Very welcoming hosts, great breakfast choices and nice extras such as chocolates and large bottle of water in room. Great value and excellent location.

We had a room on the top floor and the bathroom was very tiny, ok for a couple of nights but you would want to choose a bigger room if staying longer.

Great location, amazing breakfasts, lovely room, Richard and Simon have literally thought of everything and all bases are covered with the facilities and provisions. Great hosts for the second time and will be returning again next year.

I can not recommend Brightonwave highly enough. From booking this wonderful gem the communication was faultless. Richard and Simon are so welcoming and professional and nothing seems to be a bother. The rooms are a lovely size and come very well equipped. The location is very close to the pier and I will most definitely be back to stay here. Thank you both for a wonderful stay

Located minutes from the pier and the town centre, the hotel was everything one could wish for. Beautiful room, excellent food, wonderful hosts and attention to home comfort details.

Bathroom sink was the size of my hand or maybe a little larger, so I kept dropping water on the floor, but that wasn’t an issue so much to make me not stay there again! I really liked this place. I still don’t like being treated differently because I’m a solo traveler and I was. Oh, you’re alone? Please go sit in the corner then. Some of us solo travelers would prefer not to travel alone all the time, but we have to and we don’t want to be reminded of the fact that we are the only ones without someone else.

we chose a small double which would be fine for a short stay but not a longer holiday, limited storage and a bit of a squeeze. Our room was very warm, if we opened the window overnight the seagulls woke us, however a fan was provided as standard which we used and solved the problem. The stairs are narrow with several floors but no lift.

Owners very friendly and helpful. Breakfast was very good quality and room excellent. Very well located for The Lanes and beach. Can not fault the accommodation and would recommend. Would definitely stay here again when visiting Brighton.

Only negative is there is no parking (which is very common in Brighton) so we paid for a parking space via another website. When we checked in, the owner did mention he had a parking voucher but we did not realize this until it was too late and not sure what the voucher entitled you to, I presume money off parking in a local car park.

Tastefully decorated, friendly welcome, excellent breakfast. The house throughout is clean and tidy. The location is ideal for what Brighton has to offer. I would definitely recommend this hotel.
