This was our first time visiting Pagosa Springs. We used.this trip and this property is an opportunity to learn more about the community so that we could consider buying a second home there. The townhome itself was adequate but it's in a neighborhood and area that is turning over. That doesn't mean the area is unsafe it simply means there aren't any sidewalks installed and you're living in an area with construction and blighted homes. Just not a place where I wanted to spend two weeks. On the positive side it is along the river, and there were several deer out our back door multiple times per day which added a nice touch. The last thing I would say about this home is that is clearly used as a passive income property for its owner. It needs investment in terms of amenities. Generally the place was dirty, pots and pans old and tired, dishes old and tired, ice maker didn't work, shower heads were clogged with lime and hard water buildup (that I had to repair on my own), master shower covered in mildew, and no cleaning supplies and no cleaning supplies.

It is very close to Yamaguchi Park which was a nice benefit traveling with children. The condo could use a periodic deep clean, especially the outside. The biggest complaint was that it was sweltering inside. The portable AC did nothing. Only on the last night did we discover a lot of heat coming from the fireplace, though the fireplace was off. Presuming this issue is fixed, the property would be great in the future.

This property is in an amazing location very close to the river and walking distance to downtown Pagosa. The master king sized mattress was comfortable and the unit is very spacious. First impression, the unit was nice to walk into but a closer inspection revealed a different story. The large sofa cushions have lost their integrity, so it was very uncomfortable to sit on. The upholstery on kitchen chairs are stained and there were stains in the carpet as well. Unfortunately, it looked like housekeeping forgot to clean the pantry floor, nearly all the dishes needed to be washed before use and we made the property manager aware of what appeared to be rusting silverware and cutlery. In the master bath, spots of mildew/mold were growing along the grout lines. The biggest problem, however, was being greeted with 88 deg. house temperature. Visiting in mid-July with highs in the low 90's quickly revealed, there wasn’t an effective way to cool the unit. Despite the continuous use of the provided portable air conditioner brought some relief to the master bedroom only. The main space living/dining/kitchen on the other hand stayed at 84-88 even after following the instructions we were given regarding running the box fans & the portable a/c in that space during the day. The property manager did respond quickly but there really wasn't a way for her to do anything about it. For the price I would have expected more attention to detail and a way to keep the space comfortable.

The property was close to town and next to a river walkway. It was a warm week, but we made the most of it.

Wonderful time! Kids loved proximity to river for swimming. Very convenient location to a lot of activities.

We fell in love with Pagosa Springs and this property. The house had everything we needed and was very comfortable. Loved having a garage and a view of the river. It was close proximity to the river and walking to town. We would definitely stay again. The only downside was the lack of air conditioning and air flow. There were plenty of fans and a window AC but with the east/west facing windows it was still too warm for us. Granted we stayed at the height of summer! This is a great place and location for your next trip.

We've been coming to Pagosa for years and would love to stay in this house again. The beds are comfortable, everything works, and the fireplace warms up the living room very well. We used the garage to stage/thaw our ski gear. The only downside is the couches, which others have mentioned are very worn out. The property management communicates via text, which makes staying here pretty easy.

Needs some attention. Garage door was finicky kitchen needs some platters and hand held beater few other things. Th couches were super uncomfortable. Clean great location and otherwise comfortable

The house was great and very clean. It’s close to downtown and all of the action, but was very quiet during the day and at night. You are steps from the river and we had a deer walk right passed us as we were standing out back enjoying the sounds of the river! They supplied us with plenty of towels and blankets, as well as toilet paper and paper towels. Kitchen was well supplied for a large group of people. Would definitely stay here again!

What a perfect landing pad for a ski weekend. It’s quite spacious and nicely decorated. The best part: the location. Loved running next to the river right from the condo!

House was perfect for our two families. Lots of space to sit and relax. Kitchen was fully stocked and beds were comfortable. We would definitely stay here again.

My family and I loved the property’s spaciousness, close proximity to everything and the river!

