. Everything was exceptionally excellent, and nothing was too much trouble for Paolo. The room was lovely, the breakfast amazing, and Paolo is a super host. There was a table and chairs in the garden for guests, which were perfect for relaxing outdoors. The B&B is air-conditioned, which was greatly appreciated. We arrived on a motorcycle, and the parking was under cover and very secure. We will be coming here again!

The room was spacious and had a beautiful view. The entire place is well kept and up to high standards. The breakfast was great, with good local products showing some of what Modena has to offer. Paolo is a wonderful host and gives solid recommendations about whatever you need, whether it’s places to eat in the neighbourhood, transportation or tours to experience. We lacked nothing and can’t wait to go back. Without a doubt the best part of our honeymoon so far and we can happily recommend a stay here when you go to visit wonderful Modena.

I would recommend having a car as the bus don’t pass by too often, but it’s easily sorted with a taxi or rental.

The owner was amazing. Really, the hospitality of 5 stars. Spotlessly clean and very comfortable room. Very good breakfast, a lot of choice for every taste, Very beautiful, authentic building, not far from Modena's old town (though you need a car or taxi). Convenient parking. Quite and relaxing. Highly recommended.

Paolo! He's so lovely it is ridiculous. Talk about tailored service. The place is readily accessible by bus from the city centre, even though it is on the outskirts. Renting bikes is a good idea for flexiblity in getting around.

Paolo and his wife are amazing hosts. Paolo went above and beyond organising trips for us, booking restaurant reservations, taxis, and even helping us with a fine we received at the tolls! He made our stay in Modena superb. it’s in a great location just outside of the city, so it was relaxing and parking was great! we recommend this accommodation to anyone!

if you got this far then book it! The property and grounds are absolutely beautiful. Our room was spacious and very clean. We looked forward to breakfast as we were provided with lots of choice such as croissants, bread, local cheese, local meat, cereal, fresh juice and coffee. The highlight of our 4 night stay was our host Paulo. He helped us plan wine tasting, balsamic tasting, cheese factory tour, lunch, dinner and the list goes on. I have been to many places around the world and this is without doubt one of my favourite places to stay. We will be back A car is recommended if you want to experience all the region has to offer