First- We are longtime fans(mid 90s) of VRBO and this is the first time we have not been handled by the owner. Having a property manager and then, as we arrived a VIP service, was damn confusing GOOD-*PERFECT location- best in town!- steps from fishing , dog walking, parks for our 8 yr old granddaughter. *HIGH end construction-Excellent Space, especially the bedrooms and bathrooms-the master bath was kick,** Customer Service-kudos to Ashley and Dave who cleaned our very dirty grill 15 minutes after we called after our arrival BAD-*The Grill-see above. *Both balconies had not been cleaned of debris and dust since, I dunno, winter- a wine glass, a plastic bottle with cigarettes butts—**not exactly a well appointed kitchen-a very rusty grater, a broken butter knife- a melted plastic spatula, a dirty 4qt pot from the Hoover administration, a tea pot on the stove from the same era-with water in it- UGLY-**the sleeper sofa seat pads are so bad it’s almost comical ** seat pads on all 6 of the dining table chairs are so dirty and stained they should be replaced**Vent fans on the microwave and the downstairs bathroom ceiling fan have not been replaced since installation in closing———We don’t know who is actually in charge of all of these things but we left feeling bad that we left it cleaner than when we got there Hoping these comments help - we would love to come back Sincerely, The Ellis Clan

Helpful to have one person to contact for problems

The home was very roomy and nice. We had one issue that was resolved Immediately worked with the staff which was very friendly and accommodating.

Great location. On the river w/ a trail. Short (15-20min) walk to hot springs, sledding, shopping and great food (The Lost Cajun). Drive up to Wolf Creek is breathtaking. Great condo! Comfortable, clean and well stocked on essentials. Beds were very comfortable. Shower was hot! 3 balcony/patios. Plenty of room for everyone. Fantastic spot. We would/will stay here again. Bonus points, as we stayed over Christmas, (2) Christmas trees made it a 15/10.

Our stay was pleasant and accommodated our need for hiking and bringing our dog. However, stains mentioned in previous reviews remain on the stairway inside the condo as well as on the dining chair cushions. The sofa cushions sunk into the sofa making it uncomfortable. For downstairs guests there is one small mirror in the bathroom. An additional mirror in each bedroom would be an easy upgrade and make getting ready much easier. Also, there were three parties involved once we made the reservation. This caused confusion for communication purposes.

This property would be a lovely property if the owners and management company made the necessary repairs and maintenance. The back is so overgrown that you can barely see the river. The description was not accurate nor were the pictures. The outside has not been maintained at all and is extremely dirty and has cobwebs all over it. The built-in microwave did not work (although there was another microwave) and the dishwasher was broken. There were several stains on the carpet and the transition strips from the kitchen and the top of the stairs were broken. Please read the description and view the pictures carefully! The fact that there was only a portable ac unit in the living room in 90 degree temperatures made it extremely uncomfortable. The description should note NO AC prior to the second to the last line. Last, but not least, we were not told about the construction across the street from the condo. Three houses are in the process of being built and the noise (because we had to keep the windows and doors open due to no AC) was hard to deal with during the work day. The owners of this property need to visit it once in a while to assess what needs to be done and advise the management company to do something other than send text messages. We will not be back.

Beware of this property. Please take pictures of every part of the house. Stains on the carpet that were already there when I arrived were blamed on me and deposit was being held.

We love Pagosa and LOVE staying by the river. Makes for great early mornings and evenings on the patio. We walked 1 mile each morning for coffee at Rooted (downtown) and saw deer every time. Tubed the river and exited right by the house. Great home. A couple of neighbors complained about their units being warm but this one had a portable AC that kept the home cool during the heat of the day. Only thing we didn't exp[ect was that there was a unit above us. Our last night a new family came in and those kiddos were excited and running. Not a deal breaker unless you are a super light sleeper. Master, living, dining, kitchen is also upstairs. Management company however was amazing. Very responsive! Will totally be coming back.
